Rising utility bills fuel sales of ‘tankless’ water heaters ABOUT REAL ESTATE DAVID MYERS that’s linked to a standard heater is usually much stronger, DOE says. And, you might have to buy two or more tankless units if you have a large family, a big house, or if you like to run your dishwasher and washing machine at the same time – especially while also taking a hot shower. ••• REAL ESTATE TRIVIA: Owners of a typical single-family home spend $2,060 for their annual gas and electric bills, the DOE says. About 29% is used to warm their house and another 13% to heat their water. ••• DEAR DAVE: I signed a one-year lease for my apartment in August, but now the landlord has informed me that the building is being sold. The new owner has since given me a written notice that I must vacate the premises within 30 days unless I agree to pay an extra $110 per month in rent. Is this legal?
ANSWER: Probably not. Real estate laws in most areas require rental-property investors -- like your building’s new owner -- to honor terms of any existing leases signed by a previous owner, provided that the tenant makes the rental payments in a timely fashion and adheres to all other terms of the original agreement. Of course, if you stop making your rental payments or break other terms of the lease, the new owner can evict you and then sue for any back rent you may owe and any damages that might be caused by you while living there or moving out. Contact your local rent board or similar agency for details about your rights. ••• DEAR DAVE: We recently retired to Arizona and were surprised to learn that people here don’t observe Daylight Saving Time, which always required us to
move our clocks one hour forward in the spring and one hour backward in the fall. That’s fine with us, but why don’t all the other states follow our new state’s lead? ANSWER: Daylight Saving Time, or DST, was established in the United States in 1918 to save energy and also to preserve oil and fuel needed by the Army during World War I. Most of the nation’s people were happy about the approval of DST because it gave them an extra hour of morning sunlight in autumn and another hour of light when spring came around.
Arizonans, though, didn’t like the idea. They complained that an extra hour of sunlight would just mean one more hour of the desert’s blistering heat, so they used their constitutional right to reject the federally approved measure. A Congressional proposal that was introduced in 2015 to force Arizona to adhere to the Daylight Saving Time rule was quickly withdrawn after citizens and lawmakers from the Grand Canyon State testified that it would raise their air-conditioning bills and worsen the nation’s energy
crisis. Hawaii doesn’t observe DST either, largely because it’s relatively close to the equator -- the midpoint of Earth where the sun and moon equally share their 24 hours of darkness and light, 365 days each year. Some lawmakers in California are now considering the elimination of DST as well, thanks to the state’s famously sunny days and some recent reports that link the extra hour of nighttime darkness in autumn and winter to higher rates of mental depression and even suicide.

More homeowners are scrapping their traditional water heaters and replacing them with tankless ones. The higher upfront cost can be offset by long-term savings in energy and water costs. DEAR DAVE: I see a lot of advertisements for “tankless” water heaters, but they always cost more than conventional water heaters. How do tankless heaters work? If I buy one, would it eventually save me money? ANSWER: Tankless water heaters, sometimes called “instantaneous” or “on-demand” heaters, are much smaller than traditional heaters. Most are about the size of a small television. When a hot-water tap that’s linked to a tankless heater is turned on, cold water is piped through the tankless gizmo and is quickly heated by either a gas burner, electric coil or similar element. That means that you don’t have to wait several seconds or even minutes for hot water to start flowing, which in turn cuts your water usage and also eliminates the expense of constantly keeping the water inside a traditional 40- or 50-gallon tank warm

For the purposes of this discussion, we will begin with the assumption that the tree has been properly planted and its water needs are being met. Proper mulching is critical. In addition to serving the important role of moisture management, mulch also helps to limit competition with turfgrass. In our area, bermudagrass is an especially vigorous competitor for water and nutrients and keeping it away from a small tree will pay big dividends over the first few years of the tree’s life. Always remember to avoid piling mulch up directly against the trunk of the tree. “Volcano mulching”, an industry term for poorly installed mulch piled around the trunk, acts as a
harbor for disease and insects. At the trunk-soil interface, only a small amount of mulch should be used. The depth of mulch can then be increased to 2-3 inches once you get away from the trunk. The mulched area should, at a minimum, extend a bit beyond the original diameter of the root ball, preferably two or three times the diameter if possible. Proper staking is also important. There are several ways to stake a tree, but the basic idea is to allow the tree some movement and make
HOME GROWN KEITH REED sure the stems/ trunk is not damaged by the staking material. Except in extreme cases, one year should be plenty of time to leave staking materials on a new tree. If you have a tree that has been staked for at least a year, leaf drop is a good time to remove it as the wind load will be
greatly reduced. Your tree may have come from a nursery with a protective wrap installed around the trunk. This serves to protect the tree during the shipping and handling process. This wrap can also protect trees from one of the most common environmental stresses
many species face, winter injury. This is also called southwest injury or sunscald. Winter injury is characterized by large sections bark splitting away from the trunk. This will almost always be on the southwest side of the tree. It is caused on cold but sunny winter days when the trunk warms quickly with the low winter sun. The bark wrap serves to prevent this overheating. My casual observations tell me that at least half of the maples planted in our area are damaged by this malady so it is an important fac-

tor that should not be overlooked. Problems develop when this product is left on the trunk throughout the growing season. Just like with excessive mulch, wrap can harbor insects and disease. To prevent problems, remove trunk wrap each April and replace it again each fall (after leaf drop) until the bark begins to develop some signs of maturity. Finally, emphasize the importance to everyone who might be doing lawn maintenance on the property the importance of protecting/not
damaging the tree trunk with a weed trimmer or mower. Damage from these tools cannot be repaired and will compromise the health of a tree for the rest of its (now shortened) life. FOCUS ON FEELINGS How you broach the topic will depend on your family dynamics. An indirect approach would be to mention that you read an article on the topic or saw something on TV about it, or that you’re doing similar planning for yourself. “For some people,
an indirect approach is more effective,” Goyer says. “For other people, they’re going to see right through you and be angry that you’re indirect.” Take the approach you think will work best with your parents. However you bring it up, pivot quickly to asking for your parents’ perspective. It’s important to listen more than you talk, especially at the beginning. “Ask them how they’re feeling about the finances, or the housework or the driving or whatever it is,” Goyer says. “Do they ever feel uncomfortable? Do they ever feel unsafe? She says you could pose it as a question, such as: “’Do you ever feel like you might like to have a little bit of help to do that?’” Ask follow-up questions and consider
