’Fake’ grass can yield real long-term savings A growing number of homeowners are replacing their yards with artificial grass to slash their maintenance costs, save time and add to their property’s value. DEAR DAVE: Our front yard looks pretty crummy, with bald spots in some areas and lots of weeds in others. My wife and I are getting too old to constantly maintain it, and the cost of watering the lawn keeps going up. We don’t have the money in our limited budget to hire a professional landscaper to restore the grass and then hire a gardener to regularly mow it. What would it cost to replace the yard with artificial grass? ANSWER: It might not be as expensive as you think. And over the long run, you might actually offset the upfront cost of installing the artificial grass by slashing your water bill and ongoing maintenance expenses. Many states and water companies, especially those
in drought-prone areas, are even offering tax credits or cash rebates to homeowners who replace their thirsty natural-grass lawns with synthetic ones. Today’s artificial grass has been vastly improved since it first gained nationwide attention when it was introduced as “AstroTurf” in 1966 at baseball’s then-new Houston Astrodome. It’s much softer, more resilient to constant wear-and-tear, and looks great no matter the season. Realty website HouseLogic.com reports that artificial grass costs between $5 and $20 per square foot, installed, depending on its style, quality and other factors. The average price is $12.50, which works out to $6,250 to cover a 500-square-foot yard. That might seem like a big upfront expense. But by eliminating the annual cost of watering and other typical maintenance expenses, real estate data provider

value, but a staggering 40% believe it can whack 20% or even more than 30% off its eventual sales price. ••• DEAR DAVE: A home in our area is advertised as having a “granny flat.” What is it? ANSWER: It’s a space dedicated for the use of relatives, visitors, nannies or others to live either part-time or fulltime in (or on) the property. In many parts of the country, they’re called “in-law space” or an “in-law apartment.” Granny flats can take any number of forms. Some are simply finished basements or attics, often with their own small bathroom and cooking facilities. Others are converted garages or a freestanding (often prefabricated) tiny
house behind the primary residence. ••• DEAR DAVE: My wife and I created the type of basic living trust that you often recommend so that our home and other assets can pass quickly to our heirs after we die instead of going through the expensive probate court process. Do we have to give copies of the trust document to each heir now, or can we just put the original in our bank safe deposit box and let the heirs read it later? ANSWER: A trust, unlike a will, is considered a “private letter” that is not open to public scrutiny. You can certainly give copies of the trust to your kids, but you’re under no moral or legal obligation to do so. As I wrote earlier this year to another reader, you can put a copy into your safe deposit box but do NOT put the original document in there. That’s because, after both you and your spouse pass away, the bank will
automatically seal the box until your successor-trustee or executor can prove that he or she has the right to access it. That can lead to long and costly delays, and your heirs will have to wait several months or even years to get their share of the inheritance. Instead, keep the

Can you grow fruit trees from seed? The short answer is yes, yes you can. Should you? I hate to be the bearer of bad news but probably not. Here is a longer version of why: Fruit trees are genetically diverse. The chances of growing a tree that will produce fruit equal to or better than the seed source is virtually nil. Plant breeders study thousands and thousands of trees in search of ideal fruiting characteristics. Once a superior plant is finally discovered, fruit (and nut) trees then must be grown and sold as grafted plants so desirable characteristics can be reliably transferred from one generation to the next. The need for duplicating desirable fruit characteristics is obvious. However, a quality root stock, while perhaps not as attention grabbing as delicious fruit, is just

How to take advantage of the equity in your home The equity in your house is one of the most valuable tools you have as a homeowner. It can increase over time, and it can be used to access money in the form of a loan or a line of credit that can pay for big expenses like renovating your home or the consolidation of high-interest debt. So just what is home equity? It is your home’s market value, minus the amount you owe on it. This is why it usually increases over time – as you pay off your mortgage, you’re subtracting less against the home’s market value. Also, if your home increases in value, your equity rises as well. However, the opposite is true as well – if your home decreases in value, your equity may drop if it decreases more than what you’re paying on the mortgage.
Differences Between a Loan and a HELOC A home equity loan gives you a lump sum of money

From cryptocurrency to cash: Ways to bank your digital coin By Chanelle Bessette
tocurrency doubled after you bought a $5 sandwich, that means it effectively cost you $10. But the value could also go down, making previous purchases a good deal. Another barrier to consider is that regulators are still evaluating cryptocurrency fintechs. The U.S. Securities and Exchange Commission recently announced that it was going to potentially sue Coinbase, one of the most wellknown exchange firms, for offering a new lending product, and Coinbase has since canceled the product launch. Consumers should also know that using a cryptocurrency debit card is considered a taxable event by the Internal Revenue Service, since the cardholder is technically selling cryptocurrency as they make transactions with their debit card. Some card issuers may automatically generate 1099 forms for their customers to use when filing taxes, but the consumer is still responsible for keeping track of their tax liability. HOW TO TRY
CRYPTOCURRENCY BANKING To start using these kinds of banking services, you must first purchase cryptocurrency, such as bitcoin, litecoin, ether or any other currency that you would like to invest in. Cash App, Coinbase and PayPal are just a few companies with apps that have made it easier to purchase and sell cryptocurrency, even in small amounts, and store it in a digital wallet. If you want to
spend your balance easily, you’ll need to open an account with a firm that offers cryptocurrency debit cards and uses the kind of digital currency you own. Coinbase, for one, has a special debit card that lets customers spend any Coinbase assets they own and earn cryptocurrency rewards, but there’s currently a waitlist for new customers. BitPay, another firm, offers a prepaid Mastercard debit card that customers can use to spend their digital currency. There are
others, but it’s not a widespread bank offering. In the future, cryptocurrency could have the potential to be a source of peer-topeer loans, where individuals can quickly and securely process loans to each other , according to research from CB Insights. It’s a huge area of untapped potential but for right now, the world of cryptocurrency banking is limited to a small pool of players with some very new products and services.

THE WAY YOU USE YOUR CREDIT LIMITS CAN HELP YOUR SCORE Make sure you know your credit limits. Try checking your latest bill or banking app to find the limit for each card. With your limits in mind, you can focus on keeping your balances low. Ideally, you want to use no more than 30% of the credit limit on any card. The lower that credit utilization ratio, the less risky you seem as a potential borrower. People with the
highest scores tend to use less than 10% of their limits. You can calculate your credit utilization ratio by dividing your balance by your credit limit. Multiply that number by 100 to get a percentage. Keeping tabs on your credit usage is as simple as setting an alert once you’ve reached a certain spending threshold. Most cards will let you do that. Many personal finance websites and apps also have a dashboard that shows your utilization. Other strategies can help you keep credit utilization low. “Pay an amount before you get your statement,” says Chi Chi Wu , an attorney at the National Consumer Law Center.
“Because utilization is calculated from what the balance is at the end of the billing cycle, if you pay it beforehand you now actually reduce that utilization.” Ulzheimer suggests two additional ways to keep your usage low: Start by trying to reduce your credit card balances if you’re carrying debt from month to month. Or you can ask to increase your credit limit, which not only offers you more flexibility to make bigger purchases but also helps lower your credit utilization ratio. “If you can do both at the same time – lower balances and more credit limits – then again, you have lowered your ratio,” Ulzheimer says.
This works only if you can keep your balance low and resist any temptation to increase your spending. Also note that applying for a higher limit can temporarily ding your credit score. THE COVID CONNECTION For a real-life example of how credit utilization and credit score are connected, look no further than the COVID-19 pandemic. Recent data from credit scoring company FICO shows that in 2020, many Americans took advantage of
reduced spending and government stimulus checks to pay down their consumer debt. According to FICO, average credit card balances decreased by 10.9%, and the average FICO score rose 8 points between April 2020 and April 2021. Doing something simple – like using extra cash to pay down existing credit card balances or making several payments throughout the billing cycle – can improve your credit, even during trying financial times.
