ership. Here are three reasons to consider. 1. Over the long term, real estate will most likely appreciate. Your home’s appreciation (value) will go up and down through the years, just like the economy, but generally, home values go up over time. With that said, like any investment, there is no surefire guarantee. Oklahoma’s residential real estate market has been steadily increasing by about 2.5 percent annually. So for example, if you purchase a $200,000 home today, it should be worth $5,000 more this time next year, at 2.5 percent appreciation. After five, seven or ten

years, at this rate, your home’s value will be worth significantly more than the price you purchased it. 2. Your monthly mortgage payment may be much lower than the price to rent your home. The average rent in central Oklahoma is typically 1 percent of the property value, which is typically higher than a mortgage payment on the same home. For example, I own property near UCO, a home with an approximate value of $150,000. I receive a monthly rent from my tenants of $1,500. Three doors down is a home currently for sale at a price of $147,000. Purchasing this home with an FHA

loan*, the monthly payment would approximately be about $961, with principle and interest, taxes, mortgage insurance, home owners insurance included. There are different areas and neighborhoods that might be slightly more or less than the 1 percent rule, but as you can see there typically is a spread in favor of owning. Of course you need to consider the added responsibilities of homeownership, maintenance, insurance, taxes, etc., but owning a home may help you build equity (interest), plus if you decide to sell, you may earn a profit. carry mortgage insurance (PMI), that’s deductible too. This can significantly reduce your tax burden or increase your return when filed. To claim this interest, you will have to itemize your deductions instead of claiming a standard deduction, meaning you’ll need to use the 1040 “long form” which includes the schedule A. Be sure to talk with your financial or tax advisor to see if you meet the requirements for a tax deduction.

Ways to deal with spring rose care For many Oklahoma gardeners, springtime means roses! While roses typically have the reputation of being finicky and hard to maintain, this does not have to be the case. With attention given to proper variety selection and site preparation, roses can be a fine garden plant when given a reasonable amount of care. Following are a few spring care tips for established plants gleaned from OSU Fact Sheet HLA-6403 Roses in Oklahoma. Contact the Payne County Extension office if you would like a copy of this resource. Pruning is regular part of rose care. The timing and level of pruning is somewhat dependent on the type of roses you are growing. For hybrid teas, an aggressive spring pruning this time of year is important. Begin by removing all canes that appear unhealthy. Continue pruning by removing additional canes to open up the canopy so adequate light and air can reach all parts of the plant. though the roses will eventually succumb to the disease, it might not be worthwhile to remove the entire plant. Symptoms include an excessive number of thorns, contorted shape and form of leaves, and more red color that usual. Remember, many roses express red color with new leaves; look for the

other issues as well before thinking you have the disease. Rose rosette virus is transmitted by a microscopic mite that can easily move from plant to plant via your gloves or pruning equipment. Carefully place a plastic bag over the afflicted area and prune it out, cutting well below the first signs of obvious

Decorating a child’s room is so much fun. Here you find the freedom to play with whimsical themes and colors, and create an imaginative space that your child will be happy to call his or her own.
