Pros, cons of home equity loans Getting a home equity loan to pay off high-rate credit card debt can sometimes be a good idea, but it also has some risks. DEAR DAVE: My sister has about $100,000 equity in her house and wants to take out a $40,000 home equity loan at today’s low mortgage rates so she can pay off her high-interest credit card debt and an unsecured personal loan that she took out last year. This seems to make sense to me, but what do you think about her plan? ANSWER: Her plan certainly has some merit, but it’s not as cut-and-dry as she might think. Frankly, I’m weary of the recent advertisements that suggest that all homeowners with lots of equity in their home should remortgage their house or condo – either by taking a “cash-out” refinancing mortgage or a home equity loan – at today’s low rates and then use the money they receive to pay off their higher-rate credit cards or to go on a spending spree. On its face, it seems like your sister’s idea is a “can’t lose” strategy: Why pay interest on bank cards that charge 18% interest or more each year when you can
instead pay them off with a new 3% loan against your real estate property today? There are several reasons, though, why following this strategy isn’t best for all homeowners. For starters, credit card balances are considered “unsecured” debt. If you charge a bunch of money but don’t pay it back, the company can sue to get repaid or can repossess the large screen television or other items that you used to buy them. The card company, however, couldn’t force you to sell your home. Conversely, if you instead refinanced your mortgage and took out some cash (or used your new home equity loan) to buy that same TV, the lender would then have the legal right to file a lien against your home and even foreclose if an unexpected financial crisis left you unable to pay the money back. Filing for bankruptcy would be an option but might not be enough to help keep your house, because the borrowed money was secured by the home and the land underneath it. There would be no sense to purchase a big screen TV or other personal items if there

spect, it sounds as if the friend who is providing you with tax advice is misinformed. You can buy a condo or house and deduct all of your mortgage-interest payments on up to $750,000 in debt. A loan that size would allow you to buy a nice condo in most parts of the United States. Perhaps the confusion lies in the monthly dues that you would have to pay to the condo homeowners association itself. Owners cannot deduct their HOA dues if they live in it all the time, the Internal Revenue Service says, but may deduct some or all of the dues if it is rented to someone
else on a part-time or full-time basis. ••• DEAR DAVE: A home we like was listed for $287,000 and we made a full-price offer. The sellers then made a counteroffer for $296,000. Aren’t the sellers legally obligated to sell the house to us because our initial offer matched their original $287,000 asking price, or do they have the right to try to squeeze us now for an extra $9,000? ANSWER: I get this type of question every time that the housing market is hot – as it is now – and many homes start drawing multiple offers from buyers. Sorry, but the
sellers aren’t legally obligated to sell their home to you even though you offered to pay their original asking price. They didn’t sign a contract accepting your offer, so they are free to look for a buyer who is willing to pay even more. If the sellers can’t find such a buyer and then decide to accept your original $287,000 bid, you won’t have any legal obligation to go through with the deal either. into our crop plan and increases the odds that we’ll have at least a partially successful crop. An important (and often overlooked) part of planning is crop rotation. Rotation is a key method used to prevent the buildup of excess insects and disease. Rotation done properly can also help the nutrient levels in the soil recover so the plants can function at peak efficiency. There are many different options as to how to best rotate crops depending on what you are growing. While there are many ways to approach rotation, here’s a solid base plan to get you started. Determine which of these four categories your crops belong to. Legumes-peas, beans, edamame, etc. ; Root-onions, turnips, carrots, garlic, etc. ; Fruit-tomatoes, peppers, cucumbers, squash, etc. ; and Leafy-greens, herbs, cabbage, etc. Each season, move your group planting to the next spot in the garden in this order: Legume > root > fruit > leafy > and back to legume. Another often overlooked garden practice is the idea of using cover crops (also call green manure crops) during the off season. Different cover crops can be grown at any time of the year so it’s easy to select a planting that will work in tandem with the vegetables

The arrival of the 2022 seed catalogs serve to remind us it’s time to get serious about planning for next year’s vegetable garden. If you’re a gardener that knows exactly what you want, it is fair to say that planning (and ordering seed) sooner than later would be a good idea. All indicators suggest we are setting up for a repeat of the last two years with a booming interest in home gardening. It looks like the seed market will be tight once again. Begin by dusting off this year’s garden journal to see what worked and what did not work for you. For those crops that didn’t work, think about why they may have failed as a first step to taking corrective action for next season. Weather is critically important to a successful garden and it’s consistently one of our biggest challenges. While we are limited in how we protect against weather failures, we are not completely defenseless. For example, if you lost certain species to a specific disease (powdery mildew on peas is a great example), look for varieties that have been bred for resistance to that problem. Since we are never sure what challenge might face us in an upcoming season, it’s always a good idea to plant multiple varieties of a species. This builds some resiliency

WASHINGTON – The Biden administration is looking to expand reporting requirements on all-cash real estate deals to help crack down on bad actors’ use of the U.S. market to launder money made through illicit activity. The Treasury Department was posting notice Monday seeking public comment for a potential regulation that would address what it says is a vulnerability in the real estate market.
