Color can both attract and repel. It can also serve as a creative way to add energy and interest into your home. Afraid to use color? Well, you are not alone. There is a bit of an art to using color properly in a space, but the good news is it’s OK to experiment. Here are Design Recipes’ tips for using color: 1. Consider an accent wall. Paint is one of the least expensive ways to infuse color into your space. 2. Use toss pillows. Toss pillows not only help to add color to a space, but texture as well. Toss pillows are also portable design, allowing
you to move color from room to room as you desire. 3. Purchase colorful accessories such as table lamps. There are so many interesting ways to incorporate both an interesting color and design into a space, and lighting is one functional way. 4. Try greenery. 5. Be bold with bedding. Bedding, especially in a children’s room, can add a dynamic element. 6. Use area rugs. Area rugs are an ideal way to corporate color into a space. Many designers choose area rugs either first for color or graphic inspiration or last to help tie a room together. 7. Use a technique called
color mapping. Color mapping is a technique in which the same or similar color is repeated or “mapped” throughout a room. 8. Consider vignettes. Vignettes or groupings are a wonderful way to group similar colors or elements together to make a powerful statement. 9. Tell a story with color. Have a reapeated color scheme throughout your home. The ideal color scheme consists of at least three colors. 10. Don’t be afraid to add pops of color throughout a room. Accents from accessories, books, even florals can help spread color through a space.

Worried homebuyer wonders what’s best: ‘Fraud alert’ or ‘credit freeze’ There are several ways for consumers to protect themselves from identity thieves, but potential homebuyers have some extra concerns. DEAR MR. MYERS: I am planning to buy my first home this spring, but I recently learned that my credit file was among those that were hacked in the attack on Equifax’s computer system last year. I ordered a copy of my credit report last week and there was no suspicious activity on it, but I want to keep that information away from identity thieves because I expect to be filing a mortgage-loan application soon. What’s the best way to do this? ANSWER: Most credit experts say that the attack on Equifax’s computer files in 2017 was the largest in history. From mid-May through July, the company admits, the files of as many as 143 million people about half of the nation’s population - were breached by computer-hacking thieves. Information that was stolen included Social
About Real Estate DAVID MYERS Security numbers, birthdates, home addresses and, in some cases, driver’s license and credit card numbers. You already have taken the first two steps to protect your credit history by calling Equifax’s special telephone hotline (866-4477559) to see if your credit file was compromised and then to order a free copy of your credit report. Federal law allows all consumers to get a free copy of their report from each of the nation’s three big credit bureaus every 12 months by visiting the government-approved website annualcreditreport. com or by calling
the agency at 877322-8228. Now, your next step is to decide whether to place either a “fraud alert” or a full-blown “credit freeze” on your credit file. There are some key differences between the two. A fraud alert is a temporary, 90-day notation that the credit bureau will place on your file. It’s basically a “red flag” for any potential creditor that accesses your credit report, warning that you believe you are a potential victim of identity theft. The bureau will then take some extra steps, such as calling you or writing to you to validate

your identity before approving a loan or opening any other type of new account. A credit freeze, sometimes called a “security freeze” or “file freeze,” can give you more protection. That’s because it completely blocks a mortgage lender or other potential creditor from reviewing your credit file. Though filing a credit freeze may give you more protection today, it can cause problems later. For example, if you freeze your credit file now, you will then have to “unfreeze” it when you apply for a mortgage or other credit later. It may take a few days to thaw it, which could
delay the application process and, perhaps, even void the purchase of a home or add financial penalties if you can’t arrange the needed financing before the date that the sale is set to close. It sometimes costs $10 or more to un-freeze a credit file. That doesn’t seem like much, but it adds up if you choose to freeze your account to protect against identity thieves, thaw it each time you apply for a new loan or other credit, and then put your file back on ice until it’s needed to be accessed again. *** REAL ESTATE TRIVIA: A new

survey by the National Association of Realtors finds that 51 percent of all renters expect an increase in their monthly housing payments this year. About 42 percent said that they will re-sign their lease, while only 15 percent said they “would consider purchasing a home. *** DEAR MR. MYERS: My husband and I love those hilarious television commercials for Farmers Insurance, like the one where the dogs flood a home while the owners are away, and the one when a
moose gets tangled in a swing set and then trashes a nearby motor home. But are they based on actual events? ANSWER: Yes, says a Farmers marketing executive, though the TV spots are embellished a bit to make the stories more entertaining. The two ads that you mentioned are part of a long-running marketing campaign known as the “Farmers Hall of Claims.” You can find all the ads, as well as background on each claim and entertaining interviews with the agents who handled them, at www. farmers.com/ hallof-claims.

These protections already exist, according to Ellman: Federal and state unfair and deceptive trade practice laws that make it illegal for marketers to “lie, cheat or steal” or charge usurious interest rates. Consumers who feel misled by marketers using trigger leads can file complaints with their state attorney general or the Consumer Financial

Brokers, last week began pushing a campaign on Capitol Hill for an outright ban. John G. Stevens, president of the association, which represents mid-size and small mortgage companies, told me that trigger leads sold by the national credit bureaus inevitably “expose borrowers to identity theft,” disrupt ongoing mortgage transactions, and open the door to a wide range of “unscrupulous” comeons. Consumers “don’t know who they’re really talking to,” said Stevens. “They don’t know whether to believe” what the caller is offering them, and they frequently are misled. Meridian Home Mortgage Corp., a Maryland lender, recently posted a recording of a voicemail that it says was an actual trigger lead call to a borrower that illustrates the problem. The caller “misrepresents who he is, where he is calling from and even the purpose of the call,” Meridian said. He identifies himself as “an underwriter” rather than a

Ellman, senior vice president for public policy and legal affairs for the Consumer Data Industry Association, which represents the credit bureaus, told me that “mortgage trigger leads are a valuable tool” that can help “consumers save money,” especially those “who might not be as savvy a shopper” as others. WASHINGTON – You’ve probably never heard of a “mortgage trigger lead.” But as a consumer, you might be shocked to learn that in an era of massive data breaches and hacks – witness the Equifax debacle – they even exist. So what’s a trigger lead? When you apply for a home mortgage or a preapproval, the loan officer pulls your credit from the national credit bureaus. One or more of the bureaus then convert the fact that you are shopping for a mortgage into a commercial product – a trigger lead – for immediate sale to competing lenders. This allows those competitors to contact you and solicit your business before you get locked into the lender to whom you’ve applied. Trigger leads are created and sold super fast – often within 24 hours of your loan application. Out of the blue, your phone might ring and suddenly you’re the target of a new pitch from a competitor offering a deal that may be real, deceptive or no better than the one you’ve already been quoted. Enough of these lead-driven offers are deceptive that an industry group, the National Association of Mortgage

The designers at Massucco Warner Miller also suggest paying special attention to the headboard: “There’s no reason for boxy beige headboards. Do an offbeat fabric on your headboard, or choose an unusual shape.” The headboard covers such an important portion of the space and should be treated as such. “If an off-theshelf headboard has uninspiring fabric options, have it recovered just like you would a chair – and don’t hold back with color!”

Zwickl are also careful not to use too many bright colors in a bedroom. “We like to use calm, natural colors to keep the space serene and timeless. To add a sheen texture that is not overpowering, we suggest a natural grass cloth.” Warm, light neutrals work beautifully in the bedroom, and a variation in textures helps the space feel softer and more inviting.
