ANSWER: You are obviously in a tough spot. I am happy, though, that you still have a job: About 21 million Americans don’t anymore. I can certainly understand your concern about paying the mortgage on your current home while you’re living somewhere else, but don’t make the decision to rent the place to tenants until you weigh all the pros and cons. On the upside, the rental income that the property would generate could indeed go a long way toward covering the mortgage payments or might even provide a small profit. That’s a particularly important point to consider if sales in the area are slow and it could take several months to find a buyer.

You could even offer a lease-option contract, which would allow the tenant to initially rent the home and choose to buy it at a prespecified price at a later date -- a move that would also allow you to avoid the hassle of marketing the home to the public and perhaps even the cost of hiring a real estate agent. If the bank must eventually foreclose, it would leave a scar on your credit record that would last for several years. Your letter states that your wife is a doctor and “makes a lot of money,” so she should try to refinance the current mortgage in her name only. Doing so would sever your own financial ties to both the home and the bank. Of course, the simplest solution would be to sell. It can be relatively easy to dissolve a marriage, but “divorcing” yourself from a mortgage you share with a spouse can be more difficult. DEAR DAVE: My wife and I are getting divorced. She is a physician, makes a lot of money and would like to keep our house. She promises to make all of the future mortgage payments if I agree to sign a quitclaim deed that would give my half-interest in the home to her. This seems like a reasonable plan to me. What do you think? ANSWER: I don’t know how much you trust your soonto-be ex, or how contentious your divorce may become. For legal purposes, though, the lender on the home that you and your spouse currently share can hold you personally liable for the entire balance of the mortgage if it goes unpaid. You and your spouse both co-signed for the loan, which means that you must pay the entire bill if she cannot or will not pay it later. Signing a quitclaim deed is not some sort of cureall. It would simply mean that you give up all your legal interest in the property, but still are liable for its future

Combine this with the unusual streak of high winds (for this time of year) and plants are showing significant signs of moisture stress. Adjust your irrigation plans accordingly. This is also a good time to look closely for dry spots brought on by irrigation system maintenance issues like broken heads. • Spring wildflowers have completed their bloom cycle. As flowers dry and brown off, the seeds can be collected to be saved for another time or to be shared with a friend. You can also leave the plants in place to ensure a self-reseeding for next season. In wildflower patches where everything is past bloom, mowing or using a weed trimmer to knock these plants down will help with seed distribution. Don’t worry about cleaning up all the dead plant matter as this serves as a mulch for the next round of germination. • Perennials like iris, daylilies and overgrown peonies can be divided and/ or moved the later

They even planted new shrubbery, Hoffman said. “Hinton does a lot of nice things for the older people,” he said. “They did a lot for me.” Hoffman enjoyed getting to know the group of volunteers in their teens and early 20s who arrived by bus to work on his home. He later attended a farewell dinner for the out-oftown volunteers at the center and gave a speech thanking them. “The kids were great,” he said. “They had a good time.” Hinton Center serves as a model for retreat guests who may volunteer locally while visiting, then take what they learned back to their communities.
Volunteers have built wheelchair ramps that allow a previously homebound person to become mobile and perhaps leave the house for the first time in years. Repairs have made houses suitable for children to continue living with their parents. Helping drug-addicted residents locate treatment contributes to healthier, safer housing, too, because if substance abuse persists, a repaired home may end up wrecked again, Gottlieb said. One of the safe housing checklist items asks whether medicines are safely stored, thus preventing access by someone who shouldn’t take them. Hinton Center has been doing home repair for more than 50 years. In 2016 and 2017, it
launched a study that transformed its home repair ministry to focus on larger issues of social determinants of health as they relate to housing. Along with housing, the center has task forces to examine transportation, technology, economic development, education, children’s needs and substance abuse. For its safe, healthy and affordable housing program, Hinton Center was a top contender among honorees for the American Heart Association’s Empowered to Serve Business Accelerator, highlighting work promoting healthy
living. Hinton Center also operates several other ministries. It delivers firewood to residents who need it for heat but can’t buy or gather it. Its garden ministry shares fresh vegetables locally. The center has worked with local doctors and paramedics who refer patients to the center for services. It’s working on a “mobile teaching unit,” a truck to help with community education, and is participating in parades and community fairs and circulating information through billboards and news articles.

Exercise is often a social activity, but in the wake of social distancing guidelines issue in response to the COVID-19 outbreak, many people have found themselves looking for ways to exercise at home. Building a home fitness room has never been a more timely project, and such a project can continue to provide rewards even when life returns to some semblance of normalcy. Here’s how to successfully stock a home gym. • Find a dedicated space. A home gym will be limited by the amount of space that can be devoted to workouts. Possible fitness room locations include a spare bedroom, a garage, a basement, or an enclosed patio. Measure the space so you can pick and choose equipment that will fit.
