I love my white sofa and chairs. Not just during the summer but year-round. Every time someone new visits my house they always comment on how much they admire my decorative bravery and always follow up with, “I would love to someday have a white sofa but in my house it will never happen.� I’ve had white sofas and chairs all my adult like, mainly because my parents never did and my mom always longed for an allwhite room. I took the time to figure out how with kids and dogs that I could have what I wanted. It starts with the right fabric. You don’t choose white satin, not that I ever would anyway, but satin stains and isn’t pet or people friendly. Fabrics that can be washed or drycleaned are the best. The pinnacle, of course, is Sunbrella fabric. Yes, the same kind you see on all quality outdoor furniture is available for interior use. This fabric is Superman in a world of cloth mere mortals. Ketchup, mustard and red wine just wipe away with
a damp cloth. I’ve put it to the test more than once in my home and others. I love to eat hot dogs in front of the TV during the big game and wash them down with a good burgundy. Still not convinced? Go for white leather. Pick a slightly textured pattern that is soft to the hand. Leather is easy to clean and wears well when jumped on by toddlers and slept-on by couch potatoes. Again, my in-house testing held up to five grandkids and lots of family spuds. Another trick . . . exposed wood arms. The first places to get dirty on any piece of furniture are the upholstered arms. Eliminate that problem by selecting a sofa with exposed wood arms so guests can run their hands up and down them without leaving a trace and still balance a beer can or snack plate. Still not convinced? Let’s talk a little about lifestyle changes. Over the years I’ve had white furniture and dogs. But you do need to make some choices here. I recommend dogs that don’t shed. I have to say this might be even more important if you
have a dark-colored sofa. Dog hair just doesn’t enhance any room’s decor. I also don’t believe pets should be allowed on furniture unless they are in your lap and getting all your attention and affection. I’ve been into beautiful homes with expensive designer furniture only to have the entire image ruined with a beach towel covering one or all of the furniture. Really folks? Is this a dog house or a people house? You don’t go sit in their kennel or dog bed. Maybe they should show you the same respect. Eating on the furniture: I have a double standard here. It’s OK, sometimes, for the adults, but I think children should learn to eat at the table or kitchen counter and not be allowed to wander around while they graze. Still not convinced? I’ve got other room alternatives. Bedrooms look great in white upholstered headboards with white occasional chairs and benches. Dining rooms benefit beautifully from white upholstered chairs. Consider slip covers that can be removed and tossed into the wash after a rowdy dinner party.

Q: I have a question I already know the answer to but I thought it might help others who might read your work. I hired a “handyman” to install some pipes in my home to turn a closet into a half bathroom. He got the pipes installed but cut through so many floor joists I had to hire a carpenter to repair them. It was the carpenter who suggested I get another opinion on the pipe installation and wouldn’t you know it, they were wrong. I hope people will read this and hire professionals rather than trying save a few dollars. A: As a home inspector I often see what can happen when repairs are made by an underqualified worker. When I was a builder I would arrange the timing for the different trades to work on each job. I would always schedule the electrician just before the drywall was hung because some trades might accidentally cut the wires. On more than one occasion the person who cut the wire tried to repair the wires using electric
tape. I have found homes where the repairmen had their own crews do the work usually performed by a professional plumber, electrician or heating contractor. In one home I found the ductwork was incomplete and was just lying on the ground in the crawl space. The people had lived in the home for months not knowing why the home was so hard to heat. At another home the owner complained of rattling in the water pipes. We found that the person who installed the copper supply pipes had drug the pipes across the crawl space floor and pea gravel had been pulled into the pipes. A plumber would have known better. Just this year I found a beautiful home on a lake where a contractor, not an electrician, installed an aerator pump for the lake. The motor for the aerator was connected to a common 30amp breaker. Anytime an electric appliance is near water, the breaker or outlet has to be protected by a ground fault circuit interrupter (GFCI). I have seen many more errors and oversights that could have been avoided by simply hiring the proper tradesperson.

Buying a sofa feels a little like getting married _ there is so much to consider before you pick the one you want to settle down with, isn’t there? Which one has the arms, legs, seats you’re attracted to? Which one will give you a safe place to land when you’re plum worn out by life? Which one do you want to show off to all your friends? Here are the four most important things to consider when looking for true love in a sofa: 1. Arms of love Your sofa can’t just be eye candy. It has to work for your daily life. So take a few seconds to list out what you’ll be doing when you’re settling in: Reading? Napping? Watching TV? Have face-toface heart-to-hearts with your friends? Then pick an arm style that will help you achieve your checklist. I have a Chesterfield sofa in my own home because I like how the high (shelter) arms wrap around me, serving as a back and headrest while I read. I’m also crazy about its classic lines, with the tufted back and
nail head trim. I asked Mark Gilmore, the VP of sales at CR Laine, to weigh in on the how-to-pick-a-sofa discussion, because he’s a pro at helping people make great matches. If you like to nap on your sofa, Mark recommends a rolled arm or a sock arm, which have lots of soft padding, so they can act like a pillow. Mark says a track arm is a great option if you want a more modern or contemporary aesthetic. He also points out that with its thinner, sleeker styling, it takes up less room, so it may be a good pick if you have less space for a sofa. 2. Great legs What kind of legs would you like on your sofa? Exposed or skirted? Turned or a block leg? It may seem like a small detail, but the leg you pick for your sofa will make a big difference in its overall appearance. If you want more air under the sofa, Mark recommends an exposed leg that is longer and thinner. At market this year, CR Laine showcased an acrylic leg, a plucky choice that gave a fun contemporary finish. I’m a
huge fan of turned legs mounted on castor wheels. They give a sofa a timeless, gracious feel. If you like the look of a skirted sofa, and you have pets, I recommend a high-performing fabric you can easily clean: Lots of dogs (like mine!) love to sleep against the sofa and they can leave sofa skirts grungy. Polish from shoes can also stain sofa skirts. 3. Best seat in the house In my book, the most important feature of a sofa is that it be sink-into comfortable. Everybody has a different “Goldilocks” point _ when the cushions aren’t too soft or too firm, but just right. Spend some time sitting in prospective sofas to see which ones feel like bliss to you. Mark says their top-selling cushion has the feel of down, soft and comfy, but it doesn’t actually contain feathers. Sofas come in lots and lots of different cushion configurations. One of my favorites is a bench seat with a tight back. The Knole sofa is a great example of a bench seat. I love this look, but it’s not for everybody. Over time, the
bench seat fabric stretches a bit from use and appears wrinkled, more soft and relaxed. Another popular pick is a two-overtwo or three-overthree style, with matching seat and back cushions. The cushions can either be loose or attached, depending upon your preference. If you have little kids, and you don’t want the cushions made into forts, I’d recommend the attached back cushions! Some seat cushions come in “T” shapes, meaning the outside cushions wrap around the front of the arm. This is the style you see in lots of traditional sofas, like those with English arms (one of my favorite arm styles). Others are square, meaning all the cushions are identical. Mark says one pro of the square cushion is you can rotate the cushions around to keep the wear even. 4. Finish with fabulous fabric When you buy a quality sofa, you will have it for years, so select upholstery fabric you love. My advice is to go with fabric that is neutral enough you can change its look over and again just by
switching up your pillows. I’m blogging about that next week: How to pick pillows that give your sofa loads of character. Mark says outdoor fabrics have also become a popular option because they wear well and clean up easily, a great choice if you have kids or pets.

By David W. Myers The start of summer brings good deals on kitchen items, tools, some types of furniture and even new carpeting. DEAR MR. MYERS: I haven’t seen your column yet on the best household-related items to buy in June so I can save some money. What gives? ANSWER: Many of the best deals offered in June often carry into July or get even better around Independence Day, so I figured I’d combine the two months. This usually is a great time to buy pots, pans, dishes, small kitchen utensils or even a microwave oven. That’s because such items typically show up on June and July wedding-registry lists, and retailers are willing to cut prices to get their share of those sales. Tools have been on sale for the past couple of weeks in anticipation of Father’s Day. But you’ll likely see even bigger discounts in July as retailers slash prices on the tools that didn’t sell in the previous month. There still are some great deals out there on new furniture -- discounts of 60 percent or more -- especially if you’re willing to settle for the cur-
rent designs instead of insisting on the new models that will hit the stores later this summer. “To be honest, there’s not a lot of difference between the current models and fabrics and the ones that will arrive soon in showrooms and stores,” a top furniture stylist says. “So, why pay more for the same product?” It may seem odd, but many carpet retailers and carpet installers also are willing to offer discounts now. One reason is that homeowners focus on hiring roofers during the summer while the weather is good and their work can get done before the rainy season arrives. The pricing power slowly shifts back to carpet sellers and installers in the fall and winter, because they can work inside instead of on a slippery roof. *** DEAR MR. MYERS: We are
buying our first home, but we’re confused about what date we should have the transaction close. My sister, who knows a lot about real estate, says that we should close on the first day of the month. Our real estate agent, though, says we’ll save more money if we close at the very end of the month. What do you think? ANSWER: Take your agent’s advice and close your transaction at or near the end of the month. Unlike rent, which is paid in advance, mortgages are paid in arrears. In an example provided by mortgage giant LendingTree, if you closed on a $200,000 home loan at 5 percent on the 15th of this month, you’d owe 15 days of interest at $27.40 per day. That’s a total of $411. If you instead
closed on the 29th, you’d owe only $54.80 in interest at closing and wouldn’t have to make your second payment until August. That’s a savings of $356.20 in out-of-pocket cash -- money that could come in handy to pay moving-related expenses or buy some small items for your new home. *** DEAR MR. MYERS: I am hoping that you’ll warn your readers about an important product recall regarding a popular new type of “swinging” chairs. We bought two Ramart Swing Chairs from the HomeGoods retail chain in May, and my husband fractured his wrist just a few days later when the
chair tipped over. We have since received a notice that the chairs are being recalled. The notice came too late to protect my husband, but maybe you can protect others by including our story in your column. ANSWER: I’m happy to do so. The federal Consumer Product Safety Commission issued a recall for about 300 of the Ramart chairs on June 11, barely three months after they began appearing in many of the roughly 400 HomeGoods stores across the nation. According to the CPSC, the recall involves green, apple-shaped swing chairs and brown, teardrop-shaped swing chairs. They

The chairs, which sold for about $400 each, are made from plastic rattan and have red cushions. They measure about 42 inches in diameter and are 43 inches tall, with a 48-inchwide seat cushion. The stand that they hang from measures about 77 inches tall. The government says that consumers who own these chairs should stop using them immediately. HomeGoods is acting responsibly by giving a full refund for each chair that’s returned.

“I’ll have an Orange Crush, please.” This request just has summer written all over it. Nothing tastes as great as an icy-cold, just-out-of-the-cooler orange drink when the sun heats up the sky. While orange is considered a “hot” color, it is really cool and calming. Perhaps that’s why the color has staying power, just like soda pop. Tangerine Tango was an instant hit when it was introduced in 2012 as Pantone’s color of the year. People embraced all versions of orange far better than the previous year’s Honeysuckle, a bubblegum pink shocker. Emerald, Pantone’s color of the year for 2013, faded before it ever hit the big time. Orange, on the other hand, has become one of our classic neutral colors. Women’s closets that were once a sea of black and white now host islands of orange clothing, handbags and shoes. In home decor, never has a brightand-bold color _ not
even red _ had quite the same effect on designers and homeowners. Today’s orange shades range from a warm yelloworange that brightens a navy blue room to a softer melon orange that blends beautifully on any patio. Orange is a natural when used outdoors. It goes with all of Mother Nature’s greens and floral colors. Red clashes with yellow flowers, cheapening their impact and impression. Orange puts a sunny face on a bed of yellow flowers just as perfectly as it heats up a container of red geraniums. This is why I love the pale orange and white lounge furniture by O.W. Lee. Indoors, orange is easy to decorate with and harmonizes with many color groups. My favorite pairings are with gray, navy, sky blue, white, taupe, browns and pinks. Manufacturers are responding to the demand for orange with great fabrics in solids and prints. A real show-stopper is the Hug Chaise by Jessica Charles.
