Loan contingency can let buyer cancel proposed sale Savvy buyers always include a detailed financing contingency in their offers that allows them to back out of a sale if they can’t get a satisfactory loan. DEAR MR. MYERS: We agreed to sell our home about a month ago for $210,000. The buyer’s offer was contingent on making a 10 percent down payment of $21,000 and getting a fixed-rate loan at 4.5 percent or less to finance the balance. Now she wants to cancel the sale and get her deposit back because she claims that the lowest rate she can find is 5 percent. However, our own sales agent says he could find the woman a mortgage if she really wants to buy the house. Can we keep the $2,500 good-faith deposit she made if she won’t accept the mortgage that our agent claims he can arrange for her? ANSWER: Probably not. If the buyer has made a reasonable attempt to get a loan at 4.5 percent or less but was turned down by the bank, the financing contingency she included in her offer will likely allow her to nix the proposed sale and have her

Washers that have received the U.S. Environmental Protection Agency’s “Energy Star” stamp of approval also use about 25 percent less energy and 45 percent less water than those that were built before 2003. That saves the typical U.S. family about

$210 a year in utility expenses, the EPA says. If all household washing machines purchased in the U.S. were Energy Star-certified, the agency adds, it would cut greenhouse emissions by more than 19 billion pounds each year. That’s the equivalent of taking more than 1.7 million vehicles off the road.

Are my saved seeds still good? Home Grown KEITH REED place a few seeds on the top. While there is nothing magical about the number of seeds or their placement, most people find it helpful if a specific number are used. Multiples of 10 make it easy to gauge a quick percentage of germination. Cover the seeds with another paper towel and then cover with a lid. The lid should not be airtight, but it is important as it helps to slow water loss out of the paper towels. The seeds don’t need light for this test, since the only goal is to test for viability, not to grow a plant.

can be helpful to go ahead and remove those that germinate as this can help keep fungal issues to a minimum. Just remember to count the seeds you’ve taken out as viable! If you do have seeds that show a

low germination percentage, that doesn’t mean they can’t be used, you just need to overplant to compensate. For more information on this or any other horticultural topic, you can contact Keith Reed, the

The first seed catalogs of the season arrived in the mailbox this week, hopefully, the first of many. If this excites you, chances are pretty good that you may have a collection of old seed around your house. If that is the case, now is a great time to run a simple germination test to see if those old seeds are still viable, or if they need to be discarded. This is a very simple process, requiring little in the way of supplies or a special environment. The idea is to create an environment where the seed can remain moist for several days without being so wet that it rots before it germinates. One easy way to do this is to place a couple of damp paper towels in a glass or plastic container (saucers work well) and

Protecting investments and personal assets Hope for the best, but plan for the worst. There are many things you should do to not only protect your investments, but your personal assets as well. I am not an expert in law, and laws vary state to state. This article is not legal advice, but simply to make you think about legal protections. Talk to a real estate lawyer for full legal advice. First and foremost, always carry adequate insurance on your property. That is the simplest level of protecting your investment. In additional to

the repairs, you can still be found personally liable. An LLC isn’t a get out of jail free card, you still have to maintain the property. On the smaller scale to protect yourself and your investments, make sure you have a sufficient cash reserve to cover major repairs and upkeep on the property. Establish a line of credit for an additional safety net as well. Not being able to afford a new roof or siding when it is needed can cause major issues down the road. Routine maintenance on

your HVAC could prevent having to do a major repair or replacement. Hiring a competent property manager that screens tenants well and stays on top of routine maintenance and inspections also makes a big difference too. Do everything you can from the small stuff to the large legal concerns to make sure you are not putting your investments or your personal assets and family at risk. This article is not to scare you, but just to point out things that should be considered. I

have never needed the legal protection of the LLC or personal umbrella insurance policy, and I hope I never do. But if a situation ever arises that I do need either of those protections, they will be worth their weight in gold. Austin Fruechting retired in seven years by investing in rental properties. Make holiday memories last with DIY tree decor By Sandi Genovese

Stillwater NewsPress • Friday, December 8, 2017

Tribune News Service

If Halloween is a tribute to candy and costumes and Thanksgiving is all about food and football, how would you characterize Christmas? You could focus on Christmas cards, holiday parties or gifts, but I am all about the holiday decor. With Thanksgiving in the bag, it’s time to forget about dressing the turkey and think about dressing the tree. Although I have enjoyed many a tasty Christmas meal and lots of cool holiday gifts, none of those mem-

ories stick with me like the joy of decorating the tree. Long after the food is eaten, the clothes are worn out and the toys are broken, the tree ornaments will live on to adorn the tree every holiday season. And the kids are likely to best remember the things they made themselves, so be sure to include some DIY tree decor for the whole family every year. Instead of stringing ordinary Christmas lights on the tree or the mantle, it’s easy to dress them up with three-dimensional cubes cut

from clear plastic. Transparencies (use 8 1/2-by-11-inch size) are available at any office supply store and are perfect to cut into 3-D cubes. Decorate the cubes with clear or vellum stickers before cutting a tiny circle with a small hole punch. Expand the hole with an X cut with scissors to make it easy to poke a white LED light through the opening. When you turn off the house lights and plug in the LED lights, the transformation is stunning. Another tree ornament the kids can help create is

made with 12 to 15 half-inch strips of colored paper and two brads. Simply punch a tiny hole at the ends of each paper strip, stack them into a pile and connect them with a brad at each end. Fan out the strips with your fingers to create colorful, paper or-

naments that look great hanging from the braches of your tree. The real bonus is every year, when you pull out the holiday decorations, you and your kids will enjoy the memories associated with each of the ornaments they created.

rose, Rosa gallica (Zone 4) is native to the Middle East, first collected and lost by the Romans and rediscovered during the Crusades. Reintroduced by Thibaut le Chansonnier in the 13th century and brought to France from Damascus, Syria, this form known as Rosa gallica ‘Maxima’ is closest to the species apothecary roses of the monastic hospitals. It’s often referred to as Old Red Damask to describe the large semi-double magenta flowers with bright yellow stamens at the center. Species roses have characteristics that make them different from all other roses in the garden. They become large and sprawling with time and natural-

ize easily because they are still relatively wild plants able to survive a changing climate, as they’ve done for millennia. Above all, the species and early hybrids called “old roses” bloom heavily in spring or early summer. The blooms last about a month, offering a large single harvest of petals or whole flowers for making medicine and fragrant crafts. If left to fade, the flowers become fruits that are another important medicinal byproduct of roses. Each fruit is called a hip. Ounce for ounce, it contains more vitamin C than citrus, so the monk’s rose hip cures elicited miraculous recoveries from winter bouts of scurvy. The hips of Rosa gallica are smooth, bright

red and very decorative. They clean easily to separate the flesh from seeds compared to the “moss” roses that have tiny spines all over the fruit. Species are the oldest of the old roses, so they developed a strong resilience to pests and disease as well as weather extremes. This makes an ideal choice for a changing climate. They grow in just about any soil and do best if left on their own roots because Rosa gallica is a 4-foottall suckering rose that spreads widely via side shoots. This characteristic is lost if the R. gallica is grafted. Suckering ensures you get a big, floriferous plant that yields a huge crop year after year when cutting grown. High Country

Roses, highcountryroses.com, has an excellent website that features the best selection of gallicas. They display them in excellent close photos to show the floral differences. Among them is R. gallica ‘Officinalis’ aka ‘Maxima’ and its popular variation, pink and magenta striped petals of R. gallica ‘Versicolor.’ Old roses ship bare root for dormant season planting. If you buy, do

so immediately, as supplies of popular plants run out quickly. If you order R. gallica, make sure you give it full sun in your garden and lots of space, but keep as a distance view. After flowering, a once-blooming rose won’t give you any more color until hips ripen bright red in the fall. Leave them for beauty or go out and harvest for winter teas before the snow flies.

more time-consuming to clean. If that’s the case, many toilet companies do offer concealed or skirted toilet bowls. A skirted toilet is for the most part a cosmetic upgrade that conceals the trapway of the toilet. These toilet bowls have smooth sides and can be easily wiped down. Bottom line: If you want an easy-to-clean fancy toilet, a skirted one can really help you dress up your bathroom.

Tax proposal could carry high costs for many homeowners The Nation’s Housing Column

have lived in their house for five of the preceding eight years; for decades the standard has been two out of the preceding five years. For many buyers who own homes for extended periods, this change won’t matter. But for many others it could pose problems, especially for people who transfer jobs in less than five years, and owners forced to sell because of divorce, health or other issues. Mortgage interest, second home deductions. As of this writing, House and Senate confer-

ees had not agreed on whether to cut the home mortgage interest deduction maximum to $500,000 or to eliminate interest write-offs on second homes. Both are only in the House version and would primarily affect upper income owners. So where does all this leave you? It depends on what you own, where you live, what you

earn and what you may want to buy. Overall, the Republicans’ tax changes look like a net plus for corporations and stockholders, but a net negative for people who’ve benefited the most from the tax code’s longtime preferences for homeownership over renting. WASHINGTON -- Whether you already own a home or are thinking of purchasing, the new tax legislation pending before Congress poses serious questions: Am I going to get smacked with punitive new taxes? Will the value of my home decrease because previous real estate tax benefits have been stripped away? Or am I one of the lucky ones, well insulated against big losses? Prospective buyers like Matthew Wie and Joe Weber already have figured some of this out and are taking defensive steps. Weber owns a house and lives with his family in the San Francisco Bay area, and Wie owns a home in Delaware. Both are looking to move and are considering shifting their home searches to locations where they’ll be less exposed to tax increases triggered by the new legislation. Weber told me in an interview that as residents of California, he and his family face a dilemma: If the final federal tax bill slashes deductions of state
