Could there be a leak in condo’s bathroom pipes? By C. Dwight Barnett Tribune News Service

Q: This is about a condo on a slab. I hear an occasional drip sound in our bathroom walls _ very occasional, sometimes prominent after using water. No evidence of leak. Could it be pipe expansion/contraction or a

leak? A: The pipe in the wall is most likely a vent pipe and does not contain water. The vent pipe extends above the roof and provides atmospheric pressure to the drains under the floors so the water from the sinks, tubs and toilets can flow to the sewer. There may be a horizontal vent pipe from the sink or

tub that attaches to the main vent which is usually just behind the toilet. This is a simple explanation of a venting system. There are situations where a different configuration should be installed. To answer your question, the dripping noise could be a leak in a horizontal portion of the venting system or condensation that forms

inside the vertical pipe that extends above the roof. When condensation builds up it can drip inside the horizontal pipe. In a condo, the vent pipes and drains may be shared inside the common wall with the neighboring apartment where there may be evidence of a leak. Talk to your condo association to see if other resi-

dents are experiencing similar problems. I would not rule out the possibility of a pipe or pipe fitting expanding when the bathroom is used. If the drip noise occurs when using hot water rather when using just cold water, that could be a clue pointing toward pipe expansion or cracking.

Suing neighbors who make an inordinate amount of noise should be the last resort to “quiet” the problem. DEAR MR. MYERS: Our new neighbors are the noisiest people we have ever met. If they’re not throwing loud parties and blasting their music, their kids are running around in the yard and screaming, or the husband is using loud power tools in his workshop late at night. We have talked to them about the problem a few times and even sent them a certified letter, but they have done nothing to “tone it down.” Can we sue them to get some peace and quiet? ANSWER: Suing a neighbor is a nasty proposition. After all, you’ll likely be living near them for several more months or even years, and a lawsuit can make everyone feel uncomfortable and even build more ill will. You did the right thing by discussing the problem with your neighbors before considering a lawsuit. Since those discussions and your letter didn’t bear fruit,

When Dan and I purchased our fixerupper on a little lake in Kansas City, Mo., we were drawn by the peaceful community and the serene views. And, the thought of turning this modest midcentury house into a cozy cottage, where we could live simply and grow old together, got my creative juices flowing big time. We knew the house would need a major renovation to transform it into the English country cottage in my mind. I’m not going to lie: It was a long, messy process. But it was worth every agonizing moment because now I’m home for good. THE DECOR My Atchison, Kan., home was very formal, and it called for more elegant decor. But the cottage was just the opposite. To be true to its spirit, the design needed to be simple and understated, a cozy cocoon that wrapped its arms around you. I wanted it to feel like an 80-year-old family home that had been cherished by multiple generations, the scene of lots of love and memories. One of the ways I gave our new home some cottage charm was using relaxed

fabrics in my decorating. To dress down my formal upholstered furniture, I recovered the pieces in ticking, one of my favorite fabrics. In the winter, I accent the furniture with pillows and throws in buffalo checks and tartan plaids. In the summer, I bring in lightweight cotton prints in reds and blues. While I kept many of the larger, dramatic pieces of artwork I cherished in my Atchison home, like the religious art Dan found years ago on a buying trip to Europe, I decided to cover the walls in the main living areas with simple artwork. For me, that includes lots of dishes and platters, hung on the walls or worked into tabletop dis-

plays. I have a weakness for charming platters and plates, especially antique French Limoges fish plates. THE BUILT-INS When we were working with our architect to redesign the house’s interior, I knew I wanted plenty of built-ins, including window seats. They just feel like an English novel come to live, with their beckoning view and tapestry of cozy cushions. I watch the sun come up on this little window seat in the dining room. We also included miles of bookcases for all of Dan’s books, as I blogged about last month. The only things we kept intact from the original house when we renovated were the stone fireplaces and

the exposed wood ceiling in the living room – I fell under their spell! I wanted the rooms to be light and warm, so we kept our hardwood floors light, adding just a drop of stain to the finish. THE KITCHEN Designing your kitchen is a big deal because there are so many decisions to make and it costs a lot, so you don’t want to ever have to redo it. Luckily I went into our reno project with several of the big decisions already make. I knew I wanted butcher block countertops. Why? They are modest and functional, and the more beat up they get, stained and marked with lines, the more beautiful they become.

Similarly, I knew I wanted a marble countertop someplace in the kitchen. The kitchen island seemed like the perfect spot for this timeless and elegant stone. Since the kitchen sink faces our little dining nook, and the rooms flow one into the other, the architect used the island to create a small visual barrier between the two rooms. Honestly, I wanted to hide the dirty dishes piled up around the sink! You don’t have to cook to make a mess in the kitchen, as I’ve learned. All those carryout boxes are an eyesore. I’m in love with subway tile and picked it for my

kitchen backsplash because it’s modest, sleek and timeless. I like how the tile, with its gray grout, gives my kitchen the feel of a 1920s bungalow. Whether you are renovating your home or adding little decorative touch-

then begin a regimen of alternating days of application of a high nitrogen source, such as a granular lawn starter food (29-0-4 in NitrogenPhosphorousPotassium, aka the NPK value) or dried blood (for those wishing to go organic) and deep watering. The internal temperature of the straw bale rises dramatically during this time, as the inside of the bale begins to compost and create a hospitable area for plant roots. • After a week, the bales are treated at half strength with the nitrogen source for three days. • One treatment with a balanced fertilizer (such as a 1010-10 product) comes next. Throughout the treatment period, the internal temperature of the bale rises dramatically to 120 degrees or more. • Water the bales

for another week. Check the internal temperature of the straw bales, using the same meat thermometer you use in the kitchen, but be sure to clean it afterward. When the internal temperature falls below 80 degrees, the bales are ready to plant. • Seedlings are planted directly into the bales by creating a divot in the top – insert the root ball of the plant and fill in with a good quality planting medium. It’s best to use a product labeled “soil less mix"; avoid those products simply labeled “garden soil,” as they don’t drain well and will crust over and prohibit germination of

small seeds. • For direct seeding, apply a 2-inch layer of the planting medium, water well and plant the seeds using recommended spacing. In my two years of bale use, I’ve found the best success with tomatoes, eggplant, peppers (two plants per bale, using seedlings), lettuce and greens, squash and cucumbers (direct seeded). Bush beans will do fine, but slugs bedeviled my initial efforts; a sprinkling of diatomaceous earth eliminated the problem. Bales also are great for direct seeding of beets, carrots and radishes, but be sure to keep them well watered early

on; the top planting medium layer is quite shallow and will dry out quickly on hot days. Use of a soaker hose is a very helpful solution to this potential issue. Both Irish and sweet potatoes are also very successful in straw bales, but be sure to start them early and keep them watered. As for care during the growing season, straw bales are similar to containers in that being elevated, they can dry out quite quickly in the midsummer heat. Frequent watering also leeches nutrients out of the bales and away from the roots of the plant. I water daily and feed weekly.

look. Here, we punched up this blue linen sofa with a strip of vibrant green trim fabric on the skirt. When selecting an upholstery fabric for your sofa, you want something you are going to love forever. If you hunger for a little excitement, but don’t want to risk using a bolder pattern on such a big piece of furniture, a spunky trim can do just the trick. FINISH DRAPES WITH PANACHE I just blogged about drapes, so I won’t camp here for long. But I had to include window coverings as one of the best spots to add an interesting trim. Isn’t it amazing how this perky green flange finishes these lovely floral drapes? Trimming drapes in a contrasting fabric is a great way to add another accent color to a room. Tip: If you purchase readymade drapes, give them a custom look by adding trim down the sides or on the bottom, maybe a Greek key tape or welt, or band of accent fabric. MAKE A STATEMENT WITH YOUR BEDDING Bedding just calls for beautiful

trims. And this bed scores a 10. Notice how the addition of the Greek key trim in orange gives this plain old white duvet loads of personality? Similarly, the solid orange spread underneath is rocking it with white piping. The pillows on the bed are each finished in a slightly different trim. Love! When you’re creating pillows, whether for your bed or a piece of furniture, get adventurous with your trim. I love to use a tape trim to outline the face of the pillow, placing it a few inches from the side seams of the pillow, so the tapes overlap at the corners. This lovely pillow sports one of my lifetime favorite trims: pompons! After all these years, my love light is still burning bright.

When I was a kid growing up in Atchison, Kan., one of my favorite things to do was to decorate my room. No surprise there, right? (My other favorite game was playing store _ I would take all the canned goods out of the pantry and set up shop.) Even then, I was into amazing trims, decorating exclamation points that add punch and panache to just about everything. I was pretty excited about the pompoms that edged my drapes and, of course, rickrack. We have been using the power of trims for years, adding them to all sorts of items to make interior spaces both personal and arresting. So I was thrilled when we went to the huge High Point fabric market this winter and saw so many fresh, fun takes on trims. Here are a few ways to use trims to transform your spaces: ZIP UP A PILLOW I laughed so hard when I saw this fun trim ribbon at market. I don’t know if you can read it from this snapshot I took on my phone,

but it says, “Don’t be like the rest of them, darling ....” Can anyone relate? Trims that make a statement like this one are great for pillows to accent a bed, or any other spot in your home where you want to make your thoughts known. I love them as gifts for grads! There are so many ways you can use trim to make a pillow truly unique focal point of a room. This shot shows off one of my favorite go-tos when I’m designing pillows for beds or furniture: a flange in a contrasting fabric. I adore a ruffled or straight flange, used alone or with a micro welt to bring in yet another color or pattern. MAKE UPHOLSTERED FURNITURE UNIQUE One of my favorite tricks is to add trim to the skirt of a sofa, chair or ottoman. This sofa sports a lattice trim around the base. Whether it’s a Greek key pattern, lattice or another of the sensational looks that are so hot right now, a bit of trim around a piece or two of furniture gives the entire room that custom-designed

The best time to prune most spring flowering shrubs is right after they have dropped their blooms. These plants flower from buds set last year, so pruning now (as needed to control growth or improve shape) insures that the plant has plenty of time to regrow and set buds fully for the following year. The forsythia is a great example of this principal. These landscape standbys can tend to get large and unruly late in the summer and we have a tendency to want to prune them back at that time. The plant tolerates this just fine but it will not bloom the following spring. Early to mid May should be the last time your tall fescue or other cool season lawn is fertilized until fall. Summer fertilization will only exacerbate disease and heat stress issues these grasses will soon face. On the other hand, now is the perfect time to make your first fertilizer application on your warm season turfgrasses such as bermuda and zoysia. As we talked about last week, guessing at what nutrients your landscape might need or making an
