A growing gender gap that gets little notice: home buying WASHINGTON – It’s the gender gap you don’t hear so much about: Single women are buying homes and condos at what may be more than twice the rate of single males, and the trend appears to be accelerating. Consider: • Single women accounted for 18 percent of all home purchases last year compared with just 7 percent by single males, according to survey data from the National Association of Realtors. This makes single women the second largest segment in the entire home-purchase marketplace, behind married couples. • Citing data from the most recent U.S. Census Current Population Survey, which covered 60,000 households, Ralph McLaughlin, chief economist for consulting firm Veritas Urbis Economics LLC, found that the share of home purchases by single women in 2017 – including never-married individuals, widows and divorcees – hit 22.8 percent, the highest on record. The gap between single females and single men was not as dramatic as in the Realtor study, however. • Home builders have picked up on the trend and

Pat McKee, president of McKee Homes, a builder active in four North Carolina markets, has found that in some of the company’s developments, significant percentages of the homes – upward of 50 percent in one case – were purchased by single women in their 30s, 40s and older, so this is not just a phenomenon limited to younger singles. Many of these buyers, he told me, “are tired of living in apartments and now feel confident enough to buy a new home.” • Single female purchasers tend to be more likely to see buying a home as an investment, according to Jessica Lautz, director of

demographic and behavioral insights for the National Association of Realtors. Single women pay slightly more on their purchase on average than single men – $185,000 compared with $175,000 – and are more likely to have children under 18 in their households. • Rising rents appear to be a hotter button for single women than for men. In a recent tracking study conducted by research and publishing firm Builders Digital Experience, 23 percent of single women cited rising rents as a “trigger” motivation behind a home purchase, well above the 16 percent average for all recent buyers. Colleen Fleming of Chicago illustrates some of the aspects of the single-female buyer

trend. She’s an instructional design program manager for the American College of Surgeons and, working with a RE/MAX broker in the city, recently bought her first home – a two-bedroom, two-bath condo with parking space in an uptown neighborhood. The condo cost $307,000 – more than she had originally planned – but far below what comparable units would command in the hyper-expensive San Francisco Bay area, where she previously lived. “I found it more feasible to buy” than expected, Fleming said in an interview. She “definitely looked at it in investment terms,” but most important of all, “I had gotten to the

point where I wanted having a place that’s really mine, where I could make the changes I wanted. Now financially it was a possibility.” Shoshana Godwin, who is single and works as a real estate agent for brokerage company Redfin in Seattle, bought a condo close to downtown – a two-bedroom, one bath unit that cost her $285,000 two years ago. Comparable units in her building are now selling for $500,000 in Seattle’s crazy-hot market, confirming her impression that buying instead of renting would be a good investment. She says she encounters “lots of other” single women who are actively seeking the same: A place they can call their own

that also will prove to be a productive use of their financial resources. So what’s with the single guys out there? Why aren’t they doing what smart single women are doing? There appears to be less survey research available on that subject compared with women, but builder Pat McKee says that at least anecdotally from discussions he’s had, “planting roots just doesn’t seem to have the same priority” for single men as for single women.

Godwin, who works extensively with singles of both genders, notes that in markets like Seattle, where job transfers at hightech companies are commonplace, single men appear to be “more concerned” than women about having to relocate. “They are a little more afraid” to make commitments in real estate but seem to be fine with living in a nice, well-located rental. when you apply it, you may need to mow every few days as the bermudagrass responds with a quick flush of dark green growth. Then, after a just a few weeks, the growth rate will slow significantly. • In contrast, slow release fertilizers do just as described, they release nutrients slowly over time. This process can either happen naturally, as in the case of rock phosphate, which is a hard mineral that degrades slowly. Or it can be some form of manufactured process as is the case with a product such as sulfur-coated urea. • Organic fertilizer sources are typically slow release, unless you are dealing with an animal manure source that has not had time to properly age. Synthetic sources can be either slow or fast release. Expect to pay more for the slow release products. • All plant nutrients are important but it is nitrogen that is used in the greatest amount and drives plant

growth. When this happens, adding additional fertilizer will do nothing to help the plant until the soil pH is corrected. If you have plants that are not responding to fertilizer, this is likely the issue. Contact our office if you need information on having your soil tested.

In a typical year, the Payne County Extension office typically will review and offer recommendations on more than 500 soil samples. Based on these reviews and follow-up with our clients, here are some tips to help you navigate the supplemental fertilizer process. • While compost is not the same as fertilizer, it does contain some of the same nutrients. However, the real value in applying compost is its ability to allow the plant/soil/microbial/ nutrient/moisture complex to function as a healthy (and interconnected) system. Regular applications of compost will go a long way towards helping plants be as healthy and efficient as they can be, as well as reducing the need for supplemental fertilizer over time. • When considering fertilizer, it is helpful to understand the concept of plant availability, or release rate. While this principle applies to all plant growth, it can be easily summarized with a bermudagrass lawn example. Urea, typically sold as 46-0-0, is a common inexpensive nitrogen source. It is also very quickly available or fast release. In other words,

The latest version of the ruse begins when a hacker breaks into a real estate licensee’s individual email account, or even all the accounts at the entire brokerage firm. Doing so can yield valuable information about upcoming realty transactions. “After monitoring the account to determine the likely timing of a close, the hacker will send an email to the buyer, posing either as the title company representative or as the licensee,” said Jessica Edgerton, an attorney for the National Association of Realtors and an expert on cybercrime in the real estate market. “The fraudulent email will contain new wiring instructions or routing information and will request that the

As the prime spring home buying season heats up, so does a new twist on an email scam that can delay a sale’s closing date – or worse, cost buyers thousands of dollars. DEAR MR. MYERS: We agreed to buy a house, and the deal was set to close on April 13. A few days before the scheduled closing date, we received an official-looking email providing us with final instructions for where the money needed to complete the transaction should be wired. We were suspicious because the new instructions were different from the ones that we had originally received, so we called our agent and he discovered that it was a complete scam! It took a few extra days to clear up the mess and close the deal, but at least we didn’t lose any money. Please let your readers know about this type of fraud. ANSWER: Consider it done. When Nancy renovated her little cottage, she wanted to decorate it with her family heirlooms and antiques. She had picked up a piece from beautiful cast-iron stove at an antique store, and was just waiting for a place to use it. The space behind her stove seemed like the perfect spot. That was before she tried to pick the darn thing

up. It weighted a ton. In fact, it was so heavy, her ever-patient husband, Don, purchased a hydraulic lift just to put it in place. If it had been my husband, he would have given me that “Are you crazy?” look when I asked him to make these accommodations, and the poor antique would have been drug to the garden, leaned against a stone wall, with a plant stuck in front of it. You don’t have to look very hard to tell that my stove never gets used. I can’t help it: I am

allergic to cooking. Since I don’t have to worry about the stove’s functionality, I can go crazy when decorating around it – nothing will ever be at risk of catching fire. Right now, it’s home for an oil painting done by my great aunt. As I have decorated the little cottage next door, where my mom lived at the end of her life, I’m finding it a great place to put the extra furniture and accents I cannot fit into my own cottage. Case in point: this set of Limoges fish plates.

I spotted these beauties when I was treating myself to my annual I-survived-the-holiday-season-working-retail splurge. I didn’t have room to put them up in my cottage, so they got moved next door to Mom’s. The spot above the stove was perfect.

I’m not very good at pampering myself. You won’t often spot me at the spa, getting a mani/pedi. It’s rare for me to take a day off. And, I almost never go on vacation, to Dan’s dismay. But there are two things I do to indulge myself, refilling my tank to keep that bounce in my step. The first is to melt into a steaming bubble bath every night. The second is to dress my bed in lovely linens. For a lot of women, investing in beautiful bedding feels like a luxury. We are happy to fix up all the public spaces in our house. But when it comes to our own personal oasis, we shortchange ourselves with sheets, pillows and blankets that may be functional, but don’t make our hearts light up. Maybe it’s time for you to pamper yourself a bit by sleeping on a gorgeous bed. I asked Kathy and Paula, our bedding design pros, to pick three spring ensembles to kindle your flame. Here’s what they came up with. BRIGHT AND BEAUTIFUL When you look at a spring garden, it’s often a combination of brilliant, showy colors and soft pastels. I think

one of the reasons I love this bedding collection so much is it captures that very spirit. And, it’s just really, really fun. I adore the oversized hound’stooth check in a sassy apple green and the velvet green lumbar, with its playful pompom trim. Mixed together, these elements showcase the joy of the season, but with a sophisticated flair. As the weather warms up, you want to peel off the weight of your winter bedding, but not the interesting layers. Keep your duvet and light blankets on your bed, just lighten them up.
