Strawberry care following harvest Our early spring made for an equally early strawberry harvest. The common term June bearing did not mean much this year. To increase your chances of a successful crop next year, begin soon after harvest preparing the plants for next year. Step one is to remove the top (older) leaves of the existing plants. If your strawberry bed design allows it, a lawnmower will work fine for this. It can also be done successfully with a string trimmer if the operator has a fair amount of skill and the machine runs fast enough to make a clean cut. Of course, clipping by hand is also a good option. The next step is to reestablish rows by removing excess plant material so the remaining rows are eight to ten inches wide. While

The VA loan was designed to offer long-term financing to eligible American veterans or their surviving spouses (provided they do not remarry). The basic intention of the VA direct home loan program is to supply home financing to eligible veterans in areas where private financing is not generally available and to help veterans purchase properties with no down payment The VA loan process is not complicated, but it does require extra attention from an experienced lender to ensure closing is reached in a timely manner. time. You saved up $20,000 for the down payment and now have an investment property that cash flows $250 a month ($3,000 a year). This is where you may feel discouraged. You took the time to educate yourself, dig in, and finally got your first
property. But you’re only making maybe 1/30th of your income target. Saving up and acquiring another 29 properties may seem like an insurmountable task. But, stick with it! As we established, your first property is producing an additional $3,000 of annual income. The next step is important: Don’t spend it! Keep your rental earnings in a separate account and use it to start saving for your next acquisition. Over
time, you will save enough to get your second property that also produces $3,000 per year. Now, you have $6,000 a year feeding into the next investment, which will enable you to acquire your third property that much sooner. Your third property will add another $3,000 per year, bringing you up to $9,000 a year feeding the saving machine, which means you can acquire the next that much faster. Then $12,000 a year,
then $15,000, then $18,000… This cycle continues indefinitely. Each property you acquire means a shorter and shorter time period before being able to purchase the next, so you are able to acquire faster and faster and faster. Even if you never add another dime of your own money in, at the end of 20 years you could easily have 10 properties, just using the cash flow and your initial $20,000 investment. If you can add other savings in

Gardner, managing member of national consulting firm FHAPROS, LLC, cited federal estimates suggesting that 50,000 additional FHA mortgages could be insured under the revived program in the first year alone. And thanks to competitive loan terms, it should pull in buyers who otherwise might have opted for non-government, conven-
tional financing. But not everybody is convinced that resumption of spot loans automatically will solve FHA’s – or consumers’ – condo problems. Paul Skeens, president of Colonial Mortgage in Waldorf, Maryland, says the change will only be effective if FHA makes it “very, very simple” for lenders. Under the program, lenders still will need to investigate the financial stability of the underlying condo association and property. If that requires too much time and red tape, it won’t work. The takeaway: If
you’re potentially interested in buying an affordable condo unit with a low cash down, keep an eye on this space. FHA should announce its plans in the coming months, so start scoping out condos in your area – whether they’re FHA certified or not.

Would this be promising news for millennials and buyers with moderate incomes looking to purchase their first homes? You bet – provided you take Housing and Urban Development secretary Ben Carson at his word. Speaking to a Realtor convention last week, Carson said he is “in lockstep” with proposals to revive the Federal Housing Administration’s condo financing program, which has been bogged down with controversial regulations and low volumes in recent years. Though Carson did not offer specifics, he appeared to endorse some version of proposals made during the closing months of the Obama administration aimed at enabling greater numbers of buyers and condominium associations to participate in FHA’s condo program. One of the changes would give a green light to financings of individual units in condo buildings lacking FHA “certifications.”
