Searching for a new home is the fun part We are currently looking at the six homebuying steps: 1. Decide to buy 2. Organize paperwork 3. Shop for a home 4. Prepare an offer 5. Secure a mortgage 6. Close the deal In step one, I discussed the importance of asking questions about the type of home you want, how long you plan to live there and if you can afford the monthly mortgage along with your other expenses. In step two, I addressed the importance of organizing your financial documents to help you prepare for the lending process. This week, it's time to start looking at homes. Searching for a home can be fun and exciting as well as stressful and

Horticulture tips for April

Stillwater NewsPress • Friday, March 27, 2015
Consider the following tips for your April landscape: • If you have not already done so, April is a good time to fertilize your cool season turfgrasses like tall fescue. • Delay fertilizing warm season turfgrasses such as bermuda, zoysia, or buffalo until May. • For apple growers, monitor cedar apple rust on neighboring cedar trees. If you see a significant number of cedar-apple galls (a large orange growth that resembles a Christmas ornament), be prepared to spray your apple trees with an appropriate fungicide. • Insects begin showing up in April. Remember that the majority of insects in the landscape are not harmful to plants or people. Monitor

Spruce up your entryway for spring By Mary Carol Garrity Tribune News Service
It makes a statement, but it’s not practical for a door you’re opening often. If that describes you, forget fencing, but still go for a fun display that spills from a bright bucket suspended from a hook or door knocker. A pop of green is arresting yet playful. Ribbons are a key tool when fashioning door displays _ they add so much character, yet are inexpensive and easy to work with. Wonderful wreaths Preserved boxwood wreaths have stolen my heart this year, and right now,

When I drive through neighborhoods, it’s not my cellphone that distracts me (much). It’s all the fabulous front door treatments. Your front door is a blank canvas on hinges that’s just waiting for your creative spark to turn it into a mini masterpiece that delights visitors and passersby. Here are fun, fresh front door looks we’re loving for spring. I challenged Bruce, our director of visual displays at Nell Hill’s, and Bev, our seasonal designer, to come up with six super front door designs you could use for inspiration when dressing your own door for spring. They selected some of our very favorite spring accents _ newly arrived and insanely popular with our customers _ as decorating tools. And, they tapped into their vast creativity to fashion these simple to replicate looks to inspire you: A tisket, a tasket I have long been a fan of hanging baskets on front doors. They are lightweight and weatherresistant, and they give you an ideal staging ground for myriad looks. Taking their lead
from the rustic twigs in the basket, Bruce and Bev started with a selection of faux spring greens, twigs dotted with emerging leaves and ferns. The greenery made the perfect backdrop for our focal point: an adorable nest and bird. They finished off the look with a ticking ribbon intertwined with a rustic rope. For doors that stay closed Have a door that doesn’t open? Then why not go over the top with your door treatment? Bruce and Bev used an old architectural piece as a dramatic base.

ABOUT REAL ESTATE By David W. Myers
my credit report as soon as the last payment is made? ANSWER: No, the bankruptcy will remain on your credit report for several years after the final payment is made and the case is formally discharged by a judge. A Chapter 13 bankruptcy, unlike a Chapter 7 filing, requires that creditors be repaid at least a portion of what they are owed. Though your report will be updated with a “discharged” note when the final payment is made, the bankruptcy itself will stay on the record for seven years from the date it was filed. If it’s any consolation, a Chapter 7 bankruptcy would have done even
more long-term damage to your credit score, because it would stay on your record for a full 10 years after the filing date. *** DEAR MR. MYERS: I am relocating to a community that is considered a flood zone, and the real estate agent I’m working with says I will have to buy flood insurance from the government in order to get a loan to buy a house. Can you tell me how the program works? ANSWER: Sure. Literally millions of homeowners in 19,000 communities across the United States live in federally designated flood zones. Most private insurers
Mike Lauvetz CRS/GRI Broker/Owner 405.747.8684
won’t provide affordable flood insurance because even a minor flood could cost them billions of dollars, so the Federal Emergency Management Agency makes coverage available through its National Flood Insurance Program. The policies have some unusual quirks. For example, unlike a standard homeowners policy, flood insurance doesn’t cover damage to floors or finished walls in a basement. Appliances (except water heaters and furnaces) located in the basement aren’t covered either, unless the homeowner pays extra. Though the government actually provides the insur-

Buyers should expect a little extra paperwork if part of their down payment comes from their parents or other relatives. DEAR MR. MYERS: My parents have promised to help us with the down payment on our first home, which we hope to purchase within a few months. How do lenders treat loans or gifts that borrowers receive from relatives? ANSWER: Policies about loans or gifts from parents and others vary from one lender to the next. Some banks don’t care where all the down-payment cash comes from, but others are a bit more cautious. If the help your folks provide is a loan that must be repaid, the bank will want to know details about repayment terms. It also might reduce the size of the mortgage it is willing to provide if the payments to your par-
ents would make it more difficult for you to also repay the bank. Conversely, if the money is instead an outright gift, the bank will probably just ask your parents to sign a preprinted “gift letter” stating that the money won’t have to be paid back. Regardless of whether the help is a loan or a gift, ask your parents if they can write you the check now, so you can immediately deposit it in your checking or savings account. Depositing the money now will raise the account’s average daily balance, which in turn could improve your chances of getting a mortgage when you locate the home that you want to purchase. *** DEAR MR. MYERS: I filed for Chapter 13 bankruptcy two years ago, and I will make the final payment under the bankruptcy plan in January. Will the bankruptcy be removed from
