Housing market may be poised for summer rebound

A key indicator suggests that home sales could soon rise after a disappointing spring. DEAR DAVE: We wanted to sell our house in the spring but delayed our plans because too many buyers were staying at home over concerns about the coronavirus. Do you think sales will pick up this summer? ANSWER: It certainly looks like they will. A closely watched index published by a lender trade group, the Mortgage Bankers Association (www. mba.org), found that mortgage applications in the final week of May jumped 5% from the previous week and were up a healthy 18% from the same strong week a year earlier. Applications to refinance existing loans were up a staggering 137% from a year earlier, as current homeowners rushed to take advantage of record-low interest rates. Still, there may be a couple of flies in the ointment that could prevent an even more robust summer rebound. The first is the serious shortage of

house when she opened a door near the kitchen. She thought that it led to the pantry, but it instead led to the basement stairs. Struggling to find a light switch, she lost her balance and took a bad tumble. She sued the owner and both of the sales associates, claiming that they had failed to exercise reasonable care by neglecting to warn her of the presence of the staircase. The court ruled that the owner had no duty to alert Campbell of the staircase because it was in good working order. And besides, the court said,

Campbell freely admitted that she fell simply because she lost her balance. The court also ruled that the sales associates only had a duty to warn Campbell of any hidden defects that they actually knew about. Because the stairway was clearly visible and was in good shape, it was not a “hidden defect” and the agents had no reason to tell her about it. You have a decent shot at winning money damages from the seller or the salespeople if, say, you fell because one or more of the steps in the staircase were loose or

the handrail was wobbly or nonexistent. Otherwise, you would likely face an uphill battle in court. Looking like bad year for leaf galls Based on the number of calls we have received in the Payne County Extension Office, it looks like a bad year for leaf galls on trees. So far, pecans seem to be the most affected, but this is a common issue for many species including oak and hackberry. If you have never seen a gall before, it can be quite distressing, especially if it is on a prized plant. Gall damage is widely variable and can range from small inconspicuous nodules on a leaf, to golf ball sized balls, to grotesque growths on branches, to structures that could be best described as “deformed pinecones.” A gall is formed when a small insect

(most gall formers are tiny wasps) stings the plant. The insect secretes a toxin that forces abnormal growth within the plant, creating a home for the next generation of the insect. Once this growth forms, the insect is very well protected from both natural predators and pesticides. The fascinating part of this process is that once the gall forms, it completely seals itself from the vascular system of the host plant, so additional stress is not placed on the plant. In other words, galls look much worse than they actually are. It seems like

Add some interior lighting, clean the bathrooms, create some extra seating, and freshen up with some flowers to make for a welcoming environment. 7. Prepare a special meal. Give guests a sensational meal they’re not likely to forget. This can mean indulging a little with sourced ingredients, home cooking and a good bottle of wine. Many people enjoy opening their homes to friends and family. Entertaining can include everything from backyard barbecues to hosting formal dinner parties to providing overnight accommodations. While each of those things is different, hosts always want to ensure their guests are as comfortable as possible, regardless of which style of gathering they’re hosting. Hosts can use these seven strategies to help guests feel at home. 1. Consider the details. Does your guest like chocolate covered almonds? Does he or she prefer a certain genre of music? Take note of the specific details that make the guest tick, and then incorporate them into your entertaining plans. 2. Ready the space. Not everyone has a full-fledged guest room, but that doesn’t mean you can’t create a welcoming and private retreat for guests. A home is the most substantial investment many people will ever make. Once down payments have been made and closing costs have been paid, homeowners may still be staring down sizable expenses as they begin to tackle any repairs that need to be made. Home maintenance and renovations involve a certain measure of trepidation. Even after vetting contractors and establishing budgets, homeowners may worry that repairs will unearth problems that snowball into expensive fixes. Planning ahead for such projects and learning to recognize issues that tend to be costly can help homeowners weather any storms that may arise. • Foundation issues: A strong foundation is key to any home. If there is a problem with the foundation, it can be unsafe to live in the house. The foundation repair company Foundation Experts advises that foundation fixes can range from $4,000 to upward of $100,000 depending on the scale of the job. Clogged gutters and water pooling around the foundation can contribute to damage, so water

upkeep, which includes changing system filters regularly, can help identify potential problems. Neglect is one of the main contributors to the failure of heating and cooling equipment. Based on national averages, a whole-house HVAC system can cost between $4,000 and $12,000. These are some of the more costly repairs homeowners can expect. Keeping on top of the home will help mitigate damage and could extend the life of major home components.

There are many reasons to renovate a home. Some homeowners purchase fixer-uppers and commit to making major renovations before they even move in, while others may renovate their homes with an eye on resale value. But many homeowners also take on renovation projects to make the homes more livable for themselves. Bathroom renovations are popular projects. In fact, a 2018 survey from the National Association of Home Builders found that bathroom remodels are the most popular remodeling projects. But just because bathroom remodeling projects are popular doesn’t mean they’re easy to endure. Knowing what to expect during a bathroom remodel can help homeowners get through the renovation process.
