Popular HGTV show losing its two beloved hosts
A2
Stillwater NewsPress • Friday, October 27, 2017
A down-to-earth couple who host HGTV’s most popular show is leaving the network, but another megastar who’s known for his laid-back attitude is diving into the real estate business. DEAR MR. MYERS: My favorite show is “Fixer Upper” on the HGTV cable network. Is there any truth to the rumors that the hosts are planning to end it? ANSWER: “Fixer Upper” is one of my favorite TV shows, too, so I’m sad to report that the married couple who have hosted it for the past several years - design expert Joanna Gaines and her remodeling-pro husband, Chip – recently announced that this season will be their
About Real Estate DAVID MYERS last. The show first aired in May 2013. It quickly catapulted the likeable duo from a small construction-and-design team based in Waco, Texas, to international celebrity. The show also helped them build what is now a vast real-estate-related empire. The couple’s hugely successful retail complex in their hometown opened in late 2015, and it already draws 40,000 visitors a week. The Gaineses also have their own furniture, paint, wallpaper
and rug lines, as well as a quarterly magazine and a soon-to-be-open restaurant. The couple’s first book hit The New York Times best seller list last fall. Chip Gaines and veteran journalist Mark Dagostino have since teamed up to pen “Capital Gaines: Smart Things I Learned Doing Stupid Stuff,” which was released on Oct. 17. The couple said that ending the show will allow them to focus on their ever-expanding business port-

folio. But they also stressed that they never wanted their four kids, ages 7 to 12, to grow up in the media’s spotlight: “They’re so young, and we want to give them the chance to have a normal childhood,” Joanna Gaines said. ••• DEAR MR. MYERS: Is it true that Jimmy Buffett, my favorite singer of all time, is going to build a huge real estate development in Florida? ANSWER: It sure is. The 70-year-old entertainer, famous for his 1977 hit “Margaritaville,” recently began marketing not one but two retirement developments. One is just getting started in Daytona Beach, Florida, and the
other will be placed in the resort mecca of Hilton Head, South Carolina. The Florida project may be the most ambitious of the two. A $750 million joint venture with Canadian builder Minto Communities, it’s geared toward people aged 55 and older - many of whom still were too young to drive when Buffet released his breakthrough recording. In addition to about 7,000 homes, Latitude Margaritaville will include 300 timeshare units, a 187-room hotel, and lots of space for retail stores and restaurants. Other amenities will include swimming pools, a swimmable lagoon and water slides. More than 100,000 people have
already requested regular updates on the development, a Minto Communities representative said, even though the first homes won’t be available until a year from now. Buffett’s company, Margaritaville Holdings, also is teaming with Minto to build an upscale, 132-home development on a private island in Bradenton, Florida. ••• DEAR MR. MYERS: I saw a brief report on TV that said there’s an estate for sale in France for the American equivalent of about $410 million. Would that be a record if it sells for its listing price? ANSWER: Yes. Called Villa Les Cedres (French for
“the Cedars Villa”), the 187-year-old, 18,000-square-foot home has 14 bedrooms and sits on 35 acres that some believe is the finest location on the picturesque coast of Southern France. Once owned by Belgian King Leopold II in the early 1900s, it currently belongs to alcohol-beverage giant Campari. The land itself is covered by a staggering 14,000 different species of plants, many of them extremely rare. The estate’s chief gardener says that about one-third of those plants can be found in the home’s massive open garden, while the remainder are scattered about in the property’s 25 greenhouses.

Rental properties? Baby Step 6 Dear Dave, I have a rental property that I still owe some money on, and I’ve just begun Baby Step 2 of your plan. Should rental property debt be included in the debt snowball? – Matt Dear Matt, No, it shouldn’t. Baby Step 2 of my plan is where you use the debt snowball to pay off all debt – from smallest to largest – except for your home. This, of course, comes after Baby Step 1, in which you save up $1,000 for a beginner

Step 4 is investing 15 percent of your household income in Roth IRAs and other pre-tax retirement plans, and Baby Step 5 means setting aside college money for the kids. Baby Step 6 is where you pay off your home, including any rental prop-
erties that weren’t already paid for in cash, and Baby Step 7 is when you relax, build wealth, and give. If it were me, I would pay off my primary home before taking care of the rental properties. That’s simply a risk management
perspective. Now, if you owe just $20,000 on your rental property but still have a $3 million mortgage on your residence, you might go ahead and knock out the rental property first. Hope this helps!

Tips for landscape maintenance in November Consider the following landscape maintenance activities as we transition into November: • Spring blooming bulbs can still be planted, but don’t wait much longer. • November is a good time to make a nitrogen application for cool-season turfgrasses such as tall fescue if additional growth is needed. Actively growing tall fescue may still need mowing regularly until we have a significant cool off. • Speaking of tall fescue, one of the significant contributors to its decline is the build-up of excess leaves. While it is not necessary to remove leaves from a turfgrass area as soon as they fall, it is important to prevent them from
Home Grown KEITH REED completely blocking all light, water and air movement. • One of the easiest ways to dispose of excess leaves is to continue mowing and chop them into small pieces where they will easily decompose directly into the turf, providing nutrients as they go. At some point, you may still need to collect the excess, but the quantity will be much smaller and easier to manage. Well-chopped leaves also provide a nice head start to the composting process, with smaller pieces
decomposing much quicker. • Leaving plants in the garden tends to harbor pests and disease so clean up any remaining plant residue as soon as possible. • This is also a good time to clean up some select or-
namentals. The key word here is “some”. Perennials that are a bit cold sensitive should be left alone until next spring. Pruning them now (even though they appear dormant) can set them up for winter injury. Also, plants such as ornamental grasses put on their best show in the winter, making them good candidates for spring cleanup. • Don’t forget to winterize your tools and equipment. Putting tools away clean and sharp

Due diligence – physical inspections It is important to walk the line of trust, but at the same time verify all data. The time for trust is while making your offer and negotiating the deal. Once you have it under contract and are in your due diligence period, trust nothing and verify everything. You should inspect everything in depth from the financials to the physical condition of the property. The time needed for your due diligence will vary based on what you are buying. A large

This will make you better at analyzing properties and eventually you may even learn enough to act as your own inspector. But only do that if and when you are confident in your own abilities to see the major issues and accurately assess them. Missing a major item could cost you years of your cash flow or even break you. An inspector only costs a few hundred dollars, but a single

structural issue could cost tens of thousands to address. Thorough physical inspections are crucial to your success as an investor. If you find a major deficiency or issue that needs to be addressed, it doesn’t mean that you have to walk away from the property, although that may be the case. You have an opportunity to renegotiate the deal based on the findings. You can either ask that it be rectified prior to closing or ask for
a credit at closing to take care of the issue. I always prefer a credit at closing as opposed to lowering the price. The credit at closing actually gives you the money to do the work. A price reduction only slightly lowers your down-payment and then you’d have to pay for the remedy out of pocket as well. If an agreement can’t be reached, know that it is a possibility that you will have to walk away from the deal. Remember not to get emotionally

Mortgage interest, property taxes in play in tax bill WASHINGTON – The political jostling and frenetic lobbying on Capitol Hill over the Republican tax overhaul bill are producing unexpected developments that could prove important to home owners, sellers and buyers. The drafting of legislative language is a work in progress behind closed doors, but it appears that there have been some key changes in thinking since the White House and congressional Republicans released their “framework” for the tax bill Sept. 27. One of the big-
The Nation’s Housing Column KENNETH R. HARNEY gest shifts involves deductions of state and local taxes. Republican tax plans have called for a doubling of the standard deduction – to $12,000 for single filers and $24,000 for joint filers – paired with the elimination of a slew of popular write-offs, including state and local taxes. The so-called
“SALT” deduction is among the most widely used in the U.S. tax code, and it includes income taxes, general sales taxes and property taxes. Eliminating it would raise federal revenues by an estimated $1.3 trillion over the coming 10 years. Zeroing-out SALT has been a crucial element in the Republican tax frame-
work, which badly needs revenue-raisers to counter deep losses caused by rate cuts for corporations and others. Home owners, especially in the high tax corridors of the Northeast, Washington D.C., Maryland, Virginia, parts of the Midwest and California, are among SALT’s heaviest users. Most of these areas have higher than average home prices and household incomes. They tend to vote Democratic but have some Republican representation in the House and Senate. Those blue-state
Republicans, in fact, have been a key force behind the re-thinking on SALT. They know their constituents would be disproportionately impacted by a total elimination of the SALT deduction, and they’ve lobbied House and Senate tax-writing committee leaders for relief. Among the possibilities: • Allowing home owners to write off property taxes, but not income or sales taxes. • Giving home owners the choice of either writing off state and local taxes or mortgage interest, but not both.
• Setting a household income ceiling for eligibility to take the SALT deduction. It’s not clear which, if any, of these might show up in a final legislative package, but the SALT issue is definitely in play. Any of these changes would lower revenues. Limiting SALT deductions to property taxes but not income or sales taxes, for instance, would cost the government an estimated $300 billion over 10 years. But compromising on SALT would solidify political support for the tax plan among
blue state Republicans, whose votes could be essential to passage. Where’s this all headed? Republican leaders hope to pass their tax overhaul bill before the end of the year. That’s optimistic. But keep this in mind: Whatever happens to the bill, there’s a surprising willingness afoot to re-evaluate decades-old approaches to encouraging homeownership with tax benefits while simplifying the tax code.
