Everyone wants to get the most money possible, but listing the home for more than it’s worth may cause it to sit unnecessarily for several weeks or months, which could raise red flags among potential buyers. • Market the home. A real estate agent will list the home via a multiple listing service (MLS) on a private website, in newspapers, and wherever else he or she feels is pertinent. Homeowners can share the listing via social media and word of mouth to help increase the chances of selling the home. • Be available. Limiting the time an agent can show the house to potential buyers is in no one’s best interest. Sellers should be ready and willing to open their homes, which is the

In many cases, homeowners choose to work with real estate agents to facilitate the process of listing, showing and selling their homes. Real estate agents are valuable assets. Agents have neighborhood knowledge, are educated in pricing trends, can filter phone calls or emails from buyers who aren’t serious, and can organize all of the people necessary for a closing. Real estate agents provide many services that the average person may not have the time nor the experience to handle. When selecting an agent to sell a home, homeowners may not understand that the terms real estate agent and REALTOR® are not interchangeable. Although both must be licensed to sell real estate, the main difference between a real estate agent and a REALTOR® is the latter is a member of the National Association of REALTORS®. Starting seeds indoors If you enjoy cool-season crops like broccoli, cabbage, cauliflower and onions, some important dates are right around the corner. Feb. 15 is generally considered the opening of the “early planting” window for cool season crops in our area. The crops mentioned, as well as several others, are most successful when transplanted into the garden as established seedlings. This means the time to start them indoors can be as soon as the last week of January. Use a combination of the information found on the seed packet/ catalog along with OSU Fact Sheet #HLA-6004 Garden Planning Guide to determine the ideal starting dates for your garden. While there are many different kinds of seed starting tools and resources available for purchase, successful indoor seed starting does not have to be complicated or expensive to be successful. Keep the following tips in mind and you will be off to a great start: •Purchase a “seed starting mix” for a growing medium. Garden soil will
tend to hold too much moisture and is more likely to contain soil-borne fungi that could be detrimental to the seedlings and regular potting soil is too coarse to work well for this purpose. Use a shallow dish with drainage holes. A soil mix of one inch in depth is deep enough since the seeds won’t be in this container for long. •Plant a few more seed more than you think you will need. Very rarely will you get 100% germination nor will all make it to maturity. Don’t worry about spacing as you’ll be moving them before they get large enough for this to be an issue. •Plant according to package directions, water lightly and then cover the container with clear kitchen wrap to help maintain moisture. Remove the plastic as soon as the new seedlings emerge. You can use a container that has its own lid as long as it doesn’t seal so tight that the air exchange will be shut off. If in doubt, punch a few holes in the lid as well. • Light is not especially critical until the seeds begin to germinate. Once they do start to break the soil
HOME GROWN KEITH REED surface, look for the best indoor lighting you can find. Natural sunlight is ideal but be careful not to cook the plants in a hot window. Even if you do have ideal natural lighting, with the short days of winter, you will need to supplement mornings or evenings with the goal of giving the seedlings 12-16 hours of light a day. Specialty LED plant lighting is your best option now it’s becoming less expensive and more readily available to the home consumer. If you do not want to make that investment, household LED or fluorescent bulbs will also work. Incandescent lights will also work but they can generate excessive heat so be careful with these. • Ideal growing temperatures are going to be crop dependent. Check your seed packet for this information. Don’t assume that warmer is necessarily better. However, almost all seeds will
germinate quicker and easier when the soil is slightly warmer than the surrounding air temperature. You can purchase mats for this purpose if you lack the proper home setting to warm the soil. •Water as needed. Creating a tiny “watering can” by punching or drilling very small holes into a water bottle lid works very well. This can help to provide water in small doses without washing away the seedlings. Once the soil is wetted, you may not need to water again since the covering is in place. If you can squeeze water out of the soil, it’s too wet so remove the covering for a day or two and let it dry out a bit. • Once the seedlings produce their first true leaves (the first to open are normally the cotyledons which will look different from leaves), the seeds are ready to be transplanted into a larger con-
tainer. We’ll talk about this process next week. Your insurance policy might have a wind deductible worth 5% of your dwelling coverage rather than the $1,000 deductible that applies to most other claims, Andrew says. So if your house were covered for $250,000, you’d have to pay for the first $12,500 of damage before your insurer paid anything. Getting quotes from multiple insurers may help you reduce or eliminate these high deductibles. WHAT ISN’T COVERED? You might be unpleasantly surprised by your
policy’s exclusions. “Flood insurance, which is excluded on almost all homeowners policies, is definitely a big one,” Andrew says, adding that this is especially important for homeowners with finished basements. Even houses that aren’t near a body of water could experience flooding during heavy downpours, Andrew says, and a standard homeowners policy is unlikely to cover any damage. You can buy flood insurance through companies that participate in the National Flood Insurance Program. The program’s average flood claim payout was $52,000 in 2019.
Andrew also suggests adding water backup coverage to your policy. This pays for damage due to water backing up into your house from sewer lines, sump pumps or other water lines. Another common coverage gap involves keeping up with current building laws. “If you have to make improvements when you’re repairing or replacing (your home) because the codes have changed since your house was built, a typical policy will exclude that,” Bach says.
