Oak and sycamore trees‌ don’t panic The Extension office is being overrun right now with inquiries about problems with oak and sycamore trees. The two issues are completely unrelated so we will discuss them separately. Anthracnose is a fungal disease that is very common to sycamores. I suspect part of the reason why we are getting a number of calls on it has to do with the drought; it’s been so dry the last few years that the disease has not been as serious as usual. The good news is the disease is not fatal to sycamores. The bad news is it makes them look bad for much of the season as it often causes premature leaf drop. Since the disease is not fatal to the tree, control measures are not ordinarily suggested. However, if you have a high value tree and want to do everything you possibly can for it, some treatment can help. IF the tree does drop its leaves and puts on a sec-

In every case so far, this has been related to damage from galls of one form or another. Oak leaf vein gall seems to be especially bad. It is characterized by an odd growth along the vein of the leaf that eventually leads to severe malformation. Parents of young children often ask me if it’s possible to have a beautifully decorated home and to have children at the same time. The answer is a resounding YES! Here are the two steps I follow when designing spaces that are both kidfriendly and lovely to look at: 1. Make the areas within reach kid-tough. Cover furniture with forgiving fabrics What areas of your home are your kids hardest on? Usually, it’s the upholstered furniture. Lived-on spots fall victim to everyday wear, like peanut butter and jelly handprints, juice spills, dirty shoes or worse... No matter how vigilant you are about protecting your kid’s favorite seat in the house, chances are you are going to lose the battle. So, get smart and cover your furniture in textiles that can handle the wear and tear. There are lots of

options today in upholstery fabric that can handle just about anything your kids can dish out. We often recommend families use outdoor fabric on their furniture and accent pillows because it’s stainresistant and cleans up easily. Opt for and ottoman When we design rooms for young families or grandparents, we almost always include an ottoman used as a coffee table, instead of a coffee table made of wood or glass _ materials that can hurt kids or be hurt by kids. If an accident happens on an ottoman, like a craft project turns into a permanent Sharpie stain or a snip in the fabric,

Homebuying step six: Close the deal! Purchasing a new home is an important decision, one which should be carefully considered. Over the past couple of months, I’ve taken a close look at each step in the homebuying process. So far, I’ve shared important questions to ask about the type of home you want, how long you plan to live there and if you can afford the monthly mortgage along with other expenses. I addressed the importance of organizing your financial paperwork to help you prepare for the lending process, the importance of exercising due diligence when searching for a home, and how to prepare a contract. I also shared the process of securing a mortgage approval. Now, the big day

Depending on the efficiency of your lender and closing company you should have your final settlement statement no later than three days before your closing. The statement will include all the fees and charges both you (the homebuyer) and the seller are responsible for paying. To facilitate a smooth transaction, all parties need to make sure there are no surprises that

might cause a change in the closing date during the final days. One way to help keep the closing date on track is to pick a date that works best for you. Don’t write a contract for a specified date and then leave on vacation. Your lender may need you in the final days before closing and your absence may delay the closing process. If you’re renting and currently in a lease, choose a date so you can avoid paying for both places for multiple months.

Three days before closing, your lender will provide your loan closing documents. Be sure you review and understand them. Any changes require redisclosures which have time requirements. Lenders must re-disclosure documents at least a day before closing and sometimes up to three. Don’t wait to finalize your homeowners insurance policy until the week before closing. I see this all too often and it may cause problems that delay closing. Also, schedule your final walkthrough with the sellers the day before closing (if possible) or the morning of. The seller should have the home empty, clean and fixed of all required imperfections. The

walk-through allows you to verify this before you take full ownership and release the seller from liability. Your closing will take place at a title company and you can expect to see your realtor, listing agent, seller, lender and closer representing the title company. You will sign your loan documents including the note and deed obtaining ownership and documents releasing all parties of responsibility at that time. After you and the seller have signed, the title company will fund the loan with your proceeds to pay off the sellers and it is official. You
