Condo prices rise as number of new developments shrinks The drop in construction of new condominium projects is no cause for alarm, and could push prices for existing condos even higher. DEAR MR. MYERS: My job requires that I travel around the country a lot. Just a few years ago, nearly every big city that I visited was filled with construction cranes to build new condominium projects. Now, most of them are gone. Is the condo market dead? ANSWER: No, not by a long shot. In its most recent report, economists at the National Association of Realtors say that the median sales price of a U.S. condo in January of this year was $231,600. That was up 7.1 percent from a year earlier. The median price of a single-family home rose a smaller 5.7 percent, to $241,700. Several factors, though, have caused a slowdown in new condo construction. For starters, it’s easier for builders to get bank financing for apartment projects because they create steady monthly cash flow. Condos, conversely, are a “one-shot” deal: If they don’t sell quickly, the builder might not be able

The potting soil will act like a wick to gradually draw water up through the drain holes into the root ball. WASHINGTON – A key policy change by mortgage giant Fannie Mae that offered homeownership to thousands of new buyers – many of them minorities – could face significant cutbacks. The reason: Private mortgage insurers are re-thinking their decisions to participate. The change, which took effect last July, allowed borrowers with debt-to-income (DTI) ratios as high as 50 percent to obtain low down payment mortgages. Homeownership advocates generally welcomed the move, arguing that it could open the marketplace to credit-worthy families who simply carry high debt loads. A study by the Urban Institute predicted it could stimulate 95,000 new home purchases a year nationwide, especially among Latinos and African-Americans, who have higher DTIs on average than other buyers. Debt-to-income is a crucial factor in mortgage underwriting and is one of the biggest reasons for application rejections. It measures borrowers’ recurring monthly debts – credit card bills, auto loan payments, rent, etc.– against their gross monthly income.
