Bounced checks won’t scuttle homeowner’s refinancing plans Just about everyone has accidentally written a bad check over the years. Doing so won’t hurt your credit score, provided that the old check is replaced by a new one immediately. DEAR DAVE: I am planning to refinance my mortgage. I am self-employed, and a $4,000 check that one of my clients wrote for some work I did was sent back to me because he didn’t have enough money in the bank to cover the $4,000. Because his check bounced, three of the checks that I wrote to pay some bills also bounced. Will this hurt my credit score and force me to pay a higher rate when I file my refinancing application? ANSWER: No, the checks that you bounced because your client’s check was returned by the bank should have no impact on your credit score or refinancing plans – provided that you act quickly. Bounced checks are not reported to credit bureaus, so they don’t automatically lower your score. ANSWER: No, transferring the title to your house into a trust that you control will not trigger the due-onsale clause. Regular readers of this column know that I’m a big fan of living trusts, largely because
trusts – unlike wills – are not subject to the long and costly probate process. Although nearly all mortgage contracts contain a due-on-sale provision, the federal Garn-St. Germain Depository Institutions Act of 1982 specifically prohibits a bank from enforcing such a clause if title to the property is merely transferred into a trust that the borrowers will control. Consult an attorney for details. Also get a copy of the Garn-St. Germain Act itself: Many lenders offer them for free, or you can obtain one by contacting the local office of your congressional representative.

The first mowing following a flood is also a good time to protect yourself by wearing a dust mask to avoid inhaling dust, mold, or whatever else the water left behind. While in ordinary conditions, we recommend mowing when the turf canopy is good and dry, this is a good time to set ideal plant health aside and mow when there is still dew or moisture on the surface to help limit the spread of airborne particles. When it comes to dealing with flooding considerations, landscapes are usually the last thing on our mind. However, at some point, most people are interested in assessing and correcting, if possible, any damage. Here are a few general ideas to keep in mind as we move through this prolonged wet period. In case you missed it, we’ve recently talked about caring for plants in wet conditions. You can find those articles archived on the Payne County Master Gardeners website at paynecountymastergardeners.org. Today’s article is going a step beyond that discussion and focusing on plants that are clearly damaged from flooding. As you tackle this effort, keep in mind that floodwaters are not clean waters. Be diligent about wearing waterproof gloves and boots if you are out working, especially while it is still wet. Fortunately, most of the flooding impacts are usually limited to turf areas since they are often used to transition in and out of flood prone areas. If the turfgrass is bermudagrass, you don’t have

Wedding season is upon us – that time from early spring to early fall where it seems like your refrigerator is completely covered in save the dates (I just returned from San Diego, where I was a bridesmaid for a good friend’s big day – congrats to Emily and Adrian!). This means beautiful new dresses, fabulous memories with my family and friends and a huge to-do list of wedding present buying. There’s always that question: “Is it all right to buy off-registry?” I say of course. I enjoy buying both from registries and spoiling couples with some-
thing they might not be expecting. When looking for gifts, I try to find unique items I think the couple wouldn’t necessarily think to buy themselves. ST. CHARLES, Mo. – If you’ve looked at houses long enough in St. Charles County or other suburban areas, you’ve probably seen plenty of two-story great rooms. They let in light, provide for a dramatic entry and make the whole house feel bigger. You’ve probably also seen plenty of atrium ranches, where the steps to the walkout lower level are open against a backdrop of windows. Well, when Gary and LaVerne Brittan built their “final” house, they designed it to contain the best of both. In their St. Charles ranch, you enter into a small sitting area that
looks down onto the great room below, which has a two-story wall of windows with amazing views of the woods and creek behind it (and on our visit, a deer ). “We thought we could be like most homes and have a living room up here and a living room down below, but why would I need two big TVs, and why would I need two sofas?” Gary says. “We like the open space,” LaVerne says. “We really just didn’t need two living rooms. So when we are entertaining, the upstairs and downstairs flow together.” And it really is a great house for entertaining, with a pool in the back and plenty of outdoor furniture with a fire pit. In the past, they’ve
had volleyball nets and other games set out for when guests come over. The kitchen upstairs is large, with a generous dining area overlooking the living area below. In that living area is a seating area with a big TV, fireplace, bar, billiards table and an area originally designed for table tennis. “We don’t play that anymore,” Gary says. Now, it’s an open space with a piano, perfect for mingling. The Brittans bought their 1-acre lot in 1996, and Gary set about designing their dream house. He designed it using cutouts from display homes. “When you go to display homes, they always have a one-page drawing/ simplistic blueprint of the home with dimensions for
each room, layout of the house, where the stairs are – bathrooms, doors, closets, etc. – I just cut out the rooms I liked with the dimensions and shapes I wanted from different display homes _ and then (like a puzzle) put the pieces of paper back together, added my changes to whatever suited me and gave that to the architect.” The architect was Larry Spraul of O’Fallon, Mo., who happened to be the architect on last week’s “At Home” story as well. The couple has made a few updates over the past 23 years, mainly replacing carpeting and turning an upstairs porch into a three-seasons room, perfect for cozying up with a book or looking out into the
