Paying small ‘inspection fee’ could save thousands of dollars in trouble No buyer wants to shoulder the cost of an inspector’s fee, but it’s money wellspent if the inspection uncovers hidden problems. DEAR MR. MYERS: We signed a contract to buy a house and, following your advice, made our offer contingent upon receiving a satisfactory report prepared by a professional home inspector. The inspector found several problems, including mold in the walls, that would require about $24,000 to fix. The seller won’t make the needed repairs or reduce her price to offset the cost of the work, so we have decided to cancel the sale and demand that our deposit be returned. Can we also demand that the seller reimburse us for the $450 inspection fee? ANSWER: Paying your loan off would certainly relieve you of a major monthly expense, but it probably won’t raise your credit score. In fact, it could actually lower it. Most banks and other creditors check a consumer’s FICO score when determining whether a loan or other type of account should be approved or denied. The FICO scoring system was developed a few decades ago by California-based Fair Isaac Corp., and it’s designed to help lenders gauge an applicant’s future credit risk. Therein lies the rub. An installment loan that you pay monthly, whether it’s a mortgage or a car payment, gradually increases your credit score because your prompt payments demonstrate that you are a reliable

borrower. But if you pay the loan off in a lump sum, you’ll no longer have a credit-building account – and your FICO score may drop. As my kids might say, “That’s kinda goofy, huh?” And I would agree. Still, I think that paying your loan off with the resale profits from your

uncle’s home might be a good idea. Paying the mortgage off in a lump sum will save you thousands of dollars in future interest payments, even if it doesn’t hike your credit rating. You could invest the $77,000 in a certificate of deposit, depending on the interest rate of your mortgage.

Pecan Nut Weevil and crop thinning One of the most troublesome pests for pecans is the pecan nut weevil. If you’ve ever been disappointed to find empty nuts on the ground with a small hole pierced in the shell, you know what kind of damage they can cause. This pest typically shows up this time of year, typically just after a heavy rain like most of our area has just received. Spraying a mature tree for this pest is not practical for most homeowners. Soil applied products do not work well for this pest. Fortunately, the behavior of the weevil allows us to use a simple option to help control the population. Adult weevils crawl up the tree trunk to feed. You can successfully capture a good percentage

While capturing some of these insects will not eliminate nut damage, it will reduce it significantly. If you have the equipment or resources to spray the entire tree, the traps can help you get a better idea of numbers to help determine if spraying is warranted. production, nor do they do any long term harm to the tree. Another helpful tip for insuring a good crop, and one that might seem counterproductive until you’ve seen the results it can yield, is to thin the pecans. A tree can only put so much energy into producing a crop. In years like this when we have high numbers of immature nuts, this means it is unlikely they will fully size and mature. Removing some of the excess now is a good way

to do this. If you are seeing large numbers of clusters with 5-6 nuts a cluster, thinning will likely be helpful. Commercial growers can simply give their trees a short shake but obviously that is not an option for the homeowner. You can thin the crop using a frailing pole. These long bamboo poles are often used as a harvest aid but they will work for thinning as well. If you don’t own (or can’t locate) a bamboo pole, a long piece of pvc

pipe works fairly well for this purpose. Thinning is not an exact science so it’s hard to know just how many to remove. I suggest starting with about 25% of the nuts you are able to reach. Two notes of caution: pecan trees are notorious for dropping limbstake care that you don’t dislodge a large limb and hurt yourself. And two, be wary of any overhead electrical lines in the area. If you thin, try to keep notes on

your efforts. Come harvest time, this might help you to better determine if your efforts were worthwhile.
