California outlaws gas-powered mowers Many states adopt the laws that the Golden State does, but sometimes that’s a bad idea. DEAR DAVE: Is it true that California has banned the sale of gas-powered lawn mowers and leaf blowers? ANSWER: Yes. Regulators in the state that some call “the land of fruits and nuts” will not allow the sale of gas-powered mowers and blowers starting in 2024, saying it will cut down on air pollution and hasten the state’s eventual transition to a carbon-free economy. Such laws may be coming to your area soon. The California sales ban will also apply to gas-powered weed trimmers, chainsaws and power washers. The sale of gas-fueled generators will be phased out by 2028. While the broadbased ban may have its merits, it has some downsides, too. For example, if more homeowners and professional gardeners start hosing down driveways and lawns after gas-powered blowers are barred, it could worsen California’s chronic annual water shortages. Also, if millions of more electric-powered garden tools are sold in California after the gas-power ban takes effect, it could put further strain on the state’s overworked and aging power grid. The grid’s problems include countless
miles of rotting overhead power lines that have sparked fires, usually in high winds. Courts have already ruled that those crumbling lines caused the destruction of more than 10,000 California homes in 1998 alone that killed more than 80 people. It forced the nation’s largest utility, Pacific Gas & Electric, into bankruptcy to pay for damages, but the money wasn’t enough for many longtime owners to rebuild. ••• REAL ESTATE TRIVIA: In 2019, the latest figures available from the industry-funded Insurance Information Institute (www.iii.org), reports that barely 5% of insured homeowners – about one out of every 20 – filed an insurance claim. ••• DEAR DAVE: When I was talking to the financial advisor who handles our stock-brokerage account and retirement fund the other day, she suggested that we invest in one or both of the self-storage companies that her company is recommending. Middle-income households gain $2.1T in housing wealth in a decade decade were in Phoenix-Mesa-Scottsdale (275.3%), Atlanta-Sandy Springs (274.7%), Las Vegas-Henderson-Paradise (251.7%), Cape Coral-Fort Myers (233.9%) and Riverside-San Bernardino-Ontario (207.6%). Nationally, a homeowner who purchased a typical single-family existing home 10 years ago
at the median sales price of $162,600 is likely to have accumulated $229,400 in housing wealth. Of this wealth gain, 86% can be attributed to price appreciation, with the median single-family existing-home sales price rising at an annual pace of 8.3% from the fourth quarter of 2011 through the fourth quarter of
2021. A small percentage of U.S. markets did record a decrease in middle-income homeowner households over the past decade, including New York-Newark-Jersey City (-100,214), Los Angeles-Long Beach-Anaheim (-73,839), Chicago-Naperville-Elgin (-34,420), Boston-Cambridge-New-
ton (-28,953), Detroit-Warren-Dearborn (-25,405) and Philadelphia-Camden-Wilmington (-22,129). Nevertheless, some markets saw housing wealth rise as home prices climbed, such as the Los Angeles metro area ($164.5 billion) and the New York metro area ($59.4 billion). “These escalating

The top 10 rising middle-income housing markets, with at least 50,000 more middle-income homeowner households, were Phoenix-Mesa-Scottsdale (103,690), Austin-Round Rock (61,323), Nashville-Davidson-Murfreesboro-Franklin (55,252), Dallas-Fort Worth-Arlington (53,421), Houston-The Woodlands-Sugarland (52,716), Atlanta-Sandy Springs-Roswell (48,819), Orlando-Kissimmee-Sanford (35,063), Portland-Vancouver-Hillsboro (34,373), Seattle-Tacoma-Bellevue (31,284) and Tampa-St. Petersburg-Clearwater (28,979). NAR defines a middle-class homeowner as one earning an income of over 80% to 200% of the area median income. “Middle-income households in these growing markets have seen phenomenal gains in price appreciation,” said Yun. “Given the rapid migration and robust job growth in these areas, I expect these markets to continue to see impressive price gains.” As of the fourth quarter of 2021, the largest price gains (as a percent of the purchase price) over the preceding

Homeownership is widely recognized as the leading source of net worth among families. Housing wealth itself is primarily achieved by price appreciation gains, and the nation has seen home prices accelerate at a record pace during the course of the last decade. A new study from the National Association of Realtors examines the distribution of housing wealth between 2010 and 2020 across income groups and in 917 metropolitan or micropolitan areas. NAR found that during those 10 years, nearly 980,000 middle-income households became homeowners. Within that timeframe, total housing wealth for this income group surged by $2.1 trillion. “Owning a home continues to be a proven method for building long-term wealth,” said Lawrence Yun, NAR chief economist. “Home values generally grow over time, so homeowners begin the wealth-building process as soon as they make a down payment and move to pay down their mortgage.” From 2010 through 2020, 529 of 917, or 58%, of metropolitan and micropolitan areas gained middle-income homeowners. NAR identifies these locations as rising middle-income class housing markets, i.e.,

‘Auld Lang Syne’ Every year on New Year’s Eve, people all over the world sing: “Should auld acquaintance be forgot, And never brought to mind? Should auld acquaintance be forgot, And days o’ lang syne! “Should old acquaintance be forgot, and never brought to mind?” – is a reminder to cherish the fond memories that we’ve made in our life. And the three simple words we know the best “Auld Lang Syne” can be translated as “time gone by,” “old time’s sake,” or, in some contexts, “once upon a time.” So, here is my “Auld Lang Syne” story. I received my bachelor’s degree in Horticulture with an emphasis in Public Garden Management from Oklahoma State University in 2001. I was the first person to graduate OSU with that degree option. I started working at The Botanic Garden at OSU in 1998 as a student and continued working there until March 4, 2022. Throughout my career at TBG, I held the position of garden manager, volunteer/event/ education coordinator, and assistant producer for the Oklahoma Gardening Television show, which is the longest running “how to” gardening program in the nation.
I met Keith Reed in 1998 when he was the station superintendent of the research station where the botanic garden is located. Keith was always willing to help me any way he could, and we started a wonderful friendship. Eventually, Keith would leave that career path and go on to become the Payne County Extension Horticulture Educator. We were able to collaborate on projects together and he continued being a mentor to me in my professional and personal life. Our friendship grew as time went by, and I will forever be changed because of his kindness and blunt words of wisdom. With that being said, I will miss my dear friend as he takes his life into the next adventure. I wish him all the happiness the world can throw at him! As Keith’s new adventure starts, so
HOME GROWN LAURA PAYNE does mine. Keith’s career path has had a huge impact on my career path, because if he had not retired, I would not be sitting here writing this “Auld Lang Syne” story as the new Payne County Extension Horticulture Educator. I can only hope to do as wonderful of a job as my friend, Keith Reed. To Cowboy Kitty, I will miss you sitting on my desk and messing up my papers but always being there for me to pet and cuddle. To my horticulture family from Oklahoma Gardening, I will miss making gardening memories with
you Casey, Elizabeth, Daniel, and Bailey; I will miss my view from my window in the office at The Botanic Garden, Lou and Lynda, the Ambassadors, all of the people I would see walking on a regular basis around the gardens, and of course all of the students. I will miss seeing and talking to you all, but I know where to find you or you can find me. Thanks for the fun ride! Please keep in mind, that just because you have been adding compost, manure, mulch, grass clippings, etc.… to your garden doesn’t mean
you are creating healthy soil for growing the crops you are planting. Different crops require different nutrients, and not all nutrients are available to the plant if your soil nutrient levels aren’t within a range that is optimal for growing that crop. A soil test is $10 per sample and the county extension office has soil bags and soil probes you can check out. There are dedicated websites in almost every local market where people can not only see the location of the sales but also see photos of what is being sold. We get so much more exposure for the sales because of that online presence,” she said. “Being able to preview an estate sale through an online photo gallery definitely brings more people to the event,” Govig commented. “People might come to see the house and how it’s decorated, but the photos attract core buyers with cash in hand.”
The success of an estate sale, Poulisse said, is directly related to the items in the sale. “We have found that Millennials are very specific as to what kind of furniture they want… a grandparent may have some beautiful furniture, but if no one in the family wants those pieces; they will often be part of an estate sale.” “Glassware, figurines, antiques, and collections can be difficult to move at an estate sale,” she said. “It all depends on what people are looking for and if they can use the
items.” Estate sales can be advantageous for those who aren’t afraid to think outside the box, Poulisse said. “We have learned that many people don’t have a use for traditional china cabinets and two-piece buffet type furniture. However, many times a vintage piece can be repurposed for more contemporary use.
