What can I plant for a fast growing screen? This is a common question asked by residents in Payne County, especially in areas with high levels of new construction activity. Before we talk about specific plant suggestions, it is important to talk about some general concepts related to the idea of using plants as a living screen. For long term success, avoid large plantings of a singular species! Based on my observations for “problem calls”, this is problem number one as landscape plantings mature. It is a natural tendency to want to plant a row of the same plants for the sake of symmetry and ease of

All too often, plant loss is caused by disease, insect or catastrophic weather event that affects the entire planting. By creating a screen with a diverse collection of plants, the odds of failure are greatly reduced and the inevitable need to replace a plant or
two is not a problem since the collection is already diverse and the overall design aesthetic isn’t disrupted by changes. It is also helpful to prune new plantings in such a way that most of the growth is directed towards filling in the gaps of the screen, as opposed to simply getting larger. long term dividends, not only in appearance, but long term health and reduced maintenance needs. This process does take some basic understanding of each species. An example is Taylor juniper, a species that does not have dormant buds. Once this plant’s main trunk is exposed by over aggressive pruning,
it will always be that way since this species does not have dormant buds to regrow new tissue. In other words, an over-aggressive pruning can render it useless as a visual screen. Carefully consider the mature size of the plants and how they will affect shade and drainage patterns as they
mature. This is hard to do when you’re in a hurry to cover up something, but once again, it will pay dividends in the long run. Next week we will talk about some specific plants that work well for screening in our area, along with a few that really should not be used. For more informa-

Real estate investing starts out slowly, but there will come a tipping point where it can take off in exponential fashion. When I hit that tipping point, I grew my rental units by nearly 440 percent in a single year. So far, we have covered two of the three principles that make real estate investing have exponential growth potential. To review, the first demonstrated how cash flow feeds into itself and the second outlined the ability to capture equity through refinancing. Today we’ll cover the main catalyst that propelled me from 16 to 70 rental units in one year, and that’s the power of investor potential. If you do things well over the first few years and you have a proven track record of having several successful investments under your belt, you will start to attract investors. They will see what you have done and want in. And you will start being able to use other people’s money to purchase properties. So, I’m departing from this column’s usual question-and-answer format in an effort to bring a few chuckles to weary sellers, exasperated buyers and my countless good friends in the real estate industry - most of them are blessed with a great sense of humor, even if a joke comes

Escrow account benefits to you It should be no surprise that as a homeowner you are responsible for expenses beyond your mortgage payment, such as property taxes, homeowner insurance and mortgage insurance, to name a few. An escrow account is a service provided by your lender to help you manage and budget for these costs. A benefit of an escrow is you make one monthly payment that includes your mortgage principle and interest, plus a percentage of your insurance and tax expenses. Your lender takes care of paying the various bills due throughout the year. Most lenders require escrow accounts on mortgages greater than 80 percent loan-to-value and are set up at closing.
Mortgage Matters KENNETH WOHL It works like this: Your additional home-related costs outside your mortgage payment taxes, homeowners insurance, mortgage insurance, flood insurance, etc. – are added up. The total cost of these payments is divided by 12 and added to your monthly mortgage payment. Generally, a cushion of 1/6th of the total escrow charges is collected at loan closing to account for any unexpected increase in premiums when it’s time for the lender to make the yearly payment. Your escrow account builds with
each monthly payment. Funds are withdrawn from your escrow to pay for bills as they are due. Another benefit of an escrow is you don’t have to stress to come up with a large lump sum. Annually, your lender will review your escrow. The review looks at updated taxes and insurance costs to ensure the amount paid into the account is enough to cover costs. If costs have decreased, due to a change in insurance for example, there may be an overage and you would be issued a refund. If costs

Paying back your shortage over time will increase your monthly payment more than paying a lump sum because you are paying the shortage plus the increase in costs over the next year. If you want to keep your monthly payment as close as possible to what you pay now, an annual check on your homeowner policy or other insurance plans may help. It is your responsibility to review your policy and shop around for the best deal, not your lender. Make sure your policy is in line with current market
rates and has not increased more than a few percentages, which is typical for some insurance companies. It’s always a good idea to comparison shop and request quotes. If you find a better deal, contact your lender to update

Records like this are possible, the lenders involved say, because 1 percent and zero-down offerings are conservatively underwritten. United’s minimum FICO credit score is 720. Quicken’s posted minimum is a 680 FICO, but the young, mainly first-time buyers who use the program have an average score around 750. Movement’s zero-down loan is an exception: Minimum FICO is just 640 in most parts of the country. (FICO scores run from 300 to 850, with higher scores denoting higher creditworthiness.) Maximum debt-to-income ratio for the Quicken
program is just 37 percent, well below the 45 percent ceiling for most conventional loans that carry much larger down payments. Most of the programs also charge higher interest rates. Movement’s rate for the zero-down option in mid-June was 4.5 percent to 4.625 percent, compared with 4 percent for its regular fixed rate mortgages. Navy Federal charges 4.625 percent for its 30-year zero downs. In fact, the credit standards and higher rates on these loans are attracting some criticism from within the mortgage industry. Paul Skeens, president of Colonial Mortgage Corp. in Waldorf, Mary-
land, says many of the cash-strapped, moderate-income first-time buyers who really need these programs can’t meet the required standards. “It seems like people without excellent credit scores and three months of [bank] reserves don’t qualify,” he told me. The takeaway here: If you’re interested in pursuing one of these new low or zero-down payment plans, be aware that unlike the bad old days, these come with real qualification requirements and costs expressly designed to minimize defaults and foreclosures. WASHINGTON – They were all the rage – then the scourge – of the housing boom and bust. Now they’re back, big time: Home mortgages that require tiny or zero-down payments from buyers. Several major lenders are offering 1 percent down payment loans, and now a large national mortgage company has gone all the way, requiring absolutely nothing down. Movement Mortgage, a top 10 retail home lender, has just introduced a financing option that provides eligible first-time buyers with a non-repayable grant of up to 3 percent. This allows applicants to qualify for a 97 percent loan-to-value ratio conventional mortgage – essentially zero from the buyers, 3 percent from Movement. To illustrate: On a $300,000 home purchase, a borrower could invest nothing from her or his personal funds, while Movement contributes $9,000 from its resources. The loan terms also permit seller contributions toward the buyers’ closing costs to help swing the deal.
