With fall tree-planting season fast approaching, the time is right to talk about dealing with a common problem the majority of us in Payne County face; heavy clay soils. While some tree species of trees can do fine (some even preferring) these soils, many struggle. Fruit trees such as peaches are one popular example. While it’s not practical to replace the soil, there are some things you can do to improve a trees’ opportunity to thrive. Heavy soil isn’t all bad-everything else being equal, it is likely going to contain more nutrients and has a greater water-holding capacity than a sandy soil. Drainage (or lack of) is the problem. Roots must have water, but they must also have plenty of air. The roots can’t get to the air if the soil remains water logged for an extended period of time. (Note, there are always exceptions in the plant world. A bald cypress is a great example of a tree that can do just fine growing directly in water). Roots also need room to grow. The tighter/heavier the soil, the more difficult it

Condo developments and millennials could soon get help from Washington Promising proposals on Capitol Hill would make it easier to buy or refinance a condominium, and also ease mortgage-qualifying standards for people with high student-loan debt. DEAR MR. MYERS: I am the vice president of a large condominium development. The home values here haven’t gone up very much, mostly because the Federal Housing Administration won’t insure loans here. This is because a lot of the condos are owned by investors who rent their places out instead of living there themselves. I heard that the FHA is now re-thinking its loan rules to make it easier to buy, sell or refinance a condo in developments like ours. Do you know anything about this? ANSWER: Sure. Back in May, at the National Association of Realtors’ annual Legislative Meetings and Trade Exposition in Washington, D.C., U.S. Department of Housing and Urban Development Secretary Julian Castro - who also

It already has been sent to the federal government’s Office of Management and Budget for review and public comment, which typically is one of the final steps before a change in federal policy can become law. the crowd that changes also may be coming that would make it easier for millennials - the millions of Americans who began reaching early adulthood around the turn of the century - to buy a home, even though many of them are saddled with huge amounts of student-loan debt. A staggering 42 million Americans have an average of $29,000 in federally backed student loans outstanding, Chopra said. About one-sixth of these borrowers are in default, and each day an additional 3,700 fall behind in their payments. Chopra stressed that many of those who are in default aren’t just 20-somethings. Millions are baby boomers who co-signed for their grown child’s student loan or borrowed money to go back to college themselves, but now can’t repay the cash. To help pave the
way for new home buyers, HUD Chief Castro said that the FHA would reduce the amount of deferred student debt, from 2 percent to 1 percent, that counts against a borrower’s debtto-income ratio. That means that someone with $10,000 in deferred student loan debt would technically be considered to have a $100-permonth repayment obligation when a mortgage lender reviews a loan application, rather than $200. The change could add thousands of dollars to a buyer’s borrowing power, lower the amount

The power of nature in design Designing our homes changes with the passage of time. The patterns of our lives shift as children come and go. Space requirements connected with work and play, families and hobbies stretch out or contract according to the requirements of the day. Fashion trends have their sway on colors and moods as political and environmental issues focus on what’s happening in the world. But through it all, there are four basic elements at play. Since I have never mastered the art of arranging fancy floral arrangements, I have to keep mine super simple and easy to execute. I pick vases with narrow openings, trim the flower stems short, and insert just a few blossoms. My bouquets always look simple, and sometimes a bit messy, but it suits me fine.
GET CREATIVE WITH YOUR VASES Don’t confine yourself to creating arrangements in standard florist vases. You can use all kinds of containers for flowers. How about a pair of ceramic urns brimming over with a mixed bouquet of garden flowers? Jars? Pitchers? If it can hold water, or conceal a vessel filled with water, it can be a vase. Scout through your china cabinet for some lovely pieces you rarely use, like an old tea pot or celery jar, and put them on display, filled with flowers.
