Consider these tips for June Consider the following tips for your June landscape: • After a very warm late-winter/ early spring, lateApril and May surprised us by being cooler than normal. This has caused many plants to be “behind” where you would usually expect them to be this time of year. Bermudagrass and tomatoes are two examples. Be patient, the sunshine and heat should arrive any day now. • Keep a close eye on irrigation needs, especially with new plants. Even though the rains have been plentiful this year, in some cases waterlogged soils have led to root decline. As it dries out, these plants may need water sooner than you might think. • Remain diligent for insect activity. For vegetable growers, scout often so you can maintain the upper hand. Remove the early insects by hand, along with inspecting for and destroying eggs before they hatch should be a high priority. Often times this will eliminate/reduce the need for chemical control. • Spider mites have also been a problem the last several years. While they typi-
Home Grown KEITH REED cally aren’t as bad in wet weather, this is the time of year you can expect them to make an appearance, so keep an eye out. Scouting these are more difficult as spider mites are extremely small and difficult to see with the naked eye. A nice tip is to place a piece of white paper under a leaf and tap on the leaf several times to knock the mites on the paper. The mites will be easy to spot as they scurry around. Insecticidal soaps and neem oil offer some control of mites but diligence is necessary to keep the populations low as they reproduce rapidly as the temperatures go up. Note that most
all purpose insecticides do NOT provide spider mite control so product selection is somewhat limited. Even products that are labeled for control do not work well once populations become high and the mites protect themselves with webbing. Once webbing is evident, it is best to remove the infested leaves. • June is also a good time to begin controlling the growth of select flowering plants. Educate yourself on the growth habits of the specific plants in your garden as it is important to prune at the proper time so flowering is not adversely affected. In general terms, most annuals bene-
fit from light pruning (pinching back) to prevent them from developing leggy weak stems and to encourage continued blooming. Many of the spring blooming perennials are now past their peak
bloom and can be cut back as well. • Remove any wraps that have been placed on trees to prevent winter injury or deer damage. Leaving this material on throughout the growing season in-

emergency fund or three to six months of expenses set aside before you start saving for a down payment on a home. You’ve been making great progress, and you obviously have a good income to be able to pay off debt that quickly.
Maybe in your case you could lean a little more toward the three-month side with your emergency fund before you start saving for a house. Then, after you’re all moved in, you could revisit the emergency fund and beef it up to six months.

The simple numbers game of rentals Unlike many side businesses, which require constant attention in sustaining sales, real estate investing produces truly passive income. Once your real estate investments are in place, you can sit back and enjoy income month after month with minimal time spent. And, unlike many side businesses, which require you to be a persuasive salesperson or expert marketer, the most important skill required to be successful in real estate investing is the ability to accurately calculate and analyze numbers. Don’t be scared, it’s only simple subtraction, not advanced calculus. With just a little analysis, you can easily factor your net cash flow after all repairs, maintenance, vacancies, management fees, capital improvements, accounting fees, taxes, insurance, and debt service. Numbers never lie, or do they? Three minus two will always be one. That’s not the issue. The issue is making sure you’re running the right equation. What if instead of three minus two, it should have been three minus three? Your first equation would have told you to expect one, but the second would

Big credit score boosts ahead for some The Nation’s Housing Column KENNETH R. HARNEY virtually all civil judgments (monetary damages awarded by courts against the losing parties in civil disputes) and roughly half of all tax liens (levies against properties when taxes go unpaid). The bureaus have determined that the accuracy of the public records in both these areas does not meet their quality standards. So they are going to remove them from the credit reporting process altogether. Since these two items traditionally have counted as serious negative indicators of a consumer’s creditworthiness, they depressed credit scores. But because there were troubling error rates in public records data – the names on consumers’ files were mixed up, Social Security numbers omitted – some Americans’ credit scores were lower than they should

Most of the affected consumers’ files saw increases in scores between 1 and 19 points – not a big deal. But between 1 million and 2 million consumers appear to be in line for score boosts of 20 points to 39 points, and 300,000 or more could see FICO increases of 60 points or higher, simply because negative information will be expunged from their files. Between 93 percent and 94 percent of all Americans have no tax liens or judgments in their files and will see no change in their FICOs – at least not attributable to the new credit bureau policies. But the unanswered questions in this whole issue have been: How many consumers’ credit files contain civil judgment or tax lien entries, erroneous or otherwise? How many have credit scores that are depressed enough to keep them out of home buying range? But starting in July, lenders won’t see them anymore on credit reports, and some applicants’ credit scores may be inflated artificially. Now to FICO’s groundbreaking study. Examining giant samples of credit files supplied by the credit bureaus, researchers estimated that between 12 million and 14 million Americans have judgments or tax liens in their current files that could be affected by the changes. When these items are purged, their FICO scores tend to jump.

WASHINGTON – If you’ve heard that some people might get a magic boost to their FICO credit scores in the 10-point range – without having to do anything – you’re right. But hundreds of thousands of consumers’ increases will be much larger. According to a massive new study of 30 million credit files just completed by score developer FICO, many Americans will experience score bumps in the coming months, mainly modest increases of less than 20 points. But hundreds of thousands of the increases will be super-sized – in the 40 to 60 points and higher range. The vast majority of consumers, however, will see no change in their scores. Some basics here: The changes are tied to forthcoming policy initiatives at the three national credit bureaus – Equifax, Experian and TransUnion. As part of an agreement with a group of state attorneys general, in early July the bureaus will stop collecting and reporting public information on

Such policies not only give buyers an extra measure of confidence to make an offer and close a deal, but also can protect sellers if something goes wrong several months after they move out. For example, if a builtin dishwasher breaks down a few months after the sale closes, the policy will reimburse the
new owner for some or all of the cost of having the appliance fixed or replaced. Without a warranty or service contract, the buyers might ask the sellers to pay for the repairs or even sue if they believe that the dishwasher had a defect that the sellers should have disclosed. Spending $500 or so for all the coverage that a home-warranty policy provides would be a wise investment not only because it could
help the property sell faster, but also because it would provide both you and the buyers another layer of protection if something goes wrong after the sale is completed. *** DEAR MR. MYERS: What does it mean when a house that’s for sale is advertised as “FSBO”? Does that mean that the property is in foreclosure? ANSWER: No. “FSBO” is a realty abbreviation of “for sale by owner.” It means that the seller is marketing the home without the help of a real estate agent, usually to avoid paying the agent a sales commission that typically ranges between 5-7 percent of the
purchase price of the property. Personally, I would never try to sell or buy a home today without the help of a licensed sales agent or broker. Real estate laws have become so complex over the past several years
that it’s easy for buyers or sellers to get tripped up if they don’t have the help of a realty professional. Home sellers usually pay for their agent’s entire sales commission, but it’s a cost that often is easily offset by
the higher price that a home that’s marketed by a realty pro can fetch. Because buyers typically don’t pay for any part of the seller’s commission, there’s no reason for them to eschew the help of a good agent or broker.

Sellers who offer a home-warranty contract to potential buyers can make their property move faster, especially if they’re in the handful of markets that are still slow. DEAR MR. MYERS: We apparently live in one of the few parts of the country where home sales are slow. We are getting ready to put our own house up for sale, and our real estate agent says we should offer any buyer a one-year home warranty policy that would cover various items if they break down during the first year of their ownership. The agent says that offering such a warranty will help make the property sell faster, but it would cost us nearly $500 to purchase. What do you think we should do? ANSWER: I think that offering to buy a one-year home-warranty policy for a prospective buyer is a good idea, especially for sellers in a local housing market that’s slow. A typical warranty policy - sometimes called a “service contract” provides for the repair or replacement of most appliances, the electrical and heating systems, the water heater and a handful of other items that might break down or wear out within a year after the new buyer
