29-room, 5-acre estate in the exclusive Southern California community of Holmby Hills – a small enclave that even some of the richest folks in nearby Beverly Hills envy – will be restored to its former 1970s glory, according to billionaire owner Daren Metropoulos. Ironically, the 33-year-old Metropoulos is heir to a family fortune built on blue-collar products that include Chef Boyardee canned spaghetti and Pabst Blue Ribbon beer. That’s a long way from the hipster, trendy vibe that Hef and his Playboy Mansion emanated almost 50 years ago. Metropoulos purchased the manse in 2016 for about
$100 million, roughly half of its initial asking price. It was technically owned by Playboy Enterprises Inc., the magazine’s parent company, which reportedly rented it to Hef for a mere $100 a year. As part of the deal, Metropoulos agreed to continue the rental agreement until the publisher either moved out or died, but upped the rent to $1 million per year.
Renovation plans include a complete makeover of the Playboy Mansion’s famous grotto, the backdrop of countless photo centerfolds of women wearing scant swimsuits. It fell into disrepair years ago and was even linked to an outbreak of potentially deadly Legionnaires’ disease by investigators from the Los Angeles County Health Department in 2011.

It should go without saying that if you purchase an investment property, you will need a cash reserve account. Major expenses can and will happen and you need to be prepared. Maybe you’ll have to replace an HVAC system or a roof. Maybe when a tenant vacates, you will have to replace all the flooring and repaint while covering the mortgage and expenses during the vacancy. Maybe a tenant will stop paying and you will have to go through the eviction process. There are many scenarios that all require cash and preparation. There is no magic formula for how much of a cash buffer you need, but more is always better! Think of everything that could happen and make sure you are prepared for it. Less-stringent standards open options for home buyers WASHINGTON – Here’s an important question for anyone hoping to buy a home next year but who isn’t quite confident about qualifying for a mortgage: Is it true that lenders have eased up on certain key requirements, making it simpler for first-time buyers and others who can’t pass all the strict tests to get approved? The good news answer is yes. A recent survey of banks and mortgage companies by giant investor Fannie Mae found that a record number of lenders report that they have relaxed at least some requirements for mortgage clients. In recent months, standards on debtto-income ratios, minimum down payments and student loan debt have been made less stringent. Instead of adding 1 percent of the student loan balance to the applicants’ monthly debt calculation, lenders can now use the actual amount being paid under the plan. Down payment minimums also have been slashed, with many lenders now requiring just 3 percent down on conventional mortgages. FHA still requires 3.5 percent. A handful of lenders are offering 1 percent or zero-down conventional loan options, where they provide gifts for certain borrowers, typically those with solid credit histories. One large Midwestern bank made a splash last month with a
zero-down mortgage plan that also includes a gift of up to $3,500 toward closing costs. What about credit scores? Any easing going on there? Not so much, but you have to look below the surface of the reported statistics to see what’s really happening. Though the average FICO credit score for home purchase loans at Fannie Mae and Freddie Mac in October remained near where it’s hovered for years – an elite 754 – the reality is different. According to Ellie Mae, a software and analytics company that tracks terms on new mortgages, nearly one-third of purchase loans closed at Fannie and Fred-
die in October carried FICOs below 700. Twenty percent had FICOs between 650 and 699. And a small but noteworthy few (0.64 percent) even had scores below 600. The takeaway: Be alert to the changes underway. Standards are not necessarily as strict and exclusive as you may assume. It all depends on what your application looks like in total. If you’ve got solid “compensating factors” – maybe a low debt ratio or higher than typical down payment or reserves – your sub-par credit score may not be the deal-killer to a home purchase you assumed it would be. When composting, be sure an incorporate a few “greens” into the pile to speed up the composting process. This could include kitchen waste, clippings from cool season lawns, animal manure, or even commercial fertilizer. Leaves can damage a cool season lawn if left to pile up. This limits light and
air to the turfgrass. While it is not important to remove every leaf that falls, do try to chop them up or at least stir them around on occasion to prevent them from forming an almost impenetrable barrier. Note that chopped leaves will compost much quicker than those simply raked up and added to the pile so this is a win-win if you are composting. Lastly, piles of leaves can help insects survive the winter. While it would be a mis-
take to assume that diligent leave removal will eliminate your insect problems next year, it certainly can’t hurt.
