Crapemyrtle pests and their cures Crapemyrtles are key plants for a colorful summer landscape in our part of the country. As marginally winter hardy plants, we never know for sure just how crapemyrtles will come back each spring until they have greened up. While we very rarely get winters that will completely kill the plant, we can get winter cold spells hard enough to cause them to die back to the ground on occasion. Winter die-back certainly doesn’t seem to have been an issue this year, which is not unexpected since we had only two very brief cold snaps last winter. It’s actually quite the opposite with early greenup a common site around the area. Early indications appear we are going to see some heavier-than-usual insect activity on some plants this year. Aphids are being seen in high numbers on crapemyrtles as well as a number of other spring landscape plants. Aphids are very small soft-bodied insects, usually but not always greenish in color, that accumulate in very high numbers on tender parts of plants. Aphids are considered sucking insects; they feed by piercing plant tissue and sucking the

Home Grown KEITH REED juices out. In small numbers, aphids are not a problem. Most plants can get along just fine with low to even moderate pressure. However, if the numbers get very high, aphids can cause damage in two ways. The first is direct damage as already mentioned, by sucking vital plant juices out, causing wilt and decline. The second point of damage occurs when aphids exude honeydew, a sticky substance high in sugars. Honeydew is a favorite host to a dark fungal growth that can coat the leaves, leading to additional plant decline. There are several ways to treat for aphids. In most cases, doing nothing is the best option as lady beetles and other beneficial insects will usually keep the problem under control. If you spot aphids and several lady beetles, do nothing. If the plants are wilting badly, and beneficials are absent, control may be warranted. There are many products

labeled for control so killing the insects is not a problem. The problem is aphids can quickly repopulate in very high numbers so it is important to keep a close eye on plants that are treated. Don’t assume the problem is solved. It is also important to realize that treating with an insecticide is also going to kill beneficial insects, and as these things go, the aphids will return quicker than the beneficials. Another insect to keep an eye out for is the crapemyrtle scale, a tiny insect that works much the same way as the aphid, with a couple of exceptions. Scale attacks the stems of the plants, not the leaves. And, scale is much more difficult to control once it gains a foothold. Crapemyrtle scale

is easily identified by the presence of very small cottony white spots. These white spots are actually the protective covering over the near-microscopic insect underneath. Crapemyrtle scale

is a new pest for us, and as of right now, there are not too many of them around. If you spot something you believe to be crapemyrtle scale, please contact me in the Extension office,

and I’ll be happy to discuss controlling this pest in detail. For more information on this or any other horticultural topic, you can contact Keith Reed, the Horticulturist in the Payne County Ex-

tension office. Keith can be reached via email at keith.reed@ okstate.edu, phone at 405-747-8320, or in person at the Payne County Extension office, located at 315 W. 6th in Stillwater.

Cash flow can make great real estate investment Retire with Rentals AUSTIN FRUECHTING are several reasons some investors fail to maximize their cash flow. Sometimes people choose a property just because they personally like it and think it has a “cool” factor. They make their selection because of an emotional attachment instead of based on the numbers. Other times they choose a property because they think there may be a high future value. They ignore its current state in speculation that they will receive a windfall if the market moves as they predict. One of the most common reason investors fail to maximize cash flow is bad math. They

don’t do enough research and dramatically under estimate the monthly

The three most important qualities and advantages of real estate investing are cash flow, cash flow, and cash flow. Cash flow is what makes real estate such an incredible investment to achieve financial freedom in a short time. It should be the primary evaluation criteria in selecting a rental property. In short, cash flow is the amount of money left each month after you pay all your expenses and your mortgage. It’s how much money gets added to your bank account over time. The goal of investing in rental properties is to generate consistent, positive cash flow. It seems like a simple concept: Select the investment property that provides the highest cash on cash return over time. But you would be surprised how many people get distracted and fail to do this. There

Cash-out refinancings on the rise, just like 2008 They’re either a valuable financial tool for homeowners or a harbinger of trouble on the horizon: Cashout refinancings, which were wildly popular during the housing boom years and contributed to the severity of the crash, are on the rise again. National mortgage investor Freddie Mac reports that 45 percent of all home loan refinancings in the final three months of last year involved cash-outs. That was the highest percentage since the end of 2008. Black Knight Financial Services, a mortgage& technology As s o c i a t e s R E A LT Y and analytics firm, says homeowners

negative indicator for the housing market’s health? Critics such as Connecticut-based real estate analyst Keith Jurow say the trend today is reminiscent of the tail end of the boom years – and a little worrisome. Though banks and other lenders may have more rigorous underwriting standards than they did during 2003-2008, he says, they may be “overconfident” about how long housing price inflation will continue and how much of an equity cushion borrowers should be required to maintain. If too many owners get overleveraged, as millions did during the housing boom, any significant market downturn could spell trouble.

“I consider this to be 2007” – near the end of a multiyear string of housing price increases, Jurow told me in an interview. “The euphoria is similar” – people assume that prices can only keep going up. Yet in the event of a financial market correction, which he sees as a distinct possibility, home price inflation could cease and the 15 percent or 20 percent equity levels that some banks rely on as the minimum required for cashouts “could disappear quickly,” as they did in 2008 and 2009. Jurow concedes the situation is not as ominous as it was

at the height of the boom, when more than 80 percent of all refinancings were cash-outs, but he sees hints of trouble brewing in a handful of micro markets such as luxury condominiums in New York, Miami and San Francisco, where prices are softening or declining. Bottom line for you: If you’ve got significant equity built up in your home and a good purpose for the money, consider a cash-out as an alternative to a floating rate home equity line of credit (HELOC.) But play it safe. Keep your equity cushion well above 20 percent.

Dear Dave, My wife and I are debt-free except for our home, and we’re on Baby Steps 4 and 5. Recently, we were asked to make a large donation to a charity we already support. We don’t have the full cash amount they asked for on hand, and after hearing that, they said we could make monthly installment payments until the donation amount was paid in full. We’re hesitant to do this because it seems a bit like debt to us. What do you think? – Ben Dear Ben, Well, it’s not debt. There would be no repercussions, other than guilt, if you couldn’t make the full donation. So, it’s not debt. To be honest though, I don’t engage in that kind of stuff when it comes to giving. My wife and I do all our giving through our family foundation. Sometimes we’ll do this giving in a couple of installments, but it’s not because we don’t have the money. It’s generally a situation where we’re walking with the charity or ministry throughout the year, and we’re observing and assessing the need. I’d be hesitant to give a gift when I don’t have the money. Most of the time, approaches like this fall

It’s OK to purchase a place to retire if your final paycheck is only a few months away, but it’s a different story if you don’t plan to move for several years. DEAR MR. MYERS: We live in the Midwest, but we plan to sell our home and move to Florida or Hawaii when we retire about five years from now. We know that home prices in both of those states are rising quickly, so we have been thinking about buying our future retirement home now (at today’s prices) and renting it out to tenants until we leave our respective jobs in 2022 or ‘23. What do you think of this idea? ANSWER: Buying your future retirement home now may seem tempting, but it’s an idea that also is fraught with risks. Sure, prices in many retirement “hot spots” are soaring today. But there’s no guarantee that they’ll keep climbing, especially over the next five or six years before you and your spouse expect to quit working. You would kick yourself if you bought the new house for top dollar now, only to find out that the historic riseand-fall cycle of real estate values found the property at the bottom spoke of the wheel when you’re finally ready to move.
