Sellers shouldn’t hang around for their own open house It’s usually best for home sellers to make themselves scarce when their agent stages an open-house event. DEAR DAVE: We hired an agent two weeks ago to sell our home, and our first open house is scheduled for next weekend. We were planning to stay for the event and help show visitors around, but our agent says it would be better if we spent the afternoon somewhere else, because being present for the event might hurt our chances of making a quick sale. What do you think? ANSWER: I think that you should follow the agent’s advice and stay away from your home while the open house is held. A key to holding a successful open house is to make visitors feel comfortable enough to slowly ramble through the property and to ask the agent lots of questions. But if the sellers are present, many home-buying prospects will cut their visit short because they feel like

they’re intruding or that their questions will make them seem nosy. The less time a prospect tours a home, the less chance that he or she will make an offer to buy it. Another reason why sellers should not attend their own open house is that, as numerous agents will attest, they usually don’t exercise much caution when they talk about why they want to move. Even a simple comment like “I love this place, but it’s time to move on,” or “We need to move because our son wants to go to a different school” might be misconstrued by potential buyers as a sign that they could do better by looking elsewhere. Just remember to remove the wrap in the spring as the leaves begin to unfurl. • If we get freezing precipitation, be judicious in your use of salt when de-icing sidewalks and driveways. Think about what happens to the runoff as the snow and ice melts away. If it will end up in your landscape, consider using an alternative such as sand or a clay-based kitty litter or floor sweep. • Addressing fallen leaves is still a high priority. There are several reasons for this. Leaves are an excellent component of compost. When composting, be sure an incorporate a few “greens” into the pile to speed up the composting process. This could include kitchen waste, clippings from cool season lawns, animal manure, or even commercial fertilizer. Leaves can damage a cool season lawn if left to pile up. This limits light and air to the turfgrass. While it is not important to remove every leaf that falls, do try to chop them up or at least stir them around on occasion to prevent them from forming an almost impenetrable barrier. Note that chopped leaves will compost much quicker than those simply raked up and

It’s been a very mild start to winter with most of the area with temperatures running much above average. This makes it easy to forget that it can get very cold on short notice this time of year. You might remember that it was only mid-December a few years ago when we had a weekend brush with temperatures near zero. Taking care of the following landscape tasks can help protect your landscape from severe temperature fluctuations like that could happen just about any day now. • Get those important plants mulched if you have not already done so. Strawberries, new perennial plantings, and immature trees are just a few examples of plants that can greatly benefit. • If we fail to get measurable rains soon, water plants susceptible to winter damage, especially new plantings and evergreen species (including tall fescue or other cool season turfgrasses). • Protect the trunks of young thin-barked trees from sun scald and winter injury. There are several different types of wraps on the market and all are effective. The idea is to reduce extreme temperature changes in the cambium layer of the trunk on cold winter

Navigating the three-day loan disclosure waiting period Timing is everything, and that is especially true when purchasing a house. Whether you’re waiting for the right home or applying for a mortgage, there are many time-sensitive processes to follow to ensure you can get the home and the financing you want. It may seem like there’s a lot of hurry up and wait going on. But because it is likely the biggest purchase you’ll make in your life, there’s a good reason for the wait. For traditional mortgages, the most noticeable is the three business-day waiting period between receiving your closing disclosure and the consummation date (often known as your closing day). This three business-day rule was introduced in October of 2015, and it applies to both original mortgages and refinancing. When your three business-day waiting period starts is determined by your consummation day. This three business-day rule

may include Saturdays, but it does not count Sundays or holidays. For instance, if you want to sign on a Friday and a holiday falls on a Thursday, you must receive your closing disclosure on Monday. Because of this, the three-day period is NOT measured by hours. You can sign the closing disclosure any time before you sign your final documents on your consummation day. This waiting pe-
