Why do I need title insurance? I’m often asked what is title insurance and why am I required to have it? Title insurance is a protection policy against loss which may arise from problems connected to the title of the property that you are purchasing. The home and the land you’re looking to buy may have had several ownership changes. At any point, issues surrounding any of these ownerships may surface. For example, a former owner may not have paid real estate taxes, or a contractor may say they weren’t paid for work done on the home before you purchased it. Title insurance protects the insured party from past legal issues and will cover monetary losses up to the amount of the policy. There are two types of title insurance policies. • Lender policy, required on all mortgages, protects the lender’s interest in the property - the mortgage. • Owner policy, optional, protects the owner’s interest - the property. Won’t the lender’s policy cover me? Not necessarily. The lender policy will only cover the
Mortgage Matters MICHAEL DECKER lender’s loss, up to the value of the mortgage. An owner policy would cover the value of the property which is likely much higher than the loan value. What is actually covered? The policy protects against any liens or other claims against the property that may have occurred in the past up to the day the policy was issued. How long am I protected? The lender is protected until the loan is paid off. With an owner policy, you are protected as long as you or your heirs own the title. When you sell, the buyer will be required to purchase a new policy to cover any liens or claims that may crop up since the issue date of the previous policy. If you are refi-
nancing, your original owner policy will cover you as long as you continue to own the title. A new lender policy will most likely be required as the original lender policy terminates when the loan is paid off. How often do I have to pay premiums? It’s a single payment made at closing. Why do costs vary between title insurance companies? Like any insurance policy, different companies and policies cover different things. One policy may only cover the actual damages of the claim, while another policy may include coverage of court fees and paperwork. Do I have the right to shop and choose my title insurance? Yes, but few buyers do.

Handkerchief and tassel garland perfect for a party By Dena Fishbein Tribune News Service
One of my favorite ways to decorate for a party is by using items I already have around the house and refreshing them into something fun and festive. I have a box of vintage handkerchiefs I’ve collected over the years from flea markets and thrift stores that I thought would be perfect for a party garland. I added tassels in contemporary fabrics for a modern twist.
Not only is this DIY really quick and easy (no sewing required!), it’s also easy to store with your other decorations. Pull it out for a party or even just for brunch with friends and family. Adding a garland over a tablescape draws the eye up, adding a pop of color and whimsy to your party setting. Gather: • Vintage handkerchiefs (I found mine at the flea market) • Scrap fabric • Scissors
Create: 1. Begin by folding the handkerchiefs in half so they form triangles. Tie the ends together until you have a nice long garland. 2. To make a tassel, cut a rectangle of fabric at 8 by 15 inches. Fold in half so the two 8-inch sides are together. Cut strips into the fabric from the end up, stopping about 1 inch away from the fold. Unfold the rectangle of fabric. Now roll the fabric up lengthwise so the cut strips of fabric are on each side. Once it is
rolled up, fold in half and tie around the top with a piece of yarn or a strip of fabric. You should now have a little loop at the top. Thread a long strip of fabric through the loop and tie. You will use the ends of the strip to tie it to the garland. 3. Tie the tassels in between the handkerchiefs. I hung the handkerchief garland first, so I could see where I wanted to place the tassels, since they are different colors. 4. Hang your garland and enjoy your fabulous party!

Pollinated flowers develop golf ball-sized seed pods studded with wickedly sharp spines, lending yet another common name, thorn apple. Mature seed lies within dry pods where it’s easy to gather from local plants for planting in home gardens. Daturas grow easily from seed sown directly into garden soil on mounds, in rock gardens, on slopes and drainage ditches. This demonstrates a preference for lean, fastdraining ground. It’s also one of the few plants that share the same water and soil demands as succulents and cactus so it’s a valuable accent there. Datura is often confused with the tropical South American brugmansia hybrids, which are visually similar and bear the same common name, angel’s trumpet. The chief difference between them for identification is orientation
of the flower. Brugmansias hang downward, while datura remains forever upright and open to her pollinating moths. The most useful of the hybrids to gardeners in ordinary climates is the exotic double purple datura with its shiny black stems. This is a tall, black stem fast-growing seasonal plant that is perennial in the tropics but typically sown from seed as an annual elsewhere. This is an outstanding plant for modern and exotic settings that won’t demand a boat load of water. Many general seed catalogs carry this variety with some websites devoted exclusively to its diversity. The Southwestern species Datura inoxia is a true native species used by many tribes for ritual and medicine and the most droughttolerant. Its ethnobotanical use in divination was detailed in a ‘60s classic read, “The Teachings of Don Juan: A Yaqui Way of Knowledge.” Take note of where they choose to grow close to your home, then mark your calendar to return summer’s end to gather seeds.

The tax rules for deducting upfront points on a refinance loan aren’t as generous as they are for monthly mortgage-interest payments. DEAR MR. MYERS: We purchased our home three years ago and refinanced our mortgage for the first time recently. We know we can write off the monthly mortgage-interest payments on the new loan, but what about the $2,700 in upfront “points” we paid to take the mortgage out? ANSWER: All of the monthly mortgage-interest payments you paid on the old loan in the first half of this year, as well as monthly interest you pay on the new refinance through the end of 2006, can be deducted in a lump sum on the income-tax return that you’ll file April 15. Unfortunately, the tax rules for deducting upfront points paid when refinancing aren’t nearly as generous: You will probably have to write the amount off, a little at a time, over the life of the new loan. Let’s say you refinanced with a $175,000, 30-year loan and paid 1.5 points for the mortgage. A point is
How to protect plants from ‘rust’ The Payne County Extension office has been swamped with calls concerning “orange spots” on plant leaves of many different species. The weather has been ideal for this group of fungal diseases commonly referred to as rust. While rust won’t kill a mature tree or shrub, it will defoliate it if the disease pressure is high enough. Treatment is usually not suggested in trees and shrubs as the plants should recover once the environmental conditions change and the disease runs its course. If you have a high-value plant and want to treat anyway, most common fungicides offer some level of

Additionally, here are a few other tips to keep your June landscape healthy: • Keep a close eye on irrigation needs, especially with new plants. Even though the rains have been adequate recently, plants can easily suffer from lack of moisture if we get a few hot windy days in a row. Remember to judge
irrigation needs based on actual rainfall, not the “threat of rain”. • Remain diligent for insect activity. For vegetable growers, squash bugs have been a huge problem the last few years. Scout often so you can maintain the upper hand. Remove the early insects by hand, along with inspecting for and destroying eggs before they hatch should be a high priority. Often
times this will eliminate the need for chemical control. If populations do warrant treatment, pay special attention to treating around the base of the plant as this is where the insects tend to congregate. • Spider mites have also been a problem the last several years. While they typically aren’t as bad in wet weather, this is the time of year you can expect them to make an appearance, so keep an eye out. Scouting these are more difficult as spider mites are extremely small and difficult to see with the naked eye. A nice tip is to place a piece of white paper under a leaf and tap on
the leaf several times to knock the mites on the paper. The mites will be easy to spot as they scurry around. Insecticidal soaps and neem oil offer some control of mites but diligence is necessary to keep the populations low as they reproduce rapidly as the temperatures go up. Note that most all purpose insecticides do NOT provide spider mite control so product selection is somewhat limited. Even products that are labeled for control do not work well once populations become high and the mites protect themselves with webbing. Once webbing is evident, it is best to remove the
infested leaves. • June is also a good time to begin controlling the growth of select flowering plants. Educate yourself on the growth habits of the specific plants in your garden as it is important to prune at the proper time so flowering is not adversely affected. In general terms, most annuals benefit from light pruning (pinching back) to prevent them from developing leggy weak stems and to encourage continued blooming. Many of the spring blooming perennials are now past their peak bloom and can be cut back as well. • Lastly, remember to remove any
wraps that have been placed on trees to prevent winter injury or deer damage. Leaving this material on throughout the growing season increases the opportunity for insects and disease to attack your tree. Just make a note on your calendar now to replace it again in the fall. You have freedom of choice and can design a space that is tailor-made for your family’s outdoor pastimes. There are several important elements to consider. What kind of hard surface for deck or patio, how much grass and garden space, shaded areas vs. sunny spots. FORT WORTH, Texas – There’s a famous painter whose name is known by all, the impressionist Claude Monet, who despite all his innovative and highly valued paintings, pronounced, “My masterpiece is my garden.” The gardens of Dr. Robert Usseglio, at his home in east Fort Worth, reveal him to be a kindred spirit to Monet, for both men designed their gardens like a palette. Despite the changing days and seasons, color remains constant. [One way] I plan is like a painter,” Usseglio says. “I go inside and look out my window and decide what kind of a painting I want to see outside the window.” He photographs the planted beds and studies their composition to determine if a plant is too tall, a color too
faded, or if there’s too much blue, for instance, and he will tweak it until it’s right. Using the color wheel and choosing plants with complementary colors, Usseglio often groups cool colors together and warm colors together. “And any color you use, if you put a little white in there, it will help [the whole composition] stand out,” he says. In early spring, pink-splattered Encore azaleas billow across the foundation garden beds, while ribbons of pink phlox flow at their feet. A purple Chinese fringe flower on one side is balanced by eggplant-colored oxalis and magenta dianthus on the other. In late spring/early summer, warm-colored plants succeed the pink parade. Creamsicle-hued dahlias with coral centers pop next to swaths of airy Texas betony.

when it comes to mixology. In my home, I’ve kept my lights all traditional because that suits me best. But many customers I work with like a little bit of lots of different styles and looks. As with any decorating decision you make, listen to your gut, following what feels best for you and your home. MAKE A BOLD STATEMENT The more you scout for fixtures that tell the story of your home, the more playful and interesting your interior spaces become. Light fix-
tures that make a bold statement are trending in interior design right now, an approach to creating a room I’m sure is here to stay. We are loving all the variations on ceramic lamps, which come in about every shape and color imaginable, topped with interesting shade shapes. A big lighting trend today is oversized lamps, pendants and chandeliers. Designers have taken all those rules about how big or small your light fixtures have to be, torn them up and thrown
them out. I’m seeing overlarge, heavy pieces over tables now and they look smashing – talk about drama! But you don’t have to go big for your light fixture or lamp to make a statement. Some light fixtures look more like hanging sculpture, intricate and striking. Others are noteworthy because of the interesting materials used to make them. Like the rustic industrial pieces that mix weathered metal, glass and feature Edison bulbs. Or the pickled wood framed
lanterns that hint at French country. WARMING TREND The interior design world is smitten with the warm metallic finishes of gold, brass and copper. Truth be told, I never fell out of love with these soft finishes and have always liked to mix a variety of metals in my decor. Today’s updated metal light fixtures are wonderfully and wildly diverse, from weathered and brawny industrial pendants that look like they were snatched from an
early 20th century warehouse, to glitzy and glamorous chandeliers featuring gold, Lucite, crystals or baubles, a touch of Hollywood. Nostalgia is big right now, and designers are reimagining iconic fixture styles for nearly every decade of the last millennium. It’s hard for me to pick favorites when it comes to lamps. I see these beauties like artwork. They have to speak to you, and when you find one you love, you grab it, then work in into your home.

I get pretty wired when I talk about lighting, because lamps and light fixtures are key statement makers in a room, critical components of a welldesigned interior space. Today’s designers are pushing the boundaries, tapping into their reservoirs of 100watt creativity to fashion lighting that truly makes a space brilliant. More and more home furnishings companies we work with are adding light fixtures to their lines, proof positive that we are all embracing lighting as a central component of our interior spaces. And so many wonderful looks are in today that you can experiment and find the lamps and fixtures that are as unique as you and your home, telling your story with every flip of a switch. Here are some of my favorite ways to work lighting into my decor: MIX IT UP I’ve always loved interior spaces that look evolved, not staged or matchy. So I’m over the moon about the new freedom we’re feeling to mix up the lighting in our homes. No longer are we handcuffed by the notion we should pick one style of lighting and
use it exclusively throughout our homes. If you are tired of rigid design categories, like “traditional� or “contemporary,� use your lighting to give your rooms a unique vibe that defies labels. How about hanging a modern pendant light over your traditional dining table? Or an antique chandelier in your contemporary kitchen?
