future. Each of you always will have separate credit histories, even after you exchange wedding vows. But, if you apply for a post-wedding home loan or other credit jointly, the lender will consider both of your histories when making its decision whether to approve or reject the application. That means that his blemished record could require the two of you to pay a higher interest rate or larger fees for a loan, assuming that you can get one at all. You may be able
to avoid such problems if you personally make enough money to qualify for a loan by yourself, because then only your excellent credit score would be considered by the bank. If you apply for a mortgage in your name only and are approved, you always could add your new husband’s name to the title to the home after the sale closes - although you alone would legally remain responsible for making the payments, even though your spouse would own half of the house.

my mother says that when we marry, our credit histories will be merged and I will “inherit” his bad score and become liable for the roughly $15,000 he owes in unpaid debt. Is this true? ANSWER: No, it’s not true. But while getting married won’t cause your sterling record to be combined with your new husband’s, it does not mean that his poor credit won’t affect the ability of the two of you to get a mortgage or other type of credit in the

Recurring caterpillar issues for Redbud trees Home Grown KEITH REED is often reported on smaller trees but all size trees can be affected. The good news is this is primarily a cosmetic issue and should not cause longterm harm to your tree. If you happen to have an especially prized redbud or one that has been recently planted, you may want to control the insects. Begin by closely examining the affected leaves. If you pull the leaves apart and do not find any worms actively feeding, the life cycle has been completed and an insecticide application would be of no value. If they are still feeding, an application of an insecticide will provide

Note: This problem produced hundreds of calls and inquires to the Payne County Extension Office a few years ago when this insect began showing up in large numbers. While this is not really a health problem for the vast majority of redbud trees, it is something to be aware of in case the numbers continue to increase again. In most cases, the leaves become folded or rolled up and many eventually fall off the tree. The problem is caused by the redbud leaf folder. This insect (the adults are non-descript grey moths) lays its eggs on the leaves. The eggs hatch and the very small caterpillars begin feeding causing the leaf to fold or roll up. This provides protection for the insect from various predators such as birds. The damage is very unsightly as it often affects the newer leaves. The problem

mortgage this summer? More competition among lenders is always good for consumers, so you should definitely be shopping among multiple lenders and getting competing offers. But don’t expect mortgage companies or banks to give away the store. The easing underway is modest, the capital market cost of money is broadly the same for most lenders, and the mortgages they close generally have to be acceptable under “ability to repay” and other standard federal rules adopted after the financial crisis. The easing more likely will be felt at the margins
of the market – firsttime purchasers and borrowers whose debt levels or lack of down-payment cash made them tough to approve in the past, as well as applicants for “jumbo” loan ($453,100 and up) with cream-puff credit. Washington – Could lenders’ pain be your gain if you’re shopping for a home mortgage? Maybe. Though it hasn’t been in the headlines, mortgage companies are having a challenging year. Not only have total originations of new loans declined as the refinance market shrinks because of rising interest rates, but many lenders could be staring at red ink and staff layoffs, as well. Michael Fratantoni, chief economist for the Mortgage Bankers Association, the industry’s largest trade group, says the “typical” lender in the U.S. may “not be profitable” when the books are closed on the first quarter of 2018. Inside Mortgage Finance, a trade publication, reports originations “tanked” during the first three months of 2018, hitting their lowest level in three years. Possibly as a result, competition for new home-purchase loan applications is on the upswing. One bellwether: Lending Tree, the popular online marketplace where banks and mortgage companies compete for borrowers’ business, tells me that shoppers for home loans are receiving significantly more offers on average

This card ‘fore’ dad will make his day special By Sandi Genovese Tribune News Service
When I was growing up, if you walked into my parents’ home on a weekend, there was a really good chance the TV would be tuned to a golf tournament. Of course they also taped the
tournaments so when they returned from playing a round of golf, they could watch more golf on television. So it’s no surprise I would choose golf as the theme for my dad’s Father’s Day card. You might even say it was par for the course. If you
want to make a card for your dad this Father’s Day, you will be surprised at how easy this one is to create. Fold a long strip of paper in half with any number of accordion pleats on either side of middle fold. Create golf flags from narrow strips
of white card stock and small colored triangles. Number the flags with white stickers and fasten them into the accordion pleats. Decorate the front and inside cover with a golf ball and a few tees, all cut from paper and handwrite a personal greeting to
complete the card. The beauty of this style of card is how easily it folds flat for mailing, but opens to create a dynamite dimensional display. And if your dad is passionate about a different sport or a different activity altogether, it is easy to substitute the
golf flags for items themed to suit his interests. My dad has been gone for a few years now, but when I was cleaning out his house I found this golf card saved in a drawer in his desk. It made me realize how special it is to make a card
