Pecan grafting season upon us Pecans are an important Oklahoma crop. Annual production can vary widely depending on the year but we typically rank in the top six or seven states in the country in total pecan production. It is interesting to note that even though our total production is high, we are a bit of an outlier when compared to other pecan producing states in that the majority of our nuts come from native pecans, not improved varieties as is the norm. Improved pecan trees are produced by grafting a desirable variety on to the rootstock of a native pecan. Simply planting an improved nut, such as Pawnee, will not guarantee the grower a Pawnee producing tree. Attempting to successfully graft a tree can be a bit intimidating. Almost every loan I originate, I am asked about interest rates and term options. When I start discussing these with my customers, I soon realize what they actually want to know is, “How do I save the most money?” To answer this question, we need to start with the basics of lending. There is a cost to borrow money. Saving money then is a matter of arranging your finance options and home price to help you spend less money over the life of your loan. Stretching your money over a 30year term may offer a lower monthly payment, but may cost you more in interest fees than if you chose to finance for 15 years with a higher monthly payment, but generally lower interest rate. Before you choose, ask yourself: Can I afford the

Listen to how Jerry Howard, CEO of the National Association of Home Builders put it to me in an interview: “From the inception of the tax code, our public policy has been consistently in favor of incenting people to buy homes.” To water down that benefit now by eliminating the tax incentive to purchase and own a home for most taxpayers, he believes, would be a social and economic mistake. In a recent presentation on tax reform, Evan Liddiard, senior tax policy representative for the National Association of Realtors, said the blueprint would “nul-

lify the tax benefits of homeownership.” He offered a hypothetical example: A young couple in Utah with one child and a household income of $61,000 took out a mortgage of $163,000 two years ago. Currently they can deduct $7,160 in mortgage interest, $1,189 in local real estate taxes, $1,304 in mortgage insurance and $2,250 in other state and local taxes. Under the tax code today their net tax benefits of owning a home came to $1,185 in 2016. Under the blueprint that would drop to zero. Even taking the enlarged standard deduction, their 2016 tax liability would be $2,940, compared with $2,325 under current law. “The most plausible effect,” he said,

After roughly 25 years of writing this column, it’s still one of the most bizarre real estate tales that has ever been told: It was a balmy day in Fort Sumner, New Mexico, when homeowner Luciano Mares decided to burn some weeds in his backyard. Though the details of the subsequent events are a bit murky, Mares apparently retrieved a mouse he had caught with a glue trap inside his home and tossed the little critter - which was still trying to wiggle out of the trap into the fire outside. Heat from the blaze melted the glue, and the freed-but-burning rodent made a beeline back to the house. It shot through a window and, according to both Mares and the local fire chief, the entire home was ablaze about 90 seconds later. No one was hurt, but the house and everything in it was destroyed. Now we are expecting our first child, so we want to add another bedroom and bathroom. One contractor says he can do the work for about half of all the other bids we received, provided that we pay him upfront for the entire job, in cash. He has given us a written contract and even has said that he will have it notarized. Is this deal legitimate? ANSWER: I’d be wary of such a lowball bid, even if the contractor agreed to have his tongue notarized. Bids from professional remodeling firms rarely vary by more than 10 or 20 percent, assuming that the firm would use the same materials and get the proper building permits. An ultra-low bid often is a warning sign that the contractor might not

One of the most stressful parts of selling a home is ensuring it is presentable when listing it on the market. With spring here, Oklahoma Association of Realtors is recommending tips on getting any home in top shape for the housing market. According to a study by the National Association of Realtors, 96 percent of buyer’s agents say that staging has a favorable effect on some buyers’ view of the home. It is also found that a clean home makes a positive impression on appraisers. “There are many areas of a home that are forgotten in our daily lives,” said Pete Galbraith, OAR president. “Taking the time to invest in deep cleaning not only makes a home more appealing, it reduces the maintenance

repair costs down the road. There are numerous things sellers can do to make their home appealing this spring.” In addition to a regular cleaning routine, homeowners should take advantage of the following recommendations to make their home irresistible: – Clean top to bottom – While making a home sparkle can be time consuming, it is a necessary investment when selling a home. Bleaching grout, cleaning out the refrigerator and dusting every corner of the home can make a large difference in the overall look of a home. Even renting cleaning tools such as a pressure washer for exterior walls is a worthwhile investment. – Remove clutter and personal items – Buyers want to imagine their own photos on the wall
