Growing fruit and nut trees from seed
A2
Stillwater NewsPress • Friday, November 11, 2016
As pecan harvest begins, people are asking if they can plant pecans from a favorite tree that will produce the same nuts as the tree grows? We occasionally get the same question about fruit trees. The short answer is probably not. Hopefully this will help explain why: Fruit and nut trees are genetically diverse. The chances of growing a tree that will produce fruit/nuts equal to or better than the seed source is virtually nil. Plant breeders study thousands and thousands of trees in search of ideal fruiting characteristics. Once a
Home Grown KEITH REED superior plant is finally discovered, fruit (and nut) trees then must be grown and sold as grafted plants so desirable characteristics can be reliably transferred from one generation to the next. The need for duplicating desirable fruit characteristics is obvious. However, a quality root stock, while perhaps not as attention grabbing as delicious fruit, is just as important. Root
stock is responsible for factors such as growth rate, structure, winter hardiness, and disease resistance. These factors are particularly important for residents of Oklahoma as our weather extremes can easily eliminate plants not well adapted to our climate. This is one reason why care should be exercised when plants are purchased on-line or through mail order, but that is a topic for another
day. These factors are also the ones most likely to cause the grower problems when attempting to grow trees from seed. Pears are an especially good example. They can easily become monster weeds in the landscape producing
thorny, fast growing, weak wooded, multi-trunked plants. They also tend to be prolific self-seeders, releasing hundreds of seedlings into the surrounding landscape. Not even the most gifted arborist can train these beasts into a suitable landscape
plant. For the “I think I’ll try it anyway” crowd, you need to follow some basic guidelines to increase your odds of success. OSU Fact Sheet #HLA-6211 Propagation of Fruit and Nuts by Seed provides some helpful information on this subject.
Filter upgrade for kitchen By Ed Del Grande Tribune News Service
Q: Dear Ed: We recently moved into a new home with completely updated kitchen plumbing. The refrigerator has a filtered water tap that we use constantly for cups of water. I would also like to cook with filtered water, but it would not be convenient to fill pots from the refrigerator. What can be an easy upgrade to get
filtered water at my kitchen sink without disrupting my existing fixtures? – Patty, Florida A: Nowadays, you have many options for kitchen water filters. From whole house filters to addon faucet filters and water pitchers with built-in filters, the choices can run across the board. Over the years I have also worked with beverage faucets. A beverage faucet is a specially designed cold water faucet that your
plumber can mount next to your existing kitchen sink faucet. An easy-access water filter cartridge is also installed under the sink that provides filtered water to the tap. With this setup, you can continue to use your kitchen faucet for your regular kitchen chores, and whenever you want filtered water, just switch to the beverage faucet. A dedicated beverage faucet can cut down on cartridge changers as well.
Thank you.

Some home sellers must tell buyers if someone has died in their home, while others don’t DEAR MR. MYERS: My father died peacefully in his Pennsylvania home earlier this year after a long bout with cancer, surrounded by our family and close friends. Now we’re selling the property because my surviving mother is moving into a retirement home. Our real estate agent says the death does not have to be disclosed to potential buyers, but I’m not so sure. What do you think? ANSWER: Disclosure laws regarding the death of an owner or other person in their own home vary from one state to the next. In California, for example, sellers must disclose any deaths that occurred in or on their property within the previous three years. A handful of other states have similar requirements. In other states, though, sellers are specifically prohibited from disclosing whether a death has occurred in the home, in part to protect the departed’s privacy. That’s the case in Pennsylvania, where your late father’s home is located. Other states that
About Real Estate DAVID MYERS have similar rules include Arizona and Georgia. Still other states have laws that say that a death doesn’t have to be disclosed unless it was the result of a murder or other crime. No matter where a seller lives, a good real estate agent should know the state’s death-related disclosure laws. An unusual website, DiedinHouse. com, claims to be able to tell buyers whether a person has died in a home that they’re considering purchasing anywhere in the nation. For $11.99, the firm will search its database of more than 130 million death certificates, police reports, newspaper clippings and other documents to provide an answer. Each report also has a variety of other valuable info that could influence a decision to buy a house or rent an apartment. It includes everything from the number of any registered sex
offenders or known crystal-meth labs in the area to data about local schools, and even the location of some of the community’s entertainment hot-spots. Detailed samples of past reports are posted on DiedinHouse.com’s website. Discounts are available for those who want to purchase additional reports on other properties. *** REAL ESTATE TRIVIA: A poll conducted by Time Magazine and CNN found that seven out of 10 Americans say they would prefer to die in their own home, but the U.S. Centers for Disease Control reports that only 25 percent actually get that final wish. *** DEAR MR. MYERS: When we were on vacation in Canada, we came across an intersection in a suburb of Ottawa - Mulder Avenue and Scully Way.
Is this in honor of the popular “The X-Files” television series, or is the crossing’s funny name just a coincidence? ANSWER: It’s no coincidence. The oddly named intersection is indeed a tribute to the long-running science-fiction series, whose two main characters are alien-chasing FBI agents Fox Mulder (played by David Duchovny) and Dana Scully (Gillian Anderson). Dozens of episodes of “The X-Files” were filmed
in cities and towns across Canada, where TV- and movie-production costs are much lower and the government offers generous tax credits to entertainment companies. *** DEAR MR. MYERS: I recently returned from my second tour in Afghanistan and will retire from the Marines on Dec. 31. My fiancee and I would like to buy our first home, but we want to wait to start shopping until we’re mar-
ried in June. Is there a time limit on a veteran’s ability to get a no-money-down VA mortgage loan? ANSWER: No, there is no time limit on your ability to get a loan backed by the Veterans Administration. If you receive an honorable discharge and can meet the program’s other requirements, you can get a low-rate VA loan with no down payment even if you wait for decades before purchasing your first house. In addition, the
VA’s home-loan program can be used over and over again. So, when you buy your first home with the Veterans Administration’s help and later decide to sell it, your next house also can be financed through the program. You can get more information about the VA’s various mortgage plans by calling the agency at 800-827-1000 or by visiting its website, www.va.gov. And as we approach Veterans Day, a grateful nation thanks you for your service.

kinds of leaves you use. Those of most American street trees are great mold makers, but beware of conifers and some oaks, because their foliage can be very acidic. Eucalyptus and palm fronds are not recommended for this either. You can make as many leaf mold bins as you have room for in out-ofthe-way parts of the backyard. You don’t have to turn them like compost, but adding water during the dry season maintains more steady decomposition. When very hot, the rotting process grinds to a halt while in humid regions the rot goes
into overtime. Our contemporary way of gardening is very dependent on pricey big box bagged soils and amendments. Did you ever wonder how folks gardened without them in the old days? They created their own locally generated amendments that could be replaced by their own trees and animals each year for free. Nothing went to waste. Spoiled feed is utilized in a different way. It’s the sustainable solution to autumn leaves that frees you of stuffing it all into black plastic garbage bags before it blows away. And

if you need to do it in phases, just rake or gather a layer at a time, adding more when you’re ready until the holidays arrive. This is a concept you can pass down to your kids, and they’ll remember it big time. Don’t lecture, just make sure they have a ball hopping on the leaves. Take pictures, get dirty and celebrate this gift of fertility. Corral-
ling the leaves is a memory maker for the whole family. Make it your annual ritual of fall,
when everyone gets in on yard clean-up day, then shares a wonderful meal together afterwards.

When arranging mudroom, keep it open Dear Debbie: I’m organizing my country mudroom, and I am struggling between cupboards that shut away the clutter and open walls lined with hooks. My kids generally opt for the floor. Help. – Suzanna Dear Suzanna: It’s pretty much a given that kids won’t use cupboards; it is an extra step to open a door. Hooks are the answer for everyday wear. Make it more interesting (and stylish) with hooks that have some character. In my mudroom I have utilized a wide plank of recycled barn wood and old firemen’s hooks I found at a road sale. Baskets help keep the gloves and hats off the floor. The cupboard is for backup, and maybe the adults. ** * Dear Debbie: Our home has a small entryway – 8 feet by 8 feet – and has three doors, one leading to a closet, the second to an office, and the third is a small door to the central heat and air unit. The entry space also has an opening to the hallway leading to the bedrooms. Are there some ways you could suggest to enhance this space,

House to Home DEBBIE TRAVIS to make it seem larger and more welcoming? – Lisa Dear Lisa: Small or awkward entranceways are, sadly, all too common. Create a focal point opposite the front door that will draw you and your guests into your home. In the hallway leading to the bedrooms, place a small table with an interesting lamp, or an expressive piece of wall art, such as textile art, that has some of the colors and style seen in the rest of your home. Hang a large mirror over the furnace door. This will instantly open the entrance, plus a mirror is always a welcome addition at the front door. Paint walls and doors the same light color to open up the space. Lighting is an important element, especially in the dark days of winter. Look for an overhead fixture; the choices are limitless, from modern chandeliers to funky pendants. Make sure you can set it for full illumination and then dim it.

What’s the potential cost of a plumbing leak? Angie’s List
for warping or discolored floorboards, especially next to a dishwasher or fridge with a water line. Hardwood floors cost anywhere from $2 per square foot up to $30 per square foot to replace, after the affected area has been cleaned and the leak fixed. Replacing single tiles isn’t an expensive undertaking, but you can incur significant costs if the subfloor of your bathroom becomes damaged. Leaks or water quality issues can also cause damage to fixtures like sink taps and shower heads. In some cases, the fixtures may stop working or result in severely reduced water pressure – for example, if a rubber gasket decays and becomes stuck in the line. If left untreated, the fixture may need replacement, which can cost $100 to $500, depending on the material and brand of hardware required. LOW To avoid high costs for repair, homeowners need to watch for potential problems. If you see any of the
signs listed above, consider hiring a professional plumber. A pro can assess the level of damage and make the appropriate
repairs. Plumbing leaks are always better tackled immediately; time left untreated is proportional to cost.

Three money-saving opportunities on home

Stillwater NewsPress • Friday, November 11, 2016
The only way to save money on a mortgage is to lower your interest rate and pay less in fees, right? For homebuyers that means shopping lenders whose fees and rates will likely hang close in comparison; cost-savings may be negligible over the life of your loan. For homeowners, it requires a refinance. And to refinance means fees, closing costs and a new loan term, which may or may not actually save you money over the life of your new mortgage. If your ultimate goal is to save money on your home, I encourage you to focus on the expenses of ownership outside your
Mortgage Matters MICHAEL DECKER mortgage for money-saving opportunities. Let’s look at some expenses. Homeowner insurance policy – Policy premiums are based on factors which may vary between companies. Therefore, insurance quotes may differ significantly. It pays to shop around and compare different rates. Doing so annually may actually yield higher cost-savings over the long haul than a slightly lower mortgage in-
terest rate. Energy efficiency – The typical U.S. family spends at least $2,200 a year on home utility bills, according to the U.S. Department of Energy (DOE). Reducing energy leaks in your home may help you increase your savings by 5 to 30 percent. A lot of energy is wasted through leaky windows or ducts, old appliances or inefficient heating and cooling systems. Simple steps

If you’re shopping for a home, consider these costs before you buy. ground parts meet up, I knew quickly this was crown rot. I tested with my fingernail by nicking the darkened bark. If healthy, it should be hard to nick and green underneath. If it nicks really easily and is tan or brown underneath, the cambium is dead and it’s crown rot. The trunk base about the diameter of my calf had been fully encased in moldy saturated leaves that cut off oxygen to the bark. Because bark needs to breathe, this caused it to die along with the inner cambium layer just underneath it. This interference with the root to stem contact is the death knell for trees and other woody plants. The wisteria I’d
nursed from a one gallon stick would not leaf out again nor bloom that year because its vascular system had been cut off. Only the roots remain alive and may resprout stems and begin again after shock recovery period passes. Don’t underestimate these stumps because they are huge root systems that are capable of driving very fast regeneration called “adventitious growth.” If such a thing happened to trees on old farms, they’d have a new branch grafted on to the stump to speed regeneration or perhaps change the variety to boot. Be cognizant of crown rot when planting trees and shrubs
in the fall, and here’s why. For many years I worked as follow-up on newly installed landscapes during the company’s 30-day maintenance period. I encountered the same problem over and over caused by container grown trees planted too deeply. Sometimes it was caused by an under rootball pocket that never settled when it was watered in. Under irrigation it settles later when we’re not paying attention and crown rot begins. Such conditions can be avoided when addressed quickly, but if you don’t check, you’ll chance losing it to a dozen other crown rot scenarios. Don’t overlook your older ones,
either, because like my wisteria, it’s even more painful when you lose them because they’re impossible to replace. With everyone mulching everything these days due to drought, there’s no doubt this problem will arise with rains. Mulches themselves are a major cause of crown rot if not kept clear of the trunk. I prefer a 6-inch collar of exposed ground round the base of all plants. The relationship between mulching and crown rot is undeniable. So take a day and check closely to make sure every tree, shrub and vine has enough clearance today and tomorrow so a few leaves won’t kill it before spring.
