Today’s new grouts, adhesives and helpful tools and saws that you can rent have made tiling one of the easiest home improvement projects you can tackle. The one exception here is a shower floor and drain pan. This is better left to the professionals, but for walls and floors you should do just fine. The best way to discover wonderful new products is to visit kitchen and bath showrooms and tile stores. Searching online will also lead you to wonderful new options. You’re not going to find these new looks at the typical big box store. Their buyers are conservative and tend to stick to the tried and true (boring and overdone) offerings. If budget is an issue, consider using less expensive field (background) tiles and add interest with a band or border of these new, creative shapes and textured tiles. You can’t go wrong with a little updated bling.

Ugh. Slugs. A Swedish woman is in the news for battling Spanish “killer” slugs in her garden. She picked off 1,773 of the repulsive looking things. While I don’t face any slugs that are known as killer, last night I came home to notice that slugs had been hard at work on some of my hostas, a byproduct of all the rains we’ve been having. Every year the hosta start out so upright, pristine and beautiful. Then eventually some slugs sneak past our defenses and those once-pretty leaves gain the telltale holes. My slug problem is much more manageable than the Swedish woman’s, but it gave me flashbacks to our early years of battling slugs. We first tried to manage them with beer-baited slug traps, which caught only a small percentage. (Oddly, they seemed to prefer cheap beer, so don’t waste your craft brews.) We tried diatomaceous earth, but that didn’t seem to have much effect and need to be replaced after each rainfall. We used copper tape around the edges but couldn’t see any noticeable change in
their traffic patterns. We spread crushed eggshells, which some people say they’ve had success with, but to no avail. Ditto with coffee grounds for us. The only way we put a real dent in the population was going out at night armed with headlamps, tweezers and a bucket of soapy water. We would pick hundreds of them off every night for weeks and gave a lot of blood to mosquitoes in the process. It was reasonably effective, but it’s hard to catch them all. I try to stick to – cides that involve squishing the invaders, but there were just too many of them. It wasn’t until we found a pesticide I was willing to use that we really turned the tide.(Sluggo is billed as organic, safe for use around pets and wildlife and OK to use on vegetables as well as ornamentals. Escargo is another brand in that category.) So long as we remember to reapply after each rainstorm, it’s done a good job. We seem to be just as much of a wildlife magnet as ever, so the animal-safe claims seem to be true. I’m paranoid enough I don’t use it around vegetables, but I know people who have.

Foxtail grasses, once limited to California, are now in all states west of the Mississippi and are a growing problem as plants naturalize further east. Foxtail is the common name for grasses that produce a certain kind of structure that enhances seed distribution. The seed matures on a densely packed spike that resembles that of wheat without the big kernels. Each seed is enclosed by a

spikelet shaped like an arrowhead with one hard pointed end and a soft flare of fibrous sheath on the other. The sheath is covered with invisible teeth aimed away from the point like fish hook barbs, so once embedded in the hair of an animal it won’t back out but continues to penetrate ever deeper. When mature, the cluster of spikelets is released to spread seed far and wide by wind, and hitchhiking on animals, they become a problem. Spikelets soon drop out of short hair coats, but longer fur traps them for the long haul. If not immediately removed, the sharp tip reaches

common. Evidence includes flapping ears or head shaking, which often leads to a hematoma of the ear flap itself. The flapping and snorting actually helps the foxtail to work its way deeper into these canals, causing pain, discomfort and infection. It’s vital to get ear or nose foxtails removed by the vet the moment you discover there’s a problem. If left even for a day, the foxtail can migrate out of reach. Foxtails cannot be seen on X-ray or ultrasound, so once it’s out of sight, the risk of entering sinuses, brain or lung becomes a real threat. Sometimes dogs
step on the foxtail, the sharp point penetrating the soft skin between the dog’s toes where it’s not visually apparent. Dogs will lick the foot incessantly as the sharp tip works its way deeper into the foot. If in a vertical position it may pop out the top of the foot, where they can be easily removed with needle-nose pliers because here the barbs are facing the right way. But don’t wait for the tip to come through because smaller foxtails can migrate at odd angles, causing severe infection. They’ve been known to enter the bloodstream this way and eventually reach the heart. If you suspect there’s
a foxtail in there, see a vet immediately. As the wild grasses or backyard weeds turn brown with summer heat, foxtail risk rises. Where cats and dogs use that backyard, avoid the vet by removing all weedy grasses and foxtails. When out and about, be careful about letting dogs run in dry grasslands and open spaces. Once you get home, brush the dog thoroughly, inspecting the ears, under the collar, between the toes
and in the armpits where foxtails cling. Nooks and crannies of genitals are also problem spots. Those who grew up in foxtail country know what it feels like to get them caught in your socks. You probably heard unsavory words from Mom as she worked them out of the material in the laundry room. But though foxtails present mere discomfort to us, when it comes to dogs in rural areas or unkempt backyards, they’re a life and death issue.

It’s because dogs root through weeds and grasses after a ball or chasing a scent trail, accidentally snorting up a foxtail in the process. Foxtails in the nasal passages cause sneezing, facial distortion and discharge. If not promptly removed, a foxtail can migrate down into the throat or lung. I found it very informative. I reside on the New Jersey coast. My house is located on a lagoon off the inner coastal waterway. The house is built on 12-inch pilings that support the main beams, which support the floor joists.
The top of the first floor sits approximately three feet above grade. The crawl space walls are made of two-byfours and \-inch hardy board. The crawl space floor is concrete. There are 10 air vents that measure 8by-16 inches. I use to open them in the summer and close them in the winter. I was thinking about leaving them closed in the summer to keep out the humidity. Keeping them closed may also
need to be opened in the winter (this allows humidity to escape the crawl) and closed in the summer (to keep humidity out of the crawl). If the home is located in a frigid region, the vents should be closed to prevent pipes from freezing and help the floors to stay warmer. If the ducts are sweating, they need to be wrapped with insulation unless they are insulated on the inside of the ducts. Make sure that all joints and seams for the supply and return
ducts are taped and sealed airtight. Use either metallic tape – the peel and stick kind – or duct mastic. Other tapes and caulks will dry and fall off sooner or later. If at all possible, the crawl space vents should be permanently sealed and a dehumidifier installed in the crawl. Try to maintain the humidity at a constant level below 70 percent. Provisions will have to be made to drain or to pump away the water that is collected by the dehumidifier.

My brother would like to take over the contract that I signed for the first home, but the seller is refusing to sell it to him and is threatening to keep my $7,500 deposit. If I transfer the sales contract over to my brother anyway, is the seller obligated to honor the deal, or am I going to lose the $7,500? ANSWER: Most buyers usually can transfer their right to purchase a home
to someone else, provided the sales contract doesn’t specifically prohibit it. There are some exceptions, though, especially if the sales contract includes what real estate lawyers often call a “personal service element.” There are several types of personal service elements. A common one is created when the seller agrees to help finance part of the purchase by carrying back a second mortgage, which the buyer will repay over a period of months or even years. If such financing is involved, the seller probably can block your right to transfer purchase of the home to your sibling. This would be especially true if your brother earns much less than you do, or if he has a long history of credit problems. The seller also might be able to nix the transfer if, say,
you agreed to close the deal in a mere 30 days but your brother can’t close for several months. Talk to a real estate attorney for more details. *** REAL ESTATE TRIVIA: Property and casualty insurers made $55.5 billion in after-tax profits last year, the Insurance Information Institute reports, the industry’s second-best in history. The trade association credits the gains to fewer claims, higher premiums charged to homeowners and other factors. *** DEAR MR. MYERS: I have personally managed the fourunit apartment building I own for the past three years, but I’m sick of it -- dealing with delinquent tenants, the midnight
calls to clear a stuffed-up toilet, etc. How much would it cost to a hire a professional management firm? ANSWER: Property-management fees vary from one area to the next. Professional firms base their charges on a variety of factors, including the size of the building and the level of service that they’re asked to provide. Usually, though, you should expect to pay between 7 percent and 12 percent of the building’s total monthly rent for the company’s services. That doesn’t include the cost of most unexpected expenses, such as a bill charged by a thirdparty plumber or electrician. Several nonprofit trade associations can give you more information about property-management firms and can provide the names
of those that work in your area. One is the National Association of Residential Property Managers (800-782-3452, www.narpm.org). one co-borrower dies or a pair of coowners gets a divorce. Terms of the loan, including the interest rate, can’t be changed automatically either. Of course, the bank can still demand that the loan be paid in a lump sum or else start foreclosure proceedings if the survivor falls behind on the monthly payments later. In a related issue, another reader recently asked if she had to remove her late husband’s name from the title to their home right away. Again, the answer is no. Nonetheless, it’s better to remove a deceased owner’s name from the title sooner rather than
later. One reason: Some con artists have been known to scour local obituaries and then “steal” the deceased’s identity to surreptitiously refinance the loan to take out some extra cash or even attempt to sell the house itself. It most areas, removing a loved one’s name from the title to a property is relatively easy. It usually involves simply filing a copy of the death certificate and an “affidavit of survivorship” with the county recorder or similar agency. Taking the late spouse’s name off the title quickly won’t just help to avoid identity theft, but also will make the eventual sale of the home go more smoothly.

KEITH REED moths are not webworms. Please don’t panic and rush out and spray just because you see a few, this should only be used to gauge possible activity. It is the larvae that are the problem with this pest. They are small fuzzy caterpillars that can vary a bit in color but are generally light tan with either brownish-red or black heads. As soon as these larvae hatch and begin feeding, they begin building the web which serves as protection against predators and as it turns out, insecticides. There are a number of insecticides on the market that will provide good control of these pests when treating early. But as I’ve said, the web acts as an excellent defense mechanism and the web must either be physically disturbed (torn open) or a high pressure sprayer must be used for the insecticides to be effective. Contact the Extension office if you would like sug-
gestions for specific products that are effective in controlling these pests. Also keep in mind that if you do successfully kill the webworms, the webbing will still be around for the remainder of the season. Physical removal (pruning) is the only safe way to get rid of it. I mention safety because you may hear stories of people who eliminate the webs by burning them out. I’ve seen this go badly too many times to suggest it. It is not worth risking getting someone burned or starting a fire just to eliminate some unsightliness. We are getting reports in the Extension office of fall webworm activity. While these are common pests, this is a bit more than we normally see. It’s hard to be too bold in predicting the future for insect activity but this is one to keep an eye on right now. This pest is most wellknown for the large patches of heavy webbing that can dominate many of our fruit, nut and shade trees. While webworms are not fatal to a tree, they can be very unsightly and may have a significant impact on fruit and nut production in some years. If potential crop reduction or unsightliness is not a concern, control is unnecessary. However, if you do wish to try to control webworms, scouting now and treating early in the season is the key to success. Once they become well established, it’s too late for spraying to be effective. Begin scouting by looking for the adult moths. They are pure white and are about 1 1/4” across when their wings are open. Early mornings and late evenings are good times to scout for moth activity with the porch light often being the easiest place to look. Note that all white
