Blackberries for the home garden If calls to our office are any indication, there is a growing interest in our area to add berry production to home gardens. As garden centers are busy stocking their shelves with new plants, this is a good time to discuss some basic guidelines for a successful berry planting. Blackberries, raspberries, and blueberries are often talked about as if they were one and the same-they are not. The cultural requirements and weather adaptations are very different for these three species. Raspberries do not like our summer heat and are only marginally successful in this area. They must have some afternoon shade to stand a chance. Blueberries also struggle with Oklahoma heat. In addition, blueberries have some specific soil requirements that make them a bit more challenging to grow. If you are growing one of these fruits for the first time, do yourself a favor and begin with blackberries. If you are ready for a greater garden challenge, we’ll talk about blueberries next week. Begin by choosing varieties that have proven themselves in our climate. Ar-

Home Grown KEITH REED kansas plant breeders have developed several plants that work well including Choctaw, Cheyenne, Cherokee, Arapaho, Shawnee, and Navaho. Of this group, Navahos have the distinction of being thornless. Each of these varieties vary in flavor, plant structure, and ripening dates so it is a good idea to study them in depth before deciding with plants to purchase. Blackberries prefer a lighter soil that has been improved with generous amounts of organic matter. If your garden soil could just as easily be used for manu-

facture of bricks, berries are not going to be healthy without significant soil modification. In most cases, a raised planting bed may be your best option. As far as a physical location, plants should ideally be located on a slightly north facing slope to aid in frost protection and to help protect from drying southwest winds. Mulching with 3-4 inches of an organic mulch such as pine bark or straw is important not only for improved water management and weed control; it can also reduce excessive suckering as roots are less likely to be injured as till-

age is reduced. The most important component of a successful blackberry patch is understanding the growth/fruiting characteristics of the plant and learning to prune accordingly. Blackberry bushes are long lived plants but the

individual canes only live for two years. Canes grow in the first year and produce fruit the second year. This is a key concept that must be fully understood if maximum production is desired. Details for understanding proper pruning are

beyond the scope of this article but can be found in OSU Fact Sheet HLA-6215 Blackberry and Raspberry Culture for the Home Garden. For more information of this or any other horticultural topic, you can contact Keith

Reed, the Horticulturist in the Payne County Extension office. Keith can be reached via email at keith.reed@okstate.edu, phone at 405-747-8320, or in person at the Payne County Extension office, located at 315 W. 6th in Stillwater.

from the room below and instead of touching the floor of the room above, they simply hang the insulation between the floor joists. This leaves a cavity where conditioned air can escape and be replaced with unconditioned air. The space between the floor and the ceiling below can be filled and compacted with a loose fill insulation. The most important part of the insulation in both the walls

and floors is the air sealing via air barriers at the insulation. If you want to use spray foam, it is an ideal product for reducing heat loss or gain and it also stops air flow, something conventional insulations do not do. Spray foam may cost up to 10 times that of conventional insulation, so most contractors use it only when requested by the homeowner.

One glaring drawback to FHA for some applicants: Unlike the private mortgage insurance that comes with

are new home buyers and they’ve chosen FHA financing over conventional bank or Fannie-Freddie alternatives. Like many young couples, they’re carrying a lot of student debt -- both have master’s degrees – and both now have well-paying jobs. “We entered the working world with major student debt and no assets to our name,” Bradley told me last week. Their jobs are “great,” he said, but “we don’t have 10 percent to 20 percent” to put down. Both he and Amy are frustrated that they pay a substantial amount every month in rent that does not contribute toward building equity or an investment nest egg. So “the faster we get into a home, the less money we throw away on rent.” They consulted with Steven R. Maizes, a vice president of mortgage lending for Guaranteed Rate, a large national retail mortgage banker, who walked them through the pros and cons of their alternatives. FHA turned out to be the answer. “The vast majority of these [millennial] buyers, in the absence of getting

The Trump administration may not be fond of FHA-insured mortgages – the president canceled a cut in fees for new loan applicants as one of his first official actions – but millennial home buyers apparently are big fans. A new analysis of loans closed during January found that 35 percent of millennials – those born between 1980 and 1999 – opted for Federal Housing Administration mortgages to finance their purchases, well above FHA’s overall market share of 21 percent. The analysis was conducted by mortgage technology company Ellie Mae, tapping into its massive database of lenders’ transactions across the country. Meanwhile FHA itself found that 82 percent of its home-purchase borrowers recently have been first timers. Why the strong attraction for FHA, especially at a time when competitors Fannie Mae and Freddie Mac have introduced new programs offering low down payments? Turns out it’s all about the total package of features for young buyers – not just the small cash outlays required up front. Twenty-eight yearold Bradley Barron and Amy Gina Kim, who is 30, both work for tech-related companies in the Los Angeles area. They

an extra hour of sunlight and, with the sun’s warmth, allowed them to sip an extra glass of lemonade and to put their heaters on 60 minutes later. Arizonans, though, didn’t like the idea. They complained that an extra hour of sunlight would just mean one more hour of the desert’s blistering heat, so they used their Constitutional right to reject the federally approved measure. Another Congressional bill that was introduced in 2015

to force Arizona to adhere to the daylight saving time rule was quickly withdrawn after citizens and lawmakers from the Grand Canyon State testified that it would raise their air-conditioning bills and worsen the nation’s energy crisis. Hawaii doesn’t observe DST either, largely because it’s relatively close to the Equator - the midpoint of the Earth where the sun and moon equally share their 24 hours of darkness and light, 365 days each year.

America’s growing population should continue boosting home sales and prices over the next 10 years, a respected economist says, but the forecast for rental properties is a bit cloudy. DEAR MR. MYERS: We were thinking about buying our first home in 2012, but we thought that prices would drop like they did in 2007. They did not, so we are still renting. When do you think that the “housing bubble” will burst, like it did 10 years ago? ANSWER: I don’t think that the real estate “bubble” will burst anytime soon. Average home prices have increased about 35 percent since you first started thinking about purchasing a house in 2012: If you were in the $200,000 price range then, you’re
