eye-catching, what really got my attention was the beautiful line of velvet performance fabrics. To be able to have the elegance of velvet without the constant fear of a ruined chair is something I had previously thought to be nearly impossible. When shopping for your next upholstered piece, be sure to check out performance options. Not only are their prices comparable to other upholstery fabrics, your beloved pieces will be more equipped to stand up to heavy use. Finally, we loved the beloved and iconic Thibaut and Schumacher lines, both fabric and wallpaper. These mills have been producing timeless

While we have been loving performance fabrics for quite some time, they are getting a whole new look. If this has not been a great vegetable gardening season for you, you are not alone. Here are some of the most common issues being reported by area vegetable gardeners as well as some suggestions for alternatives depending on your circumstances. • Complete plant loss from excessive rains. Many plants simply drowned during our extended rainy spell. Many of those that did survive have continued to struggle thanks to high levels of disease pressure and limited root development. It should help to pinch or prune off diseased or damaged leaves, especially those closer to the ground. If you have not mulched yet, do so as soon as possible to help maintain consistent soil moisture. • Some tomatoes are doing great and some are not doing well at all. If your foliage is healthy but not flowering, consider giving the plants an aggressive pruning. This should help stimulate flower and fruit production. Ducts that are installed in a hot attic space need a thick layer of insulation on the top, bottom and on both sides of the ducts. A suggestion that the filter needed to be changed may help to increase airflow. Sometimes a dirty filter can reduce the airflow and other times it is the better filtration quality of the filter that reduces airflow. While we always suggest filters that have better filtration ratings, some HVAC systems are

designed such that a better quality filter can cause many issues with the operation of the system. Proper maintenance requires the filter or filters be changed often. Another source of air leakage may be the furnace, which is located outside of the home in the garage. Seal as many of the seams and openings on the furnace and coil housings you can find. Have an experienced HVAC (heating, venting, air conditioning) technician inspect the ducts under the home and in the attic. The supply ductwork should have been designed by the original installer to ensure the air being pushed through the ducts by the fan reaches all of the rooms equally. Proper sizing of all the ducts is very important to ensure the comfort of the home’s occupants. All of the ducts, both supply and return air ducts, need to be sealed as airtight as possible. If needed, use only a metallic tape made for ductwork or a duct mastic to seal all joints and seams of the ducts. If the ductwork in the crawlspace is condensing, where drops of water form on the outside of the ducts, this is a sure sign you are

be completed by its scheduled date. Just 24 hours before the long-delayed deal was finally expected to close, the bank canceled its approval of the buyers’ loan after discovering that they had filed for bankruptcy a few weeks earlier. The prospective buyers refused to move out of my neighbor’s house. They never paid him any rent, and he had to spend thousands of dollars in legal fees to evict them, plus thousands more to get the home back into shape so it could be marketed again. The home went back on the market for three months – during which time my friend was forced to pay the mortgages on both his old home and his new one – until it finally sold for $12,000 less than the original buyers agreed to pay six

The company said the U.S. pullout was caused by rising losses from its rapid expansion, though real estate analysts also note that Purplebricks has had a number of changes in top management and that many of its agents have recently left because the huge earnings that they expected never materialized.

imate? ANSWER: It appears legit, but it doesn’t really matter. That’s because the U.K.based company announced on July 3 that it is withdrawing from the U.S. market to refocus on its profitable operations in England and Canada. Purplebricks arrived in the U.S. only about two years ago. It offered to market a seller’s home for a flat fee of about $4,000 as long as the seller also agreed to pay the buyer’s agent commission, which typically works out to about 3% of the home’s selling

It’s tempting for a seller to temporarily rent their home to their buyer when closing is postponed, but it’s also an option that’s fraught with potential problems. DEAR DAVE: We agreed to sell our home and the deal was supposed to close earlier this month, but now it will take at least two or three weeks longer to complete because appraisers, home inspectors and lenders in our area have been backlogged with work. The buyers would like to sign a short-term rental agreement with us now so they could move in before the sale finally closes and the property’s title is transferred into their own names, which would be fine with us because the temporary rental income would help us to pay the mortgage on our new home and the other mortgage we’re still holding on our old one. What do you think of this plan? ANSWER: Not much. It’s under-
