Loving the rain Wow! Rain, rain, rain. While we never know for certain until we can look back, it looks like the drought of 2011-2015 may now be one for the history books. It is true that one rainy period cannot possibly undo all the damage that has been done to our landscapes but this is a promising step in the right direction. With a forecast for several more inches looming over the next week or so, we can expect there to be some negative fallout associated with this much rain, even if it was desperately needed. Root saturation/lack of oxygen may lead to yellowing leaves, especially in young plantings. We will also likely see an increase in foliar disease issues. These two issues are often hard to tell apart. In general, the whole plant is more likely to be affected if it is a water-logged soil issue, while yellowing on one part of the plant is more likely to indicate disease. If it’s a waterlogged soil you are dealing with, your options are limited. If you’ve already mulched, it can help to rake the mulch away from the plant to encourage evaporation. If the soil is crusted over, it can also help to very lightly cultivate the surface as this can also help the issue.

Home Grown KEITH REED You will also need to keep moisture management in mind from another perspective. If roots can’t get enough oxygen, they will die back in a short period of time, leaving your plant with a smaller root system than it had just a few days ago. The take home here is some plants may wilt from lack of water much quicker than you might normally expect. It is sometimes difficult to judge as wet wilt and dry wilt can look very similar but it’s impossible for me to give much direction other than encouraging you to take a close look at the soil and your plants on a regular basis. Disease is also likely to be a problem. Most diseases will be fungal in nature so look for products labeled with the word “Fungicide”. There are dozens and dozens on the market for a variety of plants and diseases. It is very important to read the label so you’re confident in using a product that is labeled for your specific plant. Fungicides tend to work better as a pre-
ventative treatment rather than a curative one. Don’t expect miracles with one or two sprays if your plants are already in severe decline. If leaves are showing significant damage, it can often be in your best interest to prune them off and removing them from the area so the disease is less likely to be transmitted to other plants. I would also suggest fertilizing your lawn with care while it is still very rainy. While many of you have been waiting for good growing conditions, you don’t want to create a situation where your turf is growing out of control with you unable to get your mower out of the shed. may be partly or completely removed to allow pollinators to reach the flowers. The same or different covers can be replaced at any time of the season, depending on the crop’s unique needs, or to solve both expected and unexpected challenges. Row cover fabrics vary in purpose and weight. The most valuable to home gardeners is the super lightweight “floating row covers made of spun polypropylene, designed to keep seedlings protected from insect pests. Preventing the start of these problem bugs early in the season using a row cover shelter allows plants to thrive and grow more quickly to a size better able to protect themselves naturally. Row cover material increases in weight and density
with each increment of frost protection. Using row covers to plant earlier in spring reduces the amount of time you must tend small seedlings indoors. The row cover can be removed after temperatures warm, or you can replace it with the lightweight floating covers for insect protection. During the depths of summer, a row cover can provide ideal shading in very hot southern regions. Then in the fall as temperatures fall, frost-preventing row covers go back on the garden to keep plants productive long after the rest of the garden is lost. In mild climate regions, row covers can mean fresh produce throughout the winter months. Row covers also help to maintain humidity around plants and to
reduce evaporation of moisture from the soil. This is a big help for areas where drought has limited water availability. These covers can not only improve the effectiveness of drip irrigation, but also make plants less likely to become desiccated in hot windy weather. Agribon is the most common
brand of row cover sold by most seed catalogs as well as organic gardening and farming supply houses. At GrowOrganic.com there are videos and helpful articles on using row covers in the residential garden. They sell a full line of covers and accessories to make this year’s garden the best ever.
If you’re not having the success you dreamed of, or if a brutal winter delayed your start, try a new solution. Once you discover how well the pest netting works and how easily covers are to set up, you’ll never go back. When climate change makes the going tough, the tough gets growing ... with row covers.

everything from lighting fixtures to furniture and kitchen accessories are endless. Pick what you love. Know what the trends are, but don’t let them influence you unduly. “It’s important to have an idea of what you’re after, said Moresco-Goniu, “but be open to suggestions. “You’ve got to do a little bit of homework, advised Goniu. Anticipate problems. You can’t get discouraged. Referencing the problems they had with their cabinets, Goniu said, “Most people would get angry. I was disappointed, but we made the decision not to push (the builder) to get it done. We said, ‘take your time and do it
right.’ If you get upset and angry, you’ll have nothing but disappointment. “Stay calm, advised Ziolkowski. “Your life is in disarray, but when it’s done, it’s so worth all the time and headaches.

Planning to remodel your kitchen? Those of us who have been there are happy to share advice. Most of these tips would apply to any remodeling project. Take your time picking a builder, contractor or designbuild firm. Interview more than one, ask many questions (and pay attention to not just the answers, but to how the answers are given), check references, listen to your gut. And then when you have a contract, read it line by line, word by word, and get all of your questions satisfactorily answered before you sign. Expect upcharges, and build them into your budget. Some change orders will be beyond your or your builder’s control (surprises discovered during demolition, requirements imposed by
your municipality’s architectural review board), and others you will initiate as new ideas come forth or you change your mind. (You will change your mind, most certainly more than once.) Beware: These projects have a way of leading one to the next. As long as they were having their kitchen remodeled, Carol MorescoGoniu and her husband, Richard Goniu, figured they might as well re-do the powder room, too. And then, the master bathroom suddenly looked ripe for a redo. Lisa Ziolkowski also replaced the front door and gave the front hallway, powder room and sun porch a facelift and had the living room and dining room repainted. Try to stay ahead of the game. If you’re told you won’t have to empty your cabinets for another month, do it in two weeks. Plan to spend lots of time online, where choices in

By David W. Myers The U.S. Department of Housing and Urban Development offers an array of free or low-cost counseling help for homeowners, buyers and renters. DEAR MR. MYERS: How can I find a legitimate housing counselor? There seem to be an awful lot of sleazeballs out there! ANSWER: You’re right – there are indeed a lot of flyby-night operators who claim to be professional counselors, but all they want to do is separate you from your hard-earned cash. It’s particularly tragic when these swindlers take advantage of homeowners who are struggling financially by soaking them for what little money they have left. The best way to find a bonafide counselor is to contact the U.S. Department of Housing and Urban Development. HUD sponsors certified counseling agencies in all 50 states that provide free or lowcost advice on buying a home, renting, credit issues and help to avoid default and foreclosure. To find a HUDapproved counselor near you, call its Housing Counseling Agency Locator hotline at
800-569-4287 or visit www.hud.gov. There’s no charge for this service. More than likely, you’ll be provided with at least two or three agencies from which to choose. Call each one to find the counselor that makes you feel most comfortable, and check each agency’s track record with the local Better Business Bureau. * * *5 DEAR MR. MYERS: What are the best homerelated purchases in May? ANSWER: Two of the priciest items inside a home – mattresses and refrigerators – usually hit their lowest prices of the year in May. That’s because manufacturers release their new lines in June, and retailers are anxious to clear floor
space for the latest models. Expect discounts of up to 60 percent on mattresses this month, says expert shopper Bill Billick of the bargain-hunting website Deals2Buy.com. You might save even more if you make the purchase on Memorial Day weekend. Fridges could be marked down as much as 35 percent this month, Billick adds. The best deals on barbeque grills usually don’t arrive until the end of summer. But retailers usually slash prices on grill-related accessories, such as utensils and covers, in May as homeowners prepare for the peak BBQ months of June, July and August. *** DEAR MR.

MYERS: I have a lot of equity in my condominium. If I refinance my mortgage at today’s low rates and take out $25,000 in cash to pay off my highinterest credit cards, would the money be taxed by the Internal Revenue Service? ANSWER: No, you wouldn’t owe taxes on the $25,000 in equity that you pull out. The IRS does not tax borrowed money. Borrowing against your home’s equity at today’s low rates to pay off your higher-interest debt is a terrific idea, provided you don’t quickly run those card balances back up again. *** DEAR MR. by a basic homeowners insurance policy? ANSWER: Yes. Nearly all homeowners, auto and business insurance policies provide protection against damage stemming from “riots and civil commotion,” said Jeanne Salvatore, senior vice president of the nonprofit Insurance Information Institute. Personal possessions that might get stolen or damaged during such an event also are covered. *** DEAR MR. MYERS: My wife and I are planning to buy a newly built home. I know that you always tell readers to make their
purchase offer contingent on the property passing a professional inspection, but is that really necessary when the home is new? FYI, the county inspector has already looked at it and issued a “certificate of habitability.” ANSWER: Pay for the services of a private-sector inspector. Most government inspectors are swamped with work and often give a home only a cursory look before issuing the certificate of habitability, a document that’s needed before a sale can close. A good inspector will spend at least an hour – or, better yet, two or three
hours – to conduct a thorough review of a home’s physical condition. According to the nonprofit American Society of Home inspectors, the report should include an evaluation of the home’s heating, air-conditioning, interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, windows, floors and doors; and the foundation and basement. ASHI offers a free referral system to help you find one of its certified inspectors who work in your area. Call the group at 847-7592820 or visit www.homeinspector.org.

same time, even if some are working. Smoke detectors are an essential part of a fire-prevention strategy, so you should replace yours as soon as possible. In a 2014 report, the NFPA said three of every five home-fire deaths resulted from fires in homes with no smoke alarms or with none that worked. You can replace hard-wired detectors yourself, if you can reach them and if you have sufficient skill to replace a light fixture. (Be sure to first turn off electricity at the break-
er box.) Otherwise, you can hire an electrician or an alarm service company to do the job. The cost can vary widely, depending on where you live and on the type and number of units to be replaced, where they’re placed and the condition of the wires. Service providers we contacted charge a wide range of prices, from $35 to $40 per detector, plus a $50 for service charge, to $135 to $155 per detector. Meanwhile, here are some NFPA safety tips:
• Install smoke alarms inside and outside each bedroom and sleeping area. Install alarms on every level of the home, including the basement. (Large homes may need extra smoke alarms.) • Interconnected smoke alarms _ whether hardwired or wireless _ are best because when one is activated, they all sound. • Test all smoke alarms at least once a month. Simply press the test button to be sure the alarm works. • Ionization smoke alarms are
quicker to warn of flaming fires. Photoelectric alarms are quicker to warn of smoldering fires. It’s best to use some of both types. • A smoke alarm should be on the ceiling or high on a wall. Install wallmounted alarms should no more than 12 inches from the ceiling to the top of the alarm. • Don’t install smoke alarms near windows, doors, or ducts where drafts might interfere with their operation. To reduce false alarms, keep alarms at least 10
feet from a stove. • Make sure everyone in your home knows how to respond if they hear a smoke alarm. • Follow manufacturer’s instructions for cleaning.

tainers are super problem solvers tailored to small spaces, apartments or condos, because you can also buy a trellis designed to keep plants upright and tidy. Boxes can also be used on a tabletop for those with disabilities, and they’re the cure for everyone who lacks a green thumb. All that’s required once planted is to simply train vines and fill the reservoir except, of course, to pick ripe fruit. There are two competing brands that make nearly identical self-watering containers: EarthBox, available online from EarthBox.com, and GrowBox, available at AGardenPatch.com. EarthBox is the original developer of the green technology, while GrowBox came later with some minor design differ-
ences. The EarthBox reservoir is filled from the top through a standpipe, and they’re available in different colors. GrowBox fills from a slot lower on one side, and the reservoir is larger, about 4 gallons. The fill hole allows me to insert a finger like a dipstick to assess water levels. Both brands offer accessories such as trellises designed specifically to fit the boxes, handy wheels for the bottom to allow movement and many other add-ons and handy helpers for various crops. I reserved one box for growing my favorite white apple cucumbers, and the Beit Alpha type developed in Israel
for greenhouse hydroponic cultivation. Both share the same box and are flowering like crazy, yielding plenty of fruit in April. I created a homemade grid trellis for the plants that thrive under glass and will soon be enjoyed in salads along with the tomatoes. Because selfwatering containers are sold online, they’re a great gift idea, particularly if you live far from the recipient. Once the box arrives, all they need to get started is a large bag of potting soil and locally sourced plants. You don’t need new potting soil for replanting next year, but you will have to buy a fresh nutrient pack from the same web-
site. While you’re there, take a look at gallery images of the many types of vegetables people are growing in the containers. Where drought is limiting your options in the garden, rethink how you use waste water or not. Take advantage of desert
agriculture’s hydroponic solutions to feed the world by joining this revolutionary way of gardening. It asks for little space, less water and almost no care, so you can grow everything in the most unlikely places, as long as there’s enough sun to ripen a tomato.

I’ve recently rediscovered floorcloths, a refreshing alternative for dressing up your flooring. Let’s face it, there are just some places that aren’t suitable for standard fiberbased rugs. Floorcloths are about as vintage as you can get for a good reason: They are durable, lie flat on the floor and can be used indoors as well as outdoors. You can use them in kitchens, hallways, entry areas, dining rooms or any place with high traffic and where messy spills are bound to take place. I love how easy they are to keep clean and how they can bring a burst of color and fun to any space. Floorcloths, also referred to as oilcloths, come in a variety of materials. The original ones were made out of fabric and then coated with layers of oil or wax. Today you will find floorcloths made out of vinyl or heavy canvas coated with varnish or wax. Canvas cloths shouldn’t be used outside, where they may come in direct contact with moisture. Vinyl works great in all locations. Spicher and Company has a wonderful line of vintage-inspired
vinyl floor cloths designed by the Artist of the Design Loft. The designs are available in a variety of colors and sizes, in geometric designs that move easily from contemporary to traditional settings. www.spicherandco.c om North Carolina artist Kathy Cooper has been creating floorcloths for decades. Her Winston-Salem studio is splashed with bright, whimsical images. I was lucky enough to have met Kathy when she was a guest on my daughter, Sloan Payne-Rutter’s PBS series, “Paint! Paint! Paint!” She has books and videos available here: http://kathycooperfloorcloths.com/book s.html. If you’re a do-ityourselfer, you might want to make your own floorcloth. I’ve done this before with the help of Kathy’s book, “The Weekend Crafter: Painting Floorcloths.” It’s a fun, easy process. The tough part is coming up with a fantastic, original design. Keep it simple or free-form. Use two colors or multiple hues. This is the fun of DIY projects. They are an expression of your creativity. For your first floorcloth, consider buying a remnant of vinyl flooring and

Difference between warranty on new home and existing home? By Angie Hicks Angie’s List
to be in one-year increments, and is less comprehensive than coverage on a new build. Warranties on existing homes are tiered, with the basic level covering the mechanical systems, such as plumbing, HVAC,
range/oven, dishwasher, garbage disposal and water heater. For an additional fee, you can get a warranty with enhanced coverage, to cover items such as a pool, garage door opener or septic system.
The average cost of a basic coverage plan can range from $350 to $500 a year, with each service call typically requiring an additional fee of $50 to $100, which the homeowner pays. When a homeowner makes a repair
the biggest misconceptions homeowners have is assuming that their warranty covers items in a way similar to homeowner’s insurance. But typically, there’s not a dollar-for-dollar replacement for a claim.

Dear Angie: What are the differences between a home warranty on a new home and one for an existing home? – Kenneth E., Fort Mohave, Ariz. Dear Kenneth: There are definite differences between warranties on new homes and those on existing homes. And it’s important for a homeowner to understand what’s covered, so there’s no surprise if a claim is denied. Most builders will provide a warranty on a newly built house. Typically, homeowners receive a one-year warranty covering workmanship and materials, which include siding, stucco, doors, trim, drywall and paint. Coverage for plumbing, HVAC and electrical systems is generally two years. Some builders offer up to a 10-year structural warranty, covering problems that could make the home unsafe, such as a roof that might collapse. Appliances aren’t covered by a builders’ warranty, as presumably they come with their own warranty options. The builder could offer the warranty directly or sometimes will pay a third-party warranty company to handle the coverage. The Federal Housing Authority
and the Department of Veterans Affairs require builders to buy a third-party warranty as a way to protect buyers of newly built homes bought with FHA or VA loans. Coverage on an existing home tends
