More homeowners buying ‘umbrella’ policies for extra insurance protection A standard homeowners policy sometimes doesn’t provide enough to shield against certain types of large claims. DEAR DAVE: My wife and I don’t feel “rich,” but we have about $200,000 in equity in our home and a sizeable amount of money in a retirement fund and other investments that we cannot touch for several years. Our insurance agent has suggested that we buy a $1 million “umbrella” insurance policy to protect our assets in case we ever get sued. Is buying an umbrella policy a good idea? ANSWER: Based on the information that your letter provided, getting an umbrella insurance policy would likely be a wise decision. A growing number of homeowners are purchasing umbrella liability coverage, in part because the cost is relatively low and jury awards in even the most ridiculous lawsuits have been skyrocketing. Coverage from an umbrella policy usually takes affect if you’re hit with a claim that your other insurers will not pay or if the claim exceeds the amount that those other policies provide. For example, if the neighborhood mailman tripped

on your front porch and won a $500,000 judgment but your standard homeowners policy provided only $300,000 of protection, the umbrella policy could help pay the difference. Without the umbrella coverage, you would have to pay the shortfall out of your own pocket or could even be forced to sell the home. Umbrella policies get their name because they can provide protection against many different types of claims. For example, they can often be tapped to pay for a major accident that exceeds your automobile policy’s limits or even if someone successfully sues you for libel or slander. They usually cost a few hundred dollars for the first $1 million in coverage and then $75 or so for each additional million, according to the nonprofit Insurance Information Institute. Though your letter states that you and your wife don’t “feel rich,” the fact that your home is worth a lot more than you paid for it and you have quite a bit tucked away in savings suggests that purchasing an umbrella insurance might be a good idea. You also should open or remove any plastic covers that you might have on chairs, sofas and other furniture.

Remove all plants from inside the house and any outdoor areas that will be covered by the fumigation tent to avoid damage from the gas. Expect someone from the local gas company to turn off the gas line to your house the day before fumigation begins. And, of course, you’ll have to make plans to stay somewhere else for at least two or three days until the fumigation is over and the air inside your home clears. Contact your pest-control company soon to find out if it has additional suggestions or requests to ensure that you’re fully prepared for the fumigation.

The arrival of the 2021 seed catalogs serve to remind us it’s time to get serious about planning for next year’s vegetable garden. If you’re a gardener that knows exactly what you want, it is fair to say that planning (and ordering seed) sooner than later would be a good idea. All indicators suggest we are setting up for a repeat of last year with a booming interest in home gardening. It looks like the seed market will be tight once again. Begin by dusting off this year’s garden journal to see what worked and what didn’t work for you. In the cases of crops that didn’t work, think about why they may have failed as a first step to taking corrective action for next season. Weather is critically important to a successful garden and it’s consistently one of our biggest challenges. While we are limited in how we protect against weather failures, we are not completely defenseless. For example, if you lost certain species to a specific disease (powdery mildew on peas is a great example), look for varieties that have been bred for resistance to that problem. Since we are never sure what challenge might face us in an upcoming season, it’s always a good idea to plant multiple variet-

SCORE A GOAL The antidote to the poison of constant marketing is having a reason to say no to temptations. You do that by establishing financial goals. That doesn’t just mean the far-off “saving for retirement.” It could mean saving for a trip to the Bahamas. You know, when people get back to traveling to the Bahamas. 4. WHERE GOALS LIVE To help set goals, review your calendar and bank statements. Where you spend your time and money is who you are. Time and money are what you change to become who you want to be. 5. BUDGETING IS OVERRATED There, I said it. But if you’re not going to create a household budget, at least regularly examine your past spending and categorize it. Financial websites and apps can help. Money leaks will be obvious, as will ideas for intentional spending. 6. THE LEDGER HAS TWO SIDES You can’t out-

earn dumb spending and you can’t nickel-and-dime your way to prosperity. When it comes to money management, you have income and outgo. The rest is just details. On the other hand, it really helps to know some details. 7. TIME-FORMONEY IS A FAIL Most people cannot get ahead solely by trading their time for money at a job. Instead, your money needs to make its own money. You can’t do that with minuscule bank interest anymore, so it means investing. 8. WHERE CREDIT’S DUE In 1995, you couldn’t even look up your credit score or see your credit reports. Now, you can and should. Poor credit means you could be denied for not only a loan

or credit card but also for a job or an account with the electric company to turn the lights on. 9. RIDE TO PROSPERITY If you’re vigilant with only one purchase in your life, make it your next car. New cars, especially luxury brands, are wealth-repellent to all but the richest among us. That’s because of high new-car prices and their wicked depreciation, not to mention interest if you’re financing it. Buying used is far better advice now than in 1995, when that often meant “buying someone else’s problems.” Today, used cars are far more dependable.

10. IT’S UNFAIR Money smarts are insufficient to overcome some financial woes: stagnant wages coupled with rocketing costs for health care, housing and education, to name a few. And some careers simply don’t pay as much as others, despite requiring similar skills. That leads to different money problems and opportunities for different people. And yes, economic inequities also exist by race and sex. That means those with extra can be sloppier with money. Those living closer to the margin? They are forced to make better money decisions every day.

2.9 million of those running out of PEUC will be able to collect extended benefits in 2021. Beyond that, the foundation estimates 4.4 million workers will have already exhausted benefits under the federal virus relief package before this cutoff, sending into the new year with little or no aid. The economy has improved but the unemployment rate is still 6.9%, below its peak but a far cry from the pre-pandemic rate of 3.5%. And the full impact of a third wave of COVID19 cases has yet to be seen. “Sadly, after this cliff, there just isn’t much for people.” said Evermore. “Food pantries, the other frayed components of the safety net, high interest loans like credit cards or pawn shops – people are going to have nowhere to turn in the dead of winter during a pandemic.”

Experts are expecting a wave of evictions ahead as moratoriums expire and back rent becomes due. Anyone who is struggling to pay rent, unable to pay or is behind in payments should contact their landlord or property management company to discuss their options. They may be willing to negotiate. Renters should also find out what local protections they have, if any. Th e Eviction Lab maintains a list of local and regional actions to protect eviction of renters. If you are on the brink of eviction or already facing action, consider legal help. The Stanford Legal Design Lab along with Pew Charitable Trusts, has a user-friendly website to inform renters about their rights and options. Just Shelter, a tenant advocacy group, offers information on local and national help for renters in distress. The Consumer Financial Protection Bureau and the National Low Income Housing Coalition both have
