Why do I like the saying enough to tattoo it on my forearm? I believe that acting boldly is precisely what has led to me being able to retire in under seven years. And I think it can help you do the same. But what does the mantra really mean? First let me start with what it does not mean. It does not mean fortune

ly. What I am advocating is boldly taking action predicated on an extremely solid foundation of knowledge and full, accurate analysis of the venture. There are two main keys to this approach. Knowledge and action. The first is a journey and one you should start right now. In the case of

real estate investing, you don’t need a special degree or expensive courses to become an expert. All the knowledge necessary can be attained through self-education. Knowledge is not the challenge. Many know the principles of investing and the logical benefits of passive income, but that’s where they stop. Indeed, it is not a lack of knowledge that holds most back. It is the next step – taking action – that is the stumbling block. And it is action that separates the bold from

the masses. My journey started with knowledge. I diligently read, seeking out resources to educate myself about what it would take to achieve my goals and how to properly analyze potential investment opportunities. Then, I used that knowledge to know when to act. I did not rush or force action. I waited until I found opportunities that met my criteria, then boldly acted – doing whatever it took to secure them. Sometimes, according to conventional wisdom, it may have seemed that the

timing was terrible. Sometimes I had just finished a project and would have to find creative ways to come up with the cash necessary for the down payment and remodel costs for the next investment. However, if it were truly the right opportunity, the timing did not matter. The world doesn’t care about what timing is best for you. You have to be prepared to act. Boldly taking action is what has separated me from others that have the same knowledge about real estate, about investment,

and about passive income in general. There’s nothing I’ve done that couldn’t have been done by anyone with the same knowledge. But, I’ve learned the difference is I was willing to trust my knowledge and boldly take action. Are you ready to do the same? Vegetable garden update post storm Well, one thing is for certain, drought discussion is off the table for a while! Of course, it is no surprise to you long time gardeners that the much needed rainfall doesn’t eliminate garden problems and issues, it just changes them. Here are some things to keep an eye on as we work through this cool, wet spell. After an unseasonably warm start, soil temperatures have flattened out and are now cooler than average. This means the growth on warm season crops like tomatoes, peppers, corn, green beans, etc. is going to be very slow for a while.

If you have already mulched, pulling it back from the plants a few inches can help warm the soil a bit. WASHINGTON – Here’s some good news for home buyers and owners burdened with costly student loan debts: Mortgage investor Fannie Mae has just made sweeping rule changes that should make it easier for you to purchase a first home or do a “cash-out” refinancing to pay off your student debt. Fannie’s new policies could be game changers for large numbers of consumers. Roughly 43 million Americans are carrying student debt – $1.4 trillion nationwide – according to industry estimates. These not only are a drag on borrowers’ ability to save money, but are a key reason why so many young, wouldbe home buyers remain renters – or are camped out in their parents’ homes. There are three big changes that Fannie has made that could affect you: • If you’re one of the 5 million-plus borrowers who participate in federal reduced-payment plans on your student loan, your actual monthly payments, as reported to the credit bureaus, will count toward your debtto-income (DTI) ratio calculations. If your payments were originally supposed to be $500 a month but you’ve had them reduced to $100 through an “income-based repay-
