If you’re a first-time homebuyer, it’s important to find a mortgage professionals to help you determine if home ownership is right for you. Over the next several weeks, I’m going to walk you through each of the six home buying steps in-depth. Let’s begin. Step 1: Decide to Buy You’ve made the decision that you want to own a home. Before you do anything else,
ask yourself some questions: Why? What are your personal reasons for wanting to own a home? Make a wish list of wants versus needs and rank them as very important, would like to have, not important, do not want. In your list, include details like home type (single family, townhome, split level, lot size, etc.), construction (brick, rock, number of bedrooms, fireplace, etc.), and amenities (pool, wireless, neighbor-
hood, schools, etc.). Don’t skimp on the details. How long do you plan to own a home? If you’re planning to move in a couple years, renting may be more cost-effective. Talk with a mortgage professional to figure out how long it would take for you to break even on your expected home purchase. Ask them to help you with a rent versus buy analysis, which helps determine the better option for you. Do you have enough cash for a down payment and closing costs? How much do you have saved up? Do you know your expected costs? Will you have money left
over for the next mortgage payment, bills, food, gas, etc.? Don’t hesitate to speak with a mortgage professional who can help you determine what price of home you may be able to afford and what loan options you may qualify for. There is no obligation to buy, but knowing up front what your expected costs will be will help you plan and prepare. Can you afford the monthly payments, bills and have money leftover? When you determine what home price you can afford, carefully weigh your ability to pay the monthly payments, along with all your other expenses? Just because you qualify
for a certain home price, doesn’t mean you can financially afford the monthly payment. A mortgage should take no more than onethird of your gross income, but only you know your lifestyle and spending habits. Make sure you take all your monthly expenses into account when determining your ability to pay a monthly mortgage. Do you need a tax break? In most cases, renters don’t get a tax break, homeowners do! You can deduct the interest and mortgage insurance on your mortgage loan and property taxes. Consult your tax accountant first to discuss how purchasing a home may benefit you.
Ask yourself a lot of questions and don’t feel pressured to buy if you are not fully ready to commit to home ownership. There is a lot to owning a home after the purchase, such as maintenance, lawn care, utility bills, and association fees. Think through this first step carefully before you move on to step two, organize paperwork, which I will cover next time. change. The rules around leveraging a 1031 Exchange are too complex to fully outline in this article, but the gist of it is the tax on the sale of your property is deferred if you roll all the proceeds from the sale of one property immediately into another property. As you can con-
tinue to do this from property to property, utilizing the 1031 Exchange can be a powerful way to move up the property ladder and is a method many savvy investors have used as a catalyst to scale quickly. These have just been some of the major tax advantages to owning rental

Development and providing rental housing are vital to the country and the economy. But, they’re also jobs the government cannot do effectively, so they reward those who do with tax advantages. We started last week with one of the biggest advantages, which is the phantom loss of depreciation expense that lowers your tax basis without actually lowering your revenue, saving a very significant amount in the taxes you pay. That’s just one of the ways the government supports people that provide housing. There are a few more that we will touch on here. Another big advantage is simply the tax rate you are charged. Rental properties are considered passive income sources and, as such, are not subject to the personal employment taxes of social security and Medicare taxes. If you are self-em-

Don’t overreact to tree insects As we have approached mid-July the last few years, we’ve been alerting clients to the possibility of large webworm outbreaks. We can’t say with any level of certainty just yet if they are going to be present in large numbers again this year, but early indicators are they might not be. Let’s hope that trend continues. Regardless of how the webworm population does or does not develop this year, if you’re a regular follower of this column, you may remember that we seldom advise attempting to control these pests. While it’s no question that they are a visual nuisance, it is rare for them to cause long term problems for a tree. This is typical, not only for webworms, but most other insects that give homeowners cause for concern, redbud leaf-rollers being another recent example that
produced hundreds of inquiries to our office. The take home point here is to not over-react to an insect problem and reach for a pesticide as a first response when caring for mature trees and shrubs. Identify and/or research the pest and learn a bit about it before taking any more steps. Chances are good that the issue will work itself out
with minimal inputs from you. This being said, there are certain insect outbreaks that can require your attention to protect the long term integrity of the plant. A bagworm outbreak on a plant like a Leland cypress is a good example. If corrective action isn’t taken in this

Big tax code overhaul moving slow The Nation’s Housing Column KENNETH R. HARNEY between 2016 and 2020, could be reined in. This is important stuff to millions of owners and buyers of real estate, so where’s the legislative “reform” package Republicans have promised, cutting tax rates for individuals and corporations and simplifying returns for just about everybody? Does this have enough life in it to pass this year? Or is it shriveling away in the summer political heat? Here are a couple of things you should know: The tax overhaul efforts on
Capitol Hill and at the White House are alive and active but are mainly occurring behind closed doors. There have been no public hearings, no introductions of draft language, no markups of bills. In fact there is no “tax bill” per se that you can look at, even though we are halfway through 2017. The Trump administration’s tax plan released in April consisted of just a one-page handout, and there have been no significant details since then. The House Ways and Means Committee is work-
ing off a “blueprint” of proposals dating back to mid-2016 but hasn’t yet released an actual bill for 2017. And Senate Finance Committee Republicans have not yet produced even rough conceptual drafts of what they want to do, at least not for public consumption. The chairman of the committee, Sen. Orrin Hatch (R-Utah), only recently assigned members specific areas of the tax code to consider for possible changes. So it doesn’t appear that the Senate is all that far along in the process either. Even though shaking up the tax code is important, other, more immediate major issues coming before Congress stand in its way. They include a mustdo budget resolution for the next fiscal

year, but even that would likely require revenue-raising provisions in order to pass – and raising revenue, aka increasing taxes on somebody or another, is anathema to most Republicans and many Democrats. So where does this leave home owner and investor tax breaks? Safe from any radical changes for the time being. But even if a wide-ranging overhaul doesn’t pan out
in 2017, you can bet it will be high on the agenda next January. Then again, 2018 is a congressional election year. Incumbents don’t like to run on the message: Vote for me – I took away some of your cherished real estate tax benefits. So all bets might be off. Ken Harney is a columnist for the Washington Post. Add in the fact that Congress doesn’t have a lot of scheduled work days in Washington and you begin to see the squeeze taking shape. Even more important: Comprehensive tax code reform is always a minefield. It’s one of the toughest and most divisive exercises any Congress can attempt. That’s why the last time it happened successfully was back in 1986. If you’re a tax-savvy home owner, buyer or investor, you might be wondering: Hey, what’s going on with that big tax code overhaul bill the Trump administration and Republicans in Congress have been promising to deliver? There’s been plenty of news about health care legislation – the other blockbuster Republican campaign plank – but hardly a peep lately about a tax bill that could have far-reaching effects on real estate and other segments of the economy. Among the potential real estate changes that have surfaced: An end to home owner write-offs of state and local taxes; a doubling of the standard deduction, thereby watering down the mortgage interest deduction; severe limitations or an end to tax-deferred exchanging. Plus there have been questions about how any tax overhaul plan would treat the most generous lumpsum tax code benefit available to home owners: Exclusion of up to $250,000 or $500,000 tax-free from capital gains on home sales, depending on whether they file singly or jointly. Some analysts say that benefit, which is projected to cost the Treasury $166 billion in uncollected tax revenues

Most home buyers don’t know that many banks offer a service that can quickly improve their credit score. It may save them thousands over the life of a loan, or even make the difference between getting a mortgage and being declined. DEAR MR. MYERS: We signed a contract to purchase a home. However, when we applied for a mortgage, our credit report came back with a few errors on it. The bank and the credit bureau say it will take up to 30 days to review the mistakes and make any changes. The bank wants to charge us a higher interest rate because the errors have lowered our credit score, and the whole purchase might fall apart if we can’t meet our planned Aug. 11 closing date with the sellers. What can we do?
