By David W. Myers Now’s the time to get caught up on some important maintenance chores that you might not have been able to do over the winter. DEAR MR. MYERS: Our concrete driveway has developed several cracks. Is there a way to fix this problem instead of spending a lot of money to rip all the concrete out and pour new cement? ANSWER: Yes. It’s easy to fill the cracks with the relatively inexpensive concrete fillers or silicone caulks sold at most homeimprovement or hardware stores. Perform the task on a sunny and dry day, let the material harden, powerwash the entire driveway and then seal it with an acrylic-based resin or similar coating. Filling your driveway’s cracks should be near the top of the list of your maintenance duties when spring begins on March 20. You also should check for loose or leaky gutters, because poor drainage can result in water flowing into a basement or crawlspace. Make sure that your downspouts drain away from the foundation and are free from leaves and other debris that may have been

gathering since last fall. Use a screwdriver or long nail to probe the frames around windows, doors and any other wood that’s exposed to Mother Nature. If the wood is soft or rotting, you’ll need to make repairs before the spring rain causes further damage. Stand outside of your home and, preferably using binoculars, check to see if any shingles or tiles were lost or damaged during winter storms. Consider hiring a professional roofer to make any needed repairs: While up there, the inspector will check the flashing around any vents, chimneys or skylights to make sure that they’re watertight, too. If you have a fireplace, check the chimney’s exterior for cracks or other damage. A chimney sweep should visit once a year, the National Fire Protection Association advises, to make sure that all of its components are clean and working properly. Also consider having your home’s heating and cooling systems serviced by a pro. An annual checkup will extend their lives and keep them operating at peak efficiency. Fortunately, you don’t need a professional to check your outdoor faucets for

freeze damage or leaks. Simply unscrew the hose, turn the water on, and put your thumb over each spigot’s opening. If the water keeps splashing, the pipes are likely working well. But if the modest amount of pressure you apply is enough to stop the flow, it may be an indication that there’s a leak that needs to be fixed. *** REAL ESTATE TRIVIA: With St. Patrick’s Day neigh, it’s worth noting that global real estate giant Knight Frank reports that home prices across Ireland jumped 15 percent last year -the fastest growth rate of any nation in the world. Prices in the U.S. were up about 6 percent. *** DEAR MR. MYERS: When our real estate agent informed us that our proposed purchase fell apart because the appraisal came in too low, he referred to its failure as “jumping the shark.” We asked him where that phrase came from, but he didn’t know. Do you? ANSWER: The colorful phrase originated in the entertainment business, but has slowly crept into the real estate industry

and other fields as well. The idiom was popularized by radio personality Jon Hein. It initially referred to an episode of the popular 1970s TV show “Happy Days,” when ultra-cool motorcyclist Fonzie (played by Henry Winkler) jumped over a shark on his water skis. The much-hyped event was supposed to boost the comedy’s flagging audience, but it flopped instead, and the series was later canceled. Realty agents now sometimes use “jumped the shark” to describe a deal that falls through for any number of reasons, from a low-ball appraisal to a buyer who develops cold feet. *** DEAR MR. MYERS: Is it true that unpaid traffic tickets will appear on your credit record and drive down your credit score? ANSWER: Until recently, yes. But under a deal reached earlier this month by the nation’s big three credit-reporting agencies and New York’s attorney general, the bureaus will no longer include tickets, fines or other debts that don’t arise from a formal contract or other agreement that the owner has signed.

Another key element of the pact requires the three bureaus -- Equifax, Experian and TransUnion -- to streamline their dispute-resolution process for consumers who can prove that they were the victims of identity theft or fraud. Q: We live in a small home with very limited storage. We have a garage but can never get the car inside because of all the junk we have in there. We don’t have the yard area for a storage barn. I have been told that storage in the attic ruins whatever is put up there. Is this true? A: I am against attic storage unless the attic was designed for storage during the construction of the home or garage. I am also against storage in a crawl space unless it has a concrete floor and a dehumidifier. There are very few household items that can withstand the heat generated in a typical insulated attic. There are other problems associated with attic storage such as the insulation being crushed and no longer protecting the home against the heating and cooling cycles in the attic or the wiring could be covered and overheat which could cause an attic fire. Then there are those who store heavy boxes on the exposed ceilings in between the ceiling joists. Yes, the ceilings can cave

in. If you have to store items in an attic, set the items on top of the ceiling joists. If the attic is in a garage and the roof is a manufactured truss, the truss is normally designed for the weight of the roofing only and storing items on the few ceiling joists in the garage can cause structural damage. How to gain storage in a limited space? Hanging wire baskets attached to the walls of the garage and off the floor will gain extra storage space. The baskets or even wooden shelves can be located above the overhead door and above the exit door, attached to the walls. Make sure there is room for the doors to open and close without restrictions. If you have a single-car garage that has roof trusses, you can add heavier single piece ceiling joists to provide added storage. The joists must span from one outside wall to the other without bending (deflection). For a two-car garage, the added ceiling joists will require a center support beam and most likely one or more support posts. The ideas are to store your possessions off the floor and out of your way and maybe you can find room for a car.

If you’ve ever seen a horse graze a mowed lawn, you’ll see another reason deep roots are important. A horse can’t crop lawn grass because the roots are so shallow the whole plant comes up with every bite. Deeprooted plants can be grazed by any kind of livestock because roots are strong and deep. This leaves the root crowns secure and fully intact, recovering more quickly with greater resistance to trampling by hard, sharp-edged hoofs.

Early spring is the time to start your pasture. For seed to germinate, it needs to be sown on rough ground so rain doesn’t wash it away. Rent a small tractor with a tilling attachment or hire a local tractor guy to lightly turn the soil throughout your property. Then watch the weather for prediction of heavy spring rain. Sow your newly turned ground the day before so the rainfall washes it into the nooks and crannies of turned soil quick cover and rapid germination. You can buy a fertilizer spreader that flings seed 20 feet in every direction for more even widespread distribution. Some agricultural supply stores loan them

As mentioned last week, Rose Rosette is a major viral disease for roses in Oklahoma. And thanks in large part to the popularity of the Knock Out line of roses, this disease is now something many gardeners in Payne County are having to deal with. The Knock Out roses are great plants, but like all things, they are best when used in moderation. When they first arrived in the trade several years ago, the Knock Outs were promoted as disease resistant and hardy in our area. And indeed, they were….for a while. As we’ve overplanted them, rose rosette has moved into this species of plant with a vengeance. You think we would have learned this lesson by now. Sigh. The recommendations, as noted in OSU Fact Sheet EP7329 Rose Rosette Disease, have generally been to remove all roses afflicted with this disease AND all roses growing in close proximity-close enough that their roots would intertwine. Note: This Fact Sheet has excellent photographs of the disease if you are not familiar with it. I suspect these recommendations will continue to hold and that the long

KEITH REED term prognosis for roses stricken by rose rosette is not good in that the plants will eventually fail. However, recent research suggests complete removal might not be necessary, at least in the short term. It is looking more like the virus is transmitted ONLY by mites and not by plant-to-plant contact as would be the case if the roots were growing together. Before we talk about care options, we need to talk a bit about the vector (carrier) for this disease, the eriophyid mite. This mite is microscopic and can EASILY be transmitted by stem to stem contact, human (or animal) to plant contact, tool to plant, or even wind. We do not have any effective chemical control options for this mite. And before you askno, spraying insecticides “just in case” will NOT help. In fact, this could actually cause the mite build-up to become worse by killing off

any beneficial insects that might be feeding on the mites. I suggest cutting off affected areas of roses at least 6” or more below the lowest signs of damage and VERY CAREFULLY removing the damaged part of the plant. Try not to transfer the mites to healthy roses with careless handling. I suggest going straight to a trash container with each piece as it is removed. Remember, your gloves, sleeves and tools may now have mites on them so don’t work on healthy roses until you’ve cleaned everything up properly. Watch the plants carefully for signs of further infections and be very proactive with further pruning if you see new symptoms. If the plant continues to fail, you’ve done the very best that you can do. Lastly, if you do have to remove a complete plant, I think it is a good idea to err on the side of caution and plant something besides a rose in its place.

The conversion would involve running 30 to 50 feet of gas line. –Thomas M., Cincinnati Dear Thomas: I imagine winter’s chill has you warming to the idea of a fireplace that’s easy to use and maintain. That’s why so many people seem to prefer gas fireplaces these days. However, a specific price for converting yours depends on many factors, with a possible cost range of $500 to $5,500. What you’ll pay depends primarily on the type of gas fireplace you choose. Start with chimney inspection But first things first. It’s important to be certain your chimney is clean and fully functional. A professional chimney sweep will charge about $100 to $150 for an inspection and can tell you whether your chimney will accommodate a gas unit. You’ll also need to hire someone to

extend your home’s existing gas line to the fireplace. Many fireplace service companies attain the proper licensing to do gas line work, and plumbers and HVAC technicians are often also qualified. If your home doesn’t have a natural gas connection, and service is available where you live, expect to pay $200 to $1,000 for a connection, depending on the level of complication required. Choose a gas fireplace option Next, decide what kind of gas fireplace you want. When converting from a woodburning unit, you have three options: • a gas insert • vented gas logs • vent-free gas logs To choose, consider how you expect to use your fireplace. At an excavation site in Kentucky, beans found in old Indian dump site were dated to 1,000 years old. These were cut-short beans, one of the dominant types grown by farmers in the Southern Appalachians. These families descend from former supporters of King George III who found themselves on the wrong side after the Revolutionary War. They could either return to Britain or move west into the Appalachian region to start over where nobody knew their history. There they adopted the beans grown by local Native Americans, which became the genesis of strains still cultivated by

these same families today. Beans are the primary subject of a most amazing garden book from Ohio University Press that is the ideal blend of human culture and horticulture. “Saving Seeds, Preserving Taste” by Bill Best focuses on farmers in the hills and hollows of Appalachia who saved their own seed for centuries. In this simple paperback I’ve learned more about beans and their evolution at the hands of American farmers than anything else I’ve read over the past 35 years. What really caught my attention was the most important way contemporary beans differ from these older Appalachian strains grown in isolation at each
