That will keep up good relations with your contractor and help them secure the new business they deserve. From a lawn care perspective, things are winding down quickly (the high 80s of the last few days being an exception). However, since we are still getting quite a few inquiries in the Payne County Extension office, here are a few reminders. • It is too late in the season to fertilize warm season grasses like bermuda, zoysia and buffalo with nitrogen. If a soil sample should indicate a critical need for phosphorus or potassium, those nutrients can still be applied. Applying nitrogen now to these grasses increases the chances of winter kill. • Many poor-quality lawns suffer not from nutrient deficiencies, but from a chemical imbalance caused by soil pH that’s gotten either too low or too high. Now is a good time to apply lime (for low pH) or sulfur (if too high). Don’t guess at this. Only a soil test can confirm if this is a problem and if corrective ac-

A measure that has been introduced in Congress would make it easier for borrowers to get a loan even if they don’t have a typical 9-to-5 job. DEAR MR. MYERS: I worked for Microsoft for 22 years and bought three homes over the course of that time before leaving in 2015 to start my own freelance consulting business. Now I want to buy another home, but the lenders I have contacted for a mortgage want all sorts of documentation that I was never asked for before – including all the IRS schedules that I attached to my tax return. What gives?

W

About Real Estate DAVID MYERS ANSWER: It’s easy for a bank to approve (or reject) a loan for a regular 9-to-5 worker, because a full-time employee can simply submit a few recent copies of their paystubs, federal W-2 forms and basic 1040 tax returns to prove their income. It’s harder for most business owners, self-employed or freelance workers to get a mortgage, in part because their writeoffs and other factors make it more difficult

9-to-5 workers, they tend to take a lot more deductions at tax time. For example, a typical gigster might claim write-offs for their car, traveling expenses and business-related meals and entertainment. They also might have deductions for many other items, such as business supplies or the depreciation of their computer or other equipment. Bankers are not accountants. To get an accurate idea of a gigster’s borrowing power, they usually want to see the applicant’s entire tax return for the past two or three years, including all IRS schedules. The bank’s loan of-

ficer also may require additional documentation, such as a yearto-date profit-and-loss statement or even

copies of business contracts that suggest that the borrower will continue earning money in the future.

Tariffs could cost you more to remodel your home WASHINGTON – Thinking about remodeling your home – redoing a bathroom or the kitchen? Or maybe purchasing a new home from a builder? Or simply buying new appliances? Then get ready to dig deeper into your wallet as the Trump administration’s new $200 billion in tariffs begin to flow through to hundreds of the products that go into your planned project. They range from iron nails to flooring to granite countertops, tiles, sinks, roofing, cement, paints, cabinets, wooden and steel doors, windows, lighting, appliances and much more. And

of T.W. Ellis, LLC in Forest Hill, Maryland, a remodeling firm that specializes in kitchens and home additions, estimates that the latest round of tariffs – along with KENNETH R. HARNEY the existing levies on Canadian lumber – get ready to negotiate in home construction now affect somewhere with remodelers and and remodeling. me. But like other remodeling firms, Ellis is also including flexible “allowances” in contracts that, in the event of big price hikes to tariff-affected products, give clients the flexibility to shift to alternative products that are not subject to the add-on levies. For example, if the quartz or granite specified in the original job by the client has the potential to become much more expensive – or difficult to obtain – the contract might contain language that allows a shift to alternative sources that are not subject to tariffs. Ellis calls it “skating around the tariffs” on

imports from China. Bill Millholland, executive vice president of Case Design/ Remodeling, says “we try to be honest with clients” but the tariff situation “puts us in a quandary. Do we bake in the 10 percent” increase expected from suppliers of Chinese products, or, looking months ahead, “do we bake in 25 percent?” The Canadian wood tariffs are especially troublesome for remodelings that involve extensive framing and carpentry work. They’re already adding $2,000 to the price of a typical new home, according to Logan. Kitchen cabinet prices have

undergone multiple increases in recent months. Millholland said they are already adding “significant” bumps to the prices of custom cabinetry along with other component increases. The “dirty little secret” in the industry is that “vendors started to ramp up prices” on various components even before the latest round of tariffs took effect, he noted. The sobering bottom line: The tariff war is on. Building and remodeling are getting whacked, and the costs to you could go even higher soon. Ken Harney’s email address is Harneycolumn@gmail.com.

White flowers are a staple of many interior designers looking to add flowers as part of creating a neutral palette. Ignore the opportunity to add greenery through the use of

artificial trees. Overdo it. While there may be a temptation to use artificial flowers in multiple ways in the same room, they can be most powerful in some instances when used/mixed in a space with the presence of real trees and floral arrangements. Only consider florals and blooms in your artificial arrangements. Succulents can serve as the foundation for a modern, classic look.
