Letting buyer ‘assume’ loan can be risky for seller Selling a home to a buyer who wants to simply take over the existing monthly payments rather than getting a brand-new loan can be a risky proposition if the deal isn’t properly structured. DEAR DAVE: My wife and have had our home listed for sale for about a month. Last week, we received an offer to purchase it from some first-time buyers. They offered to make a 10% down payment but would rather take over our existing mortgage instead of going out and getting a brand-new loan. Would this be possible? What would our bank say? ANSWER: The bank might agree to the deal. Whether you should, however, is an entirely different matter. And to be sure, those economists I see on TV aren’t very good at explaining the different types of possible recoveries as our nation struggles to break free of the havoc that has been wrought by COVID. The reporters and hosts aren’t much good at it, either. A “V” economic recovery is marked by a sharp but relatively brief drop in key indicators -- job growth, overall economic output and the like -before those statistics start climbing quickly again. Overall, though, a U-shaped recovery would likely be better. It would gradually pull up a variety of businesses all around the country and boost home prices across the board, not just in areas that are blessed with tech-rich firms or entertainment conglomerates.

Many elder millennials may have learned to manage money much like our parents did: waiting for statements to arrive in the mail, balancing checkbooks and paying in cash. But if you’re planning to impart the same lessons to your own children, ask yourself a few questions first. Is this still how you deal with your finances? How often do you carry cash anymore? Do you even know where your checkbook is? If the respective answers are “no,” “rarely” and “maybe in that box I never unpacked since moving six months ago,” then the money lessons of the ‘90s aren’t going to cut it for the next generation. The way we handle money had already been changing dramatically, but the pandemic accelerated those changes. One example: A September 2020 American Express study found that since the COVID-19 outbreak began, 70% of

merchants had customers request contactless payment options, and 73% of merchants prefer customers to pay with a card or app instead of cash. So trade in those old-school money lectures for a primer on plastic and digital payments. By the time your kids become financially independent, they may thank you for it.

So in 2021, your retirement resolution may actually be along the lines of: Organize my financial documents. Set up a balance sheet and income statement to track my spending and saving. Commit to a long-term savings

rate. If you follow through with these and other actionable steps, you’ll be on track for your ultimate goal. GOALS ASIDE, MAKE A PLAN Any financial resolution can be good or bad, depending on if you have a proper plan to execute it, according to Kyle Hill, CFP, owner of Hill-Top Financial Planning, LLC in Kansas City, Missouri. “Buying a house, getting a new-toyou car or even getting out of debt – these are all great goals,” Hill says.

“But if you don’t have a plan for achieving those, I think that’s where you can kind of get into trouble.” Rogers says a reliable way to get where you want to go is to look in the rearview mirror first. Say you’re creating a budget to track your spending. You wouldn’t just guess how much you plan to spend each month on various expenses. It’s a better idea to pull up your credit card and bank transaction data from the past year to see how

much you actually spent. Use those figures as a baseline. Another helpful tool? Hill and Venanzi both recommend an accountability partner, like your spouse, colleague, parent or someone else who knows your objective. Check in on your progress every other month for short-term goals and annually or semiannually for long-term goals. So go ahead, make a plan to crush those 2021 resolutions – and then make it happen.
