Refreshing turfgrass on shady lawns The turfgrass of choice for shady lawns in Payne County is Tall fescue. Tall fescue is a tough plant but even so, surviving Oklahoma summers can often be a challenge. Under the best of care, it’s not unreasonable to expect to reseed these lawns every few years to provide a quality turfgrass. Right now is an ideal time to restore a tired tall fescue lawn to top condition. If you have not had your soil tested in the last few years, please have a routine test done to ensure the nutrient levels are adequate and the pH level will support healthy plant growth. Contact us in the Payne County Extension office if you need more information on this procedure. If an area is heavily infested with weeds, hoe them out or use a non-selective herbicide to eliminate them (avoid using products labeled “long term” or “long lasting” as these
KEITH REED contain active ingredients that will inhibit germination of the new grass plants). Unless the volume of weeds is very high, it’s not necessary to rake the weeds up as they can actually help serve as a form of mulch, improving germination for the new seed. Using a landscape rake, rough up the soil surface so at least the top ½” or so it is nice and loose. If the soil is extremely tight, renting a core aerator is another way to accomplish the same goal. Tilling the area deeply is not required, and in some cases, can be detrimental to sensitive roots of nearby trees. Apply fertilizer based on the soil test results. Select a turf-type

Home Grown Tall fescue seed or a blend of Tall fescue/ Kentucky bluegrass. The Kentucky bluegrass will not produce a quality lawn as a single stand, but in some years, it can serve as a buffer against diseases that tend to thin out Tall fescue. If the lawn is thin overall, apply seed at the rate of 7-8 lbs./1000 sq. ft. If seeding small areas, sprinkle the area liberally with seed, so that the ground is approximately 50% covered with seed. Rake the area vigorously until some of the seed disappears s s o c i athe tes & Ainto RE L T Yit soil. Roll orAtamp down to help insure
that water can move efficiently from the seed to the moist soil. Water regularly so that the surface stays damp (but not flooded) until you start to see small seedlings pop up. Once this happens, begin to slowly back off the watering frequency so the soil dries slightly between irrigation events. Begin mowing when the new seedlings are approximately 2-2 ½”. Sharp mower blades will be very helpful at this point since the seedlings will be tender and easily damaged with a dull blade. Regular mowing will encourage the new plants to spread out and fill in while helping to minimize weed pressure.
Thirty to forty-five days after seedling, make a nitrogen fertilizer application such as 46-0-0 at 2lbs./1000 sq. ft. to encourage strong growth well into the fall. When leaves begin to fall, keep them mulched or raked up. While a few leaves on the

A Freddie Mac official told me the focus is on automated solutions that would be able to document the incomes typical for self-employed and gig economy workers. WASHINGTON – Here’s some promising news for self-employed entrepreneurs, “gig” economy workers and small business owners: There’s a bipartisan push underway on Capitol Hill to make the home-mortgage process a lot easier for you. For years, federal lending rules have favored applicants with easily documentable incomes – people who can show underwriters pay stubs, W-2s and two years of steady income plus the likelihood it will continue. The same rules have made it more challenging for people who work for themselves, earn money at multiple jobs or have big seasonal swings in what they earn. Say you’re a Lyft driver and you run a cash-intensive food truck business on the side. You earn good money and you have decent credit scores and savings, but your income jumps around from month to month depending on sales. You’re likely to have a hard time convincing lenders about your total income – it’s not steady, and at least some of it can be difficult to document.
