Americans’ credit scores hit record high WASHINGTON – 704! That’s the new, record-high average FICO credit score among millions of Americans, and it’s positive news for home buyers, sellers, lenders and the economy overall. What it signifies, according to Ethan Dornhelm, FICO’s vice president of scores and analytics, is that 10 years out from the housing bust and the global financial crisis, Americans are “making more judicious use of credit.” They’re using less than the maximum amount of credit available to them, paying their monthly mortgages on time, and exhibiting fewer glaring negatives in their credit-bureau files. FICO scores predict the probability that a borrower will default on a loan. They run from 300 – indicating that the individual is extremely high risk – to 850, meaning almost no risk of default. A score of 704 is considered good and, along with other favorable factors in your application, will help get you approved for a mortgage – though not necessarily at the lowest interest rate and fees available. A score of 750 will get you primo rates and terms, but a 450 will probably get your application tossed. In the

More on heavy insect activity, and Tips for October Home Grown KEITH REED to reduce the potential for a repeat next year. If you find a large number of small branches laying under your trees that appear to have been whittled off, Twig girdlers are present. If you collect these branches and destroy them, you will remove the eggs for next year’s beetles. Other tips for your October landscape include: • Plant trees! Planting now allows the trees to invest its energy in establishing a root system over the winter, giving it a nice head start over spring planted trees. • Continue planting cool season ornamentals. • Plant a cover crop for your vegetable garden. Austrian winter peas, clover, rye and wheat are all good choices.
Note: a good cover crop by another name can be called a “deer plot,” i.e. if

Before we talk about October landscape tasks, we need to repeat the message from the last two weeks: The Payne County Extension office is continuing to see high evidence of very heavy insect activity on a variety of plants. To go into detail about each of the insects and the plants being affected would require several dedicated columns. The takehome message is simply this: Homeowners should not be surprised to see a variety of plants being eaten, chewed on, or otherwise damaged by insect activity for the next few weeks. Mature, well-established plants can easily handle the damage with no long-term issues. Only in rare circumstances should treatment to control the insects be justified. One particular pest problem that has gotten a lot of attention since Tuesday’s cool front blew through does give you an opportunity to “take action”

Dear Dave, I got laid off a couple of months ago, and I’m behind on the payments for a rental property. I found a fulltime job recently, but it doesn’t provide enough income to cover my other bills and the mortgage on this property. The other day, I received an offer from someone who is willing to buy it for what’s owed on the property. I’m not sure that’s the best thing, because I owe $70,000 and it’s worth around $150,000. What do you think? - Travis Dear Travis,

You’ve got one thing right. You definitely need to get rid of the rental property. I’m not sure I’d jump at the offer you just received, but if I were in your shoes I’d slash the price way below value and sell the place. Right now you’re broke, and you’re still trying to play real estate investor. That’s not a good plan. I’d put a price tag of $100,000 on
it, so you can move it fast and still see some equity in the deal. But sell it today! By doing this, you’ll have a nice chunk of cash in your pocket, and you can get something of a financial fresh start — one that includes living on a written, monthly budget and staying out of debt! —Dave * Dave Ramsey

Think rooms with TVs can’t be beautiful? Think again to let it take over the room, says Abbe Fenimore. “Make it feel like it belongs,” she says. If your TV takes its place over a cabinet, styling out that furniture with books and personal and decorative objects will help balance the big black box above it. Just be sure not to cover the screen or sensors, Fenimore says. And if the only place for a TV is over a fireplace, consider camouflage: dark paint, wallpaper or wood accents. “The look is clean and modern and the TV doesn’t look so stark on a plain wall,” the Dallas designer says. SHELF IT A custom built-in gives the TV, electronic components
and cords a place to go. It also gives you room to add plenty of personality. Emily Sheehan Hewett loves to dress up the shelves with family photos, fun keepsakes and other interesting objects. “Take the design up a notch by lining the back of the built-in with a fun wallpaper or fabric,” she says. Additional lighting is always a good idea. When designing the built-in, Hewett keeps doors in mind as way to hide unsightly electronics, kids toys and board games. DOUBLE DUTY “I know it’s tempting when you’re designing a TV room to head straight for the Barcaloungers, but thankfully there are many more stylish
options out there these days,” says Tara Lenney, who relies on furniture that does double duty. Consider a sleek, low-profile sofa with back cushions that lift up to headrest height. Opt for pieces upholstered in performance fabric so you don’t have to worry about inevitable spills. An upholstered cocktail ottoman gives you a place to put your feet up or hold your snacks for a night of binge-watching, Lenney says. When it comes to consoles, size really does matter. “You want it to be proportional to the size of your TV,” Lenney says. “A good rule of thumb is that the TV shouldn’t take up more than twothirds the width of the console.”

Style it simply: Lenney sticks to a few books and a plant. “You want enough to keep it
from looking stark but not so much that you are blocking the screen or adding too many visual distractions.”

About Real Estate DAVID MYERS Co. (www.sherman-williams.com) said. Perhaps the coat was applied in direct sunlight on a wall that was too warm, or it’s an oilbased or alkyd paint that was applied over a damp or wet surface. Maybe the blistering is being caused because there’s moisture on an interior wall that’s migrating to the outside, or there’s water that’s creeping directly into the exterior wall from, say, a missing shingle on the roof or a worn-out window seal. Or perhaps the wall wasn’t properly “prepped” when the coat originally was applied; painting over mold or some other containment negates the effectiveness of the paint’s adhesive qualities. You probably can
If you have a chimney, make sure that it has been professionally swept in the past year or two. Built-up soot, fallen leaves or animal nests can pose fire or smoke risks. Besides, if the chimney isn’t clean, Santa Claus will have a tough time coming down it a few months from now. *** REAL ESTATE TRIVIA: Sherwin-Williams has announced that its 2018 “Color of the Year” is a blue-green mixture of paint called “Oceanside.” It looks great on front doors, the company says, and claims it “can also boost creative thinking and clarity of thought in a home office or invite meditation and introspection into a bedroom or reading nook.” *** DEAR MR.
MYERS: My brother lives in California and is going through a long, nasty divorce. His attorney now wants to put a lien on his house to ensure that the firm is paid when the divorce is finally settled. Isn’t this unusual? Is it even legal? ANSWER: Yes, it’s unusual. But yes, it’s also legal. California and some other states allow the participant in a divorce or other family-law case to voluntarily sign a “family law attorney’s real property lien,” commonly referred to as a FLARPL. It’s primarily used by equity-rich homeowners, one or both of whom don’t have enough hard cash to pay a lawyer for representation on a regular basis over the course of protracted divorce proceedings. A FLARPL allows an attorney to have

911 Tobacco Road is a one of a kind. This home was featured on the cover House Beautiful Building Manual in the fall of 1967. The home sits on 1.6 acres in the middle of Stillwater, across the street from Boomer Lake. The property is in the middle of town, but the privacy is second to none. The home has 4 bedrooms, 2 of which have been used as master suites, 2 living areas, an office or art studio and updated kitchen and a unique basement or wine cellar. The original living room has walnut wood floors with a free standing sculptured fireplace that is original.
Looking for a wonderful home in an established neighborhood with mature trees and elbow room? This home offers everything on the list. The lot is 100’ wide with two mature oak trees in the front and a large east facing fenced back yard with more mature trees and a covered patio. The home offers large living area with fireplace and wet bar. The master suite is separate from the other bedrooms which are upstairs. All the bedrooms are sizable with one of them being large enough to be used as a game room or 2nd living area.

equity in only his or her client’s interest in the divorcing couple’s house or other real property. To illustrate, let’s say that John and Jane Doe have a combined $100,000 equity in their house. John wants to sue for divorce, but he doesn’t have cash to pay for adequate legal representation regarding future ownership of the home, custody of the kids, child support and the like. If John and an attorney sign a FLARPL and a judge approves it, John can pledge his $50,000 half-interest in the house to his divorce lawyer. The lawyer will then represent John with little or no pay throughout the proceedings. John’s attorney gets paid only when the divorce decree is issued and the house is sold. “The positive side is that when they do get paid, they get paid in full.”

With autumn officially here, owners should act now to make sure that their property is ready to “weather” the rain or snow that soon lies ahead. DEAR MR. MYERS: I recently noticed that the paint is blistering on one of my home’s exterior walls. What causes this? ANSWER: Blistering or bubbling is triggered when the paint’s adhesive qualities begin to deteriorate, causing the paint to separate from the wood or other type of construction material that it’s covering. I’m glad that you found the blistering now rather than later. Your question is also a good reminder that all homeowners should inspect the outside of their home with the start of autumn and as the colder, wetter weather begins. Any number of factors may have contributed to your paint’s blistering problem, a representative for Cleveland-based Sherman-Williams
