Homeowners, new buyers should double-check insurance coverage Some insurers don’t give a good explanation of what is covered if a homeowner’s property is later damaged or destroyed. DEAR MR. MYERS: We received a letter from the company that provides our homeowners insurance policy, urging us to upgrade our current “actual cash value” coverage to something called “replacement cost” coverage. The letter doesn’t make much sense, and our insurance broker hasn’t returned the three calls that we have made to ask him to explain the difference. Can you? ANSWER: Sure. But first, you should seriously consider looking for a new agent. If he or she won’t return repeated telephone calls to answer a basic insurance question about the policy you already pay for, the agent may be even less helpful if you ever must file a claim. Understanding the home-insurance coverage that you have can be difficult. Too many agents and brokers don’t do a good job of explaining it. I’m devoting this

About Real Estate DAVID MYERS entire column to addressing some common concerns that many readers have, whether they have owned their home for several years or are planning to buy their first one during the peak home-buying season that begins in the spring. The actual cash value coverage that you currently have will take your property’s pre-loss condition into consideration if you ever must file a claim. To illustrate, let’s say that your kitchen sink overflows and ruins the carpet that you bought four years ago for the adjacent dining room. The insurer would calculate the cost of replacing the damaged carpet with a new one, subtract an amount that’s equal to four years of normal wear-and-tear to the old one, and then give you a check for the difference after also subtracting any deductible that you might owe.

Now, let’s say that you had a more comprehensive (but more expensive) replacement cost policy or a similar replacement cost endorsement. The insurer would pay to repair or replace the carpet, without subtracting a depreciation deduction for the four years of previous wear and tear. There are two even more comprehensive – and again, more expensive – types of policies that are especially worth considering if you want to protect against the total loss of your home due to fire, high winds or a few other types of perils. Extended replacement cost coverage will pay you a preset amount over and above your current policy limits, usually 20 or 25 percent, if the current limits aren’t high enough to completely repair or reconstruct your home after a covered loss. And then there’s what

some experts call the “Rolls-Royce” of homeowners insurance policies. Known as guaranteed replacement cost coverage, it typically pays for the entire reasonable cost of both rebuilding and refurnishing your house, regardless of your policy’s limits. Yet, even a RollsRoyce homeowners insurance policy won’t always cover everything. That’s why one of the fastest-growing types of supplemental homeowners coverage involves a building code endorsement that can be added to an owner’s new or existing policy.

Why? Because local building codes are always changing. Even if you purchased a home that was built just five or 10 years ago, there’s a good chance that those codes have since been heightened to include required upgrades to roofing, plumbing, electrical systems or the like if the home must be reconstructed or simply remodeled. Even if a top-ofthe-line guaranteed replacement cost policy doesn’t cover those legally required upgrades, a building code endorsement should. Remember, too,

that you might need additional types of insurance even if you have the fanciest of policies. Although the most basic and inexpensive policies usually will cover damage caused by fire, high winds or even riots, they will not pay for damages caused by many natural hazards that have a long history of striking areas. For example, if you live in California or another earthquake-prone state, you would have to pay even more for an additional policy that would provide coverage for quake-related

damages. Ditto for the millions of other Americans who live in an area that is prone to floods: They must buy flood insurance from the federally backed National Flood Insurance Program (www.floodsmart. gov) or the few private-sector insurers that are beginning to offer them. Bankers won’t approve a loan in flood areas unless a flood policy is in place. More issues are involved if, say, you have a pricey new TV or expensive jewelry. Talk to your agent for help with all your insurance issues.

Last week we talked about favorite tomatoes for Payne County. We need to make one correction to the list. Juliet should have been listed as an indeterminate variety. Thanks to an observant Master Gardener for that correction! This week we feature some fruit cultivars that have proven to do well, or at least better than average, in our area. We are always looking for success stories from adventurous gardeners. If you have suggestions for this list (based on personal experience), we would love to hear about it. Apple. It’s subliminal, since style makers decide how gardens should conform to the current trends, even though they may not understand you or your personal preferences at all. What’s concerning is that these designers are not necessarily trained in plants, but in spatial design, interiors and environmental mitigation. The result is an over-emphasis on hardscape leaving flowers, the most powerful tools for enhancing lives, low on the priority list. Flowers embody the very essence of life as pure reproductive structures. This lends a hint of sexuality to flowers that so inspired O’Keeffe to paint them so close up. She understood these links of flow-

ers to females, the age-old eye candy we all know and love. I wrote the “Colorful Dry Garden: Over 100 Flowers and Vibrant Plants for Drought, Desert and Dry Times” ($22.95, Sasquatch Books) so everyone can enjoy flowers whether it rains or not. It’s a celebration of blossoms in the droughty arid garden. It’s my own designer’s palette of the plants I know, love and depend on over 40 years in horticulture. Let’s rediscover the cottage garden, flower border and island plantings sacrificed to drought. There’s a place for whimsy, lots of pink and fresh cut flowers. Forget global issues and concentrate on what you can control like your own yard, your space, your life and your idea of beauty. WASHINGTON – It’s one of the weirder documented facts about home buying in America: Surprising numbers of consumers don’t bother to shop for mortgage money, even though they could save tens of thousands of dollars through lower interest payments by doing so. People search incessantly online to find the best deals on hotel rooms, kitchen appliances, furniture, clothing and tons of other stuff. Or they drive out of their way for the lowest gas station price per gallon. But for some reason, many go limp when it’s time to make a really high dollar purchase – getting a mortgage to purchase a house, often the biggest expenditure of their lives. Maybe they’re shell-shocked from the home search process. Maybe they assume that lenders quote roughly the same rates and fees, so why bother? Maybe their real estate agents whispered in their ears that their brokerage enjoys a special relationship with a particular lender – in fact, they’re partners, sharing profits generated from home buyer clients – and will give them the best deal around, guar-
