Building your perfect rental team Real estate investing is not a solo game. You will have to rely on many other people to achieve maximum success. The main team members you need to select and will deal with are a Realtor, a property manager, a banker and an accountant. We’ll talk about them in the order they need to be added. It is important to know enough about every subject to have intelligible conversations with each member of your team, but you should rely on them be the experts in their field. Your focus is on becoming the expert at investment analysis and acquisitions. THE REALTOR – Find a local realtor that is reputable and reliable. If at all possible, look for a realtor that specializes in investment properties for even more insight. Although an investment specialist is not always avail-

Not only will a Realtor be able to set you up with automated alerts whenever something matches your criteria, they can also advise you on trends, neighborhoods and values. Never ask your Realtor to cut the commission to get a deal done, at least not if you want them or any other Realtor to continue sending you deals. THE PROPERTY MANAGER – A good property manager is worth way more than they

charge. Not only can they often make you more money than their fee over the course of time, the peace of mind of knowing your property is being cared for and maintained properly is invaluable. They can often rent your property faster and for the highest amount without increasing vacancies. They can also perform general repairs and maintenance faster and at a lower cost than you handling it yourself. When selecting a property manager, do your research and meet with everyone in your area. Create a list of questions and interview them. Questions such as: How many proper-

ties do you manage? What type of property do you specialize in? What is your fee structure? What is your required contract term? How do you market to tenants? How do you screen tenants? What are your average maintenance charges for various items? How often do you do inspections? What vendor relationships do you have that may save me money? What do your owners reports look like? Do I get copies of all the bills and invoices with your monthly reports? How often do you pay the owners? Do you pay by direct deposit? Create as long as a list as you would like. Research them online. Find out what people are

saying, both tenants and owners. Ask for a few owners you can call and talk to for references. Be incredibly thorough. These are the people you are entrusting to maintain the profitability and the

Another helpful tip for insuring a good crop, and one that might seem counterproductive until you’ve seen the results it can yield, is to thin the pecans. A tree can only put so much energy into producing a crop. In years like this when we have high numbers of immature nuts, this means it

One of the biggest pests for pecans is the pecan nut weevil. If you’ve ever been disappointed to find empty nuts on the ground with a small hole pierced in the shell, you know what kind of damage they can cause. Mid to late July is the time of year this pest usually shows up, typically just after a heavy rain. Spraying a mature tree for this pest is not practical for most homeowners. Soil applied products just don’t work well for this pest. Fortunately, the behavior of the weevil allows us to use a simple option to help control the population. Adult weevils crawl up the tree trunk to feed. You can successfully capture a good percentage of these insects as they begin their climb if you install circular weevil traps on the trunk. While capturing some of these insects will not eliminate nut damage, it will reduce it significantly. If you have the equipment or resources to spray the entire tree, the traps can help you

Court penalizes Quicken in appraisal case WASHINGTON – Quicken Loans arguably has the mortgage industry’s squeakiest-clean image – named by J.D. Power as No. 1 in home loan customer satisfaction for seven years in a row and No. 1 in loan servicing for three years straight. It also has a reputation as a technology innovator, witness its heavily advertised and popular “Rocket Mortgage” option that cuts time and red tape for applicants. So it might come as surprise that a federal district court last week levied nearly $11 million in fines and damages against the company for home owners who the court said were victims of an alleged appraisal tampering scheme by Quicken during the housing boom and bust years in West Virginia. Lori Noble, an appraiser with Real Property Consulting Group in Charleston, West Virginia, told me that “I never saw other companies do it” – that is, include “owner’s estimate” dollar figures to appraisers along with order forms offering the assignment of work. But Pat Turner, an appraiser in Richmond, Virginia, said during the boom years, before federal appraisal reforms were enacted, lenders and loan officers weren’t shy about revealing the target value they needed to close a loan. In fact, he said, they got their message across far more bluntly than simply labeling the number needed as an “owner’s estimate.” Major lenders “actually supplied [appraisers] with the figure needed to make the deal work,” he said. Frequently there

was no subtlety about it. Some loan officers “would call appraisers and say: ‘If you can’t make the value, don’t do the appraisal.’” And if the appraiser told the loan officer that there was no way he or she could hit that value, the loan officer would threaten to withhold future assignments. “If you don’t make value you will never get another deal from us,” they would say, according to Turner. So what to make of this decision, which touches on

one of the most sensitive issues in real estate? Clearly this case is not over, given Quicken’s plans to appeal. The final judgment is not in. But it illustrates a fundamental point: Consumers expect and pay for accurate and independent valuations of their homes and the equity they have in it, totally free of outside influences, from any source.
