Congress mulls tax ideas that could hurt homeowners and new buyers There’s no formal legislation on Capitol Hill yet to overhaul our nation’s tax code, but some ideas that are floating about could hurt millions of property owners if the new measures are approved. DEAR MR. MYERS: Is it true that Congress is planning to place a limit on the amount of tax deductions that homeowners can take for their mortgage interest payments? This would really hurt our family, because those write-offs are really the only thing that makes our home affordable! ANSWER: There isn’t any formal tax-reform proposal in Congress - at least, not yet. But some ideas are floating about in Washington that could have a vast impact on home sales and prices if they’re approved - so much so that the powerful National Association of Realtors recently made a special trip to Capitol Hill to tell members of

About Real Estate DAVID MYERS the U.S. Senate Finance Committee that many of the modifications would “limit or nullify the tax incentives for homeownership.” The real estate trade group has identified at least three tax-law changes that some members of Congress have suggested, but which NAR says could have a negative impact on housing: Elimination of the federal deductions for property taxes, other local

levies and state income taxes. Wiping out those write-offs could hit cashstrapped first-time buyers particularly hard, as well as existing owners in high-tax states such as California, Hawaii, Connecticut and New York. Doubling the IRS’s standard deduction, which currently stands at $6,300 for single tax-filers and $12,600 for couples. This would help most renters and others who don’t itemize their

returns, but punish those whose write-offs for mortgage-interest payments, property taxes and other bills still would exceed the higher standard-deduction ceilings. A new, lower limit on the amount of mortgage interest that could be claimed each year. On its face, this might have broad appeal to Americans who feel that rich folks who live in expensive homes already receive too many tax breaks. But it also could hurt middle- and even moderate-income

homeowners if the to buy their first new limit is set too one: Some also fret low. that the changes Tax experts at could send prices both NAR and at into a years-long many independent tailspin, much like economic firms the one that began worry that these around 2006 and THE RE/MAX SIGNATURE EXPERIENCE Dedicated professionals providing unrivaled service. three proposals threatened our nawould make it tion’s entire bankharder for millions ing system. of existing owners to keep their homes *** or for young buyers REAL ESTATE RE/MAX SIGNATURE 114 W. If you’ve been pondering how you as a home owner or buyer might fare under the new Republican tax overhaul plan, here are a few points to consider. Although the tax proposal got fattened up a little over the summer – moving from a White House “outline” of barely one page to a “framework” now consisting of nine pages – there’s been minimal meat added to the bones regarding housing. Yes, the mortgage interest deduction will still be preserved, but with the doubling of the standard deduction to $12,000 (single tax filers) and $24,000 (joint filers), many current itemizers taking the mortgage writeoff are likely to opt for the standard deduction. No right price for the wrong property It can be really tempting to pick up a property simply because the price seems amazing. But beware: this is how nightmare real estate stories start! I have happily walked away from some properties, knowing I wouldn’t take them even if they were given to me for free. The issues could be anything from the location, the layout, the deferred maintenance, the structural issues, or any combination of the above. How do you know when something crosses from a good value to flat out being the wrong property? It all comes back to your research and your comfort level. Everyone’s comfort level is different. I’m comfortable doing major, gut renovation

Retire with Rentals

So when do you know when you’ve got the wrong property? There’s no hardline to say it is or isn’t. It’s something that you learn over time through research and experience. In the beginning, always error on the side of caution. If you find yourself

really questioning whether something is wrong, it probably is. Austin Fruechting retired in seven years by investing in rental properties. For questions, comments, and to learn more about how you can achieve the same in ten years or less visit www. goodlifeinten.com
