Refreshing turfgrass on shady lawns The turfgrass of choice for shady lawns in Payne County is Tall fescue. Tall fescue is a tough plant but even so, surviving Oklahoma summers can often be a challenge. Under the best of care, it’s not unreasonable to expect to reseed these lawns every few years to provide a quality turfgrass. Right now is an ideal time to restore a tired tall fescue lawn to top condition. If you have not had your soil tested in the last few years, please have a routine test done to ensure the nutrient levels are adequate and the pH level will support healthy plant growth. Contact us in the Payne County Extension office if you need more information on this procedure. If an area is heavily infested with weeds, hoe them out or use a non-selective herbicide to eliminate them (avoid using products labeled “long term” or “long lasting” as these

KEITH REED contain active ingredients that will inhibit germination of the new grass plants). Unless the volume of weeds is very high, it’s not necessary to rake the weeds up as they can actually help serve as a form of mulch, improving germination for the new seed. Using a landscape rake, rough up the soil surface so at least the top ½” or so it is nice and loose. If the soil is extremely tight, renting a core aerator is another way to accomplish the same goal. Tilling the area deeply is not required, and in some cases, can be detrimental to sensitive roots of nearby trees. Apply fertilizer based on the soil test results. Select a turf-type

Home Grown Tall fescue seed or a blend of Tall fescue/ Kentucky bluegrass. The Kentucky bluegrass will not produce a quality lawn as a single stand, but in some years, it can serve as a buffer against diseases that tend to thin out Tall fescue. If the lawn is thin overall, apply seed at the rate of 7-8 lbs./1000 sq. ft. If seeding small areas, sprinkle the area liberally with seed, so that the ground is approximately 50% covered with seed. Rake the area vigorously until some of the seed disappears s s o c i athe tes & Ainto RE L T Yit soil. Roll orAtamp down to help insure

that water can move efficiently from the seed to the moist soil. Water regularly so that the surface stays damp (but not flooded) until you start to see small seedlings pop up. Once this happens, begin to slowly back off the watering frequency so the soil dries slightly between irrigation events. Begin mowing when the new seedlings are approximately 2-2 ½”. Sharp mower blades will be very helpful at this point since the seedlings will be tender and easily damaged with a dull blade. Regular mowing will encourage the new plants to spread out and fill in while helping to minimize weed pressure.

Thirty to forty-five days after seedling, make a nitrogen fertilizer application such as 46-0-0 at 2lbs./1000 sq. ft. to encourage strong growth well into the fall. When leaves begin to fall, keep them mulched or raked up. While a few leaves on the

that you rarely use to allow for better airflow. To eliminate mild odors, place an open box or a bowl of baking soda on a shelf and replace the powder monthly. For stronger smells, Forte says, you’ll need a closet dehumidifier. Small, non-electric ones are available at most home-improvement stores and big-box retailers for as little as $10. Forte is fond of the Willert airBOSS Dry Zone dehumidifier. It’s a sleeve of calcium chloride beads that turn to gel as they absorb moisture. Just place the beads on a shelf or hang them on a rod; when the beads disappear and turn to gel, simply slip in an inexpensive refill.

Home projects to kick off at summer’s end By HomeAdvisor HomeAdvisor

Labor Day unofficially marks the end of summer, but there’s still plenty of time to cross projects off your summer to-do list. According to HomeAdvisor data, homeowners commonly start these projects around the beginning of September: ROOFING REPAIR AND INSTALLATION Hiring a pro to address roof-related problems like loose shingles, leaks, damaged flashing and bad ventilation

will ensure that your home is both warm and secure as colder weather hits. And if your roof is beyond repair, now is a good time to tackle a complete roof replacement. TREE SERVICE Dead branches and broken limbs can pose a hazard to your home all year long. But as the temperatures drop and winter storms blow in, they can become a real danger to your family and your property. Getting those trees pruned, trimmed and treated by a pro – before the seasons

change – not only eliminates this threat, but it also helps to prevent unsightly debris from piling up in the future. What’s more, it will ensure that backyard elm or weeping willow will be thriving once spring arrives. MAJOR REMODELS Home remodels can be a great investment, but they can also be invasive. Starting a major remodel while the weather is still mild will make it easier for your pros to do prep work and store their tools and ma-

terials outside and out of your way. And beginning a kitchen renovation before winter hits will allow you to use your grill and outdoor eating space while your indoor space is out of commission. GUTTER CLEANING Clogged gutters can cause ice dams, foundational damage and leaky ceilings. Fortunately, removing debris from your gutters is simple – and DIYable. Lean a ladder against your home and clear away any sticks, leaves and other fragments.

You can also use a leaf blower to quickly eliminate gutter gunk. Hire a pro if you notice any damage or don’t have the time to tackle this project. Professionals will keep your gutters in good health and provide quick solutions to potential problems. LANDSCAPING September is an ideal time to prep your yard for chillier temperatures. Seeding, trimming perennials and planting bulbs, shrubs and trees can ensure your yard is healthy come spring. It’s also a good idea to

DECKS AND PORCHES Between foot traffic and sun exposure, your deck can take a beating during the warmer months. This makes the end of summer a prime time to touch up any damage or deterioration. This is also a great time to install a porch or deck. In addition to better working weather, a late-summer installation will allow you to enjoy your new deck or porch during the cool fall weather – just in time for autumn cookouts and football watch parties!

Hope is on the horizon for home buyers in gig economy The Nation’s Housing Column

a friend to sell vegetables at a farmer’s market. Because of start-up cost deductions, the partnership claimed a $500 tax loss for its first year on IRS Schedule 1040E. Ultimately, the applicant was forced to only use his regular employment income for the mortgage, because QM-rule paperwork requirements to substantiate the $500 in losses were excessive -- two years of federal-tax statements, a yearto-date profit-andloss statement and a balance sheet for the business. Mills called the current rules “well-intentioned” but “antiquated.” Prospects for the Warner-Rounds bill? Mills said he expects House sponsors to offer their version of the Sen-

ate bill soon. Given the bipartisan nature of the proposal and the breadth of constituents affected, he thinks the legislation has an excellent chance, though probably not until next year’s congressional session. Meanwhile the two largest sources of mortgage money in the U.S., investors Fannie Mae and Freddie Mac, are actively exploring ways to more fairly underwrite

self-employed and gig economy applicants. A Freddie Mac official told me the focus is on automated solutions that would be able to document the incomes typical for self-employed and gig economy workers. Bottom line: Remedies are in the works – and they could come in the months ahead. Ken Harney’s email address is Harneycolumn@ gmail.com.

WASHINGTON – Here’s some promising news for self-employed entrepreneurs, “gig” economy workers and small business owners: There’s a bipartisan push underway on Capitol Hill to make the home-mortgage process a lot easier for you. For years, federal lending rules have favored applicants with easily documentable incomes – people who can show underwriters pay stubs, W-2s and two years of steady income plus the likelihood it will continue. The same rules have made it more challenging for people who work for themselves, earn money at multiple jobs or have big seasonal swings in what they earn. Say you’re a Lyft driver and you run a cash-intensive food truck business on the side. You earn good money and you have decent credit scores and savings, but your income jumps around from month to month depending on sales. You’re likely to have a hard time convincing lenders about your total income – it’s not steady, and at least some of it can be difficult to document. Your loan officer may end up saying: Sorry, I can’t fit your income pattern into the boxes mandated by federal quali-
