Make a point of removing any and all dead wood, twigs or “canes” throughout the whole plant. Remove them by cutting back to living wood so the wound can heal and produce new replacement growth. If in doubt about living or dead, nick the bark before you cut. If it’s green underneath, it’s alive. Always keep your rose pruners razor sharp. The cleaner your cut, the faster it heals and the
less dieback results. If you must cut a big green cane during the heat of summer, dab some craft paint on the open wound for a bandage to prevent dieback. Use long handled loppers to cut out the big old canes and a short pruning saw is perfect for rotting stumps of dead sections. Even though roses slow down in the late summer heat, out west they flourish in the fall too, blooming along the Pacific Coast beach towns from Canada to Mexico. Ishbia said the company has sold the loans to both Freddie Mac and Fannie Mae.
So what does all this mean to you if you’ve been planning to buy a home with a tiny down payment? To begin with, be aware of the premium pricing issue: None of these loans involving “gifts” should charge you more than a standard 3 percent down plan. Ask about it. Also be aware that 3 percent and 1 percent loans come with their own special requirements: income limits and sometimes higher credit score minimums. If any of these sounds attractive to you, here’s a little sobering news: One of the country’s two largest mortgage sources is eliminating them. In a surprise move, giant investor Freddie Mac announced that it is ending purchases of certain low down payment loans that include lender contributions to the buyers’ down payments. Under these programs, a lender might reduce the required minimum down payment on a Freddie Mac “Home Possible Advantage” loan from 3 percent to just 1 percent. The 2 percent difference would be provided by the lender as a gift. Under the revised policy, borrowers will need to come up with at least 3 percent of the value of the house from their own personal resources for the down

A warming climate brings increased risk of droughts for California and a need for more tools to help plants survive. Scientists at the RIKEN Center for Sustainable Resource Science in Yokohama, Japan, were surprised to learn that maybe a little vinegar can help, according to an article published this summer in Nature Plants. When studying the response of genetically modified plants to drought,
the researchers noticed that some tolerated dry conditions much better. Curiously, these mutants accumulated higher concentrations of acetate, a chemical closely related to vinegar, than the naturally occurring plants. They decided to see if simply watering unmodified Arabidopsis plants, a small, flowering cabbage relative, with vinegar could also do the trick. Of the plants previously watered with very dilute vinegar, 70 percent survived while almost none of those that were

processes important to plant health. The acetate response was also tied to the plants’ use of jasmonic acid. The acid, which gives jasmine flowers their fragrance, is produced by plants as part of its defense against insects and fungus. As a result, differ-
ent levels of acetate could mess with the plants’ protection against pests and pathogens, he said. Is it likely that people will spray vinegar across their fields to ward off drought? We don’t know yet, but it could be one tool out of many to keep plants healthy.

Misplaced fence creates ‘wall’ between neighbors About Real Estate DAVID MYERS lawsuits are filed each year by one homeowner against another when it’s discovered or alleged that a fence, wall or other permanent divider illegally protrudes on the plaintiff’s property. Fortunately, you probably don’t have anything to worry about. it. And even if the surveyor’s report is accurate, the divider stands a few feet on the neighbor’s side of the property line - which makes it her problem, not yours. It would be a nice gesture if you offered to pay half the cost of removing the fence and rebuilding it in the proper place, even though you likely have no legal obligation to do so. So, now she wants my wife and me to pay to have the fence demolished and replaced with a new one that would be in its proper place. The fence was here when we purchased our home nearly 20 years ago, and we never knew about the encroachment until now. Do we have to honor our neighbor’s request? Would lining up investors, who will take a percentage of the profits, be the same thing as acquiring debt? – Jay Dear Jay, It wouldn’t be the same as taking on debt because if there are no profits, the investors get nothing. It’s more like taking on partners and what you would call an equity position — meaning they’re owners in the business. They may have only limited rights as owners, but essentially you’re taking on partners. There’s a method that was used in the old days that’s still available today called syndicating a piece of real estate. You would set yourself up as the general partner and set the investors up as

They can be given the lion’s share of the tax write-off, and the depreciation schedule. Traditionally in those models, the general partner takes less of the depreciation schedule but gets a fee for running things and has a position of ownership. There’s a restriction under Blue Sky Laws on the number of limited partnership units allowed before it becomes a situation where you’re selling stock. Check with your state and current securities laws to be sure of the exact number to avoid any impropriety. You can do a limited partnership or syndicate a piece of real estate, but they can both be very messy and time consuming for
the money you get out of it. Honestly, I don’t think it’s a good method for you to buy an apartment complex at this stage of your investing life. It’s more like a way for you to get into the business of running a bunch of limited partners with a ton of paperwork and bookkeeping thrown in. It doesn’t sound like a lot of fun to me. If I were in your shoes, I’d use the $100,000 in cash to buy a money-making property — maybe a nice rental house. Then, save your money, invest and buy another one. And again, save the money, invest and buy another one, over and over again. It’s a gradual process, but I don’t teach or advise people to go into partnerships or borrow money. The spading fork is vital for perennials and succulents and plants that are in rocky ground or bear soft fleshy roots. The fork can be used to loosen
soil all around a perennial so it lifts gently and intact, ready to carry elsewhere to replant or pot. The spading fork is the primary tool for raised bed gardening to blend soils and turn the ground with compost for renewal. There’s little doubt that during the Great Depression every man turned his wife’s vegetable patch by hand with a fork. It is renowned for more easily turning over backyard soil to make a new vegetable garden from scratch just like grandpa did. Shovels leave dense clods packed by pressure of the blade that must be broken up. If there’s one tool to make gardens and get yard work done, it’s a spading fork. Buy the strongest tines you can
find because they take a lot of pressure prying plants out of the root bed. Also pay attention to the handle connection, since weak ones fall apart where the stem of the tines is inserted into the wood handle. American made spading forks are superior to imported ones, except for those manufactured in England where men are very serious about their forks. The longer you use a spading fork, the more indispensable it becomes. All those special tools you see advertised on TV can be discarded in favor of this one universal gardener’s fork. Where weeds are deeply rooted in, use the fork to loosen the soil be-
fore you pull them out with the roots. Stick it into dense soil or lawn to open up the drainage. Nothing works better to sift out all the detritus from your raised beds or clean up at the end of the
season. Perhaps after you give your husband or dad a great spading fork for Father’s Day, be ready show him where you want the new garden next week so he can try it out.
