Canada mulls ban on American, other ‘foreign’ homebuyers Our friends in the Great White North believe the move could help their own citizens buy their first house. DEAR DAVE: My husband and I will retire next month, and then we plan to buy a home in Vancouver, B.C., because it would be fairly close to our kids in Seattle and also my parents in Canada. Now I heard that the Canadian government is planning to ban Americans and other “foreigners” from purchasing homes there. Is this true? If so, would there be some way to get around the new law? ANSWER: It may be a bit early for you to start worrying about Canada’s plan. That’s because it’s merely a proposal that was recently made by Prime Minister Justin Trudeau. A bill must then be cobbled together by the cabinet, the first step in a lengthy lawmaking process that sometimes makes our own U.S. Congress look like it works at lightning speed. Home prices in Canada have been soaring for many of the same reasons
that they have been skyrocketing here, including a shortage of forsale homes and a sharp slowdown in new construction. By banning most foreign buyers, Trudeau hopes that it will slow price growth and make it a bit easier for Canadian firsttime buyers to purchase a house. Though there’s no need to panic, you and your husband might want to put your plan to purchase a new home up north on the front burner. Though the Canadian lawmaking process typically is slow, the proposal to ban most foreign buyers appears to have a lot of early support and thus could make it into national law sooner rather than later. It’s worth noting that Trudeau’s new proposal would exempt foreign citizens who are permanent residents of Canada from the housing ban. So, assuming that your parents are permanent residents of Vancouver – be they Canadian citizens or resident aliens – you might be able to purchase your house through them and then
ABOUT REAL ESTATE DAVID MYERS have them deed the house over to you if the proposed ban becomes a reality. ••• REAL ESTATE TRIVIA: About 1 million Americans now live full time in Canada, according to Wikipedia. com, about the same number of Canadians who live in the U.S. ••• DEAR DAVE: Is an “absolute” real estate auction the same thing as a “reserve” auction?
ANSWER: No. Most real estate auctions are “absolute,” meaning that the sale of the property is awarded to the highest bidder regardless of the size of the winning bid. Conversely, in a “reserve” auction, the seller reserves the right to yank the property off the auction block if even the highest bid is lower than the seller wanted. There’s a third type of auction,

known as “minimum bid.” This allows the seller to set a minimum price that will be accepted: If the highest bid doesn’t reach the published minimum, the home remains unsold. ••• DEAR DAVE: Is it true that homeowners who have pets should never get a home security system because their dogs or cats will set off a false alarm every time they pass under or near the system’s motion detectors? ANSWER: No, it’s not true – although some burglars would like you to believe otherwise. First, not all systems involve
the use of motion detectors. The most basic are instead hooked into the home’s electrical circuitry and sound only when the system is turned on and a window or door is opened. More advanced systems include motion detectors, but the gizmos can be turned off while other parts of the package remain armed. A more recent (and really cool) innovation in home security systems is something that is often called “pet mode.” It typically involves scanning a picture of your pet into your home’s system: The motion detectors can be left on 24/7, but the
alarm won’t sound if they recognize Rover or Fluffy when they move to get a drink of water or relieve themselves in the middle of the night. ••• Our booklet, “Straight Talk About Living Trusts,” explains how even low- and middle-income homeowners can now reap the same benefits that creating an inexpensive trust once provided only to the wealthiest families. The last couple of weeks the most asked question has been “what is wrong with my pine trees.” I have been out on several site visits, and I am seeing the same problem over and over. Dead or declining trees, especially pines. What we have to keep in mind is that most areas of Oklahoma have a winter hardiness of zone 6 or 7. However, back in February of 2021, a lot of Oklahoma had temperatures that were -10 or below which is actually in zone 5. Most of the commonly grown pines here in Oklahoma are only hardy in zones 6 to 9. What this means is that most of these pines died right away from the extreme cold temperatures. Now let’s think about the ones that didn’t die right away. They may have come out of the freezing temperatures appearing unscathed, but damage was still done internally, which weakened these trees. Then later in 2021, the temperatures got really hot, and it was dry. If pines and other evergreens weren’t tended to properly

with locals and resources in the new community to make the move officially happen. Sample Offers Offers vary by community location-the incentives include money toward moving expenses, homeownership, free or discounted co-working space memberships, professional development, tax credits, gym memberships, and more. Communities also feature their specific eligibility requirements. For example, some require users to have independent remote income or self-employment outside of the community (with certain income levels), while others require getting a job in the new location. Others require a minimum residency time, a specific size of home to be built, or other such commitment to the new community. Users can view programs and communities here. • Tulsa, Oklahoma • Greensburg, Indiana • Montpelier, Vermont Some also feature some unique perks. For example, in Greensburg, Indiana, organizers are offering free “Grandparent” services to new families who move there. Hurst said that it wasn’t hard to find people who want to
live among people who support their neighbors. “Since December 2020, we’ve learned how much demand there is for communities and their businesses to grow through talent attraction,” explains Hurst. “At the same time, remote workers are demanding a better quality of life-affordability and deeper connections to their community.” Success Stories The success of the programs is representative of the communities and the movers alike. Testimonials from those who have moved are featured on the site and the MakeMyMove social media channels. One such couple who moved from DC to Northwest Arkansas is Anela Malik and Ahmed Zuhairy. They had never thought of Arkansas as a destination until finding out about the program offered by the Northwest Arkansas Council. The pandemic found them stuck inside their cramped apartment, unable to participate in the everyday social activities they were used to. The activities offered in Northwest Arkansas and the cash of $10,000 helped push them to make a move. “It offered us a chance to move and get a fresh start without going into
debt,” said Malik. One website testimonial features a user named Lokesh, a remote worker. “Being connected to Purdue and living in a college town, I have access to an intellectually stimulating environment and great amenities.” Barbara Stapleton, Former VP Of Business and Talent Initiatives at Greater Topeka Partnership, who created the program there, shared this with MakeMyMove in 2021. “So far, it’s been an overwhelming success,” says Stapleton. “We’re bringing new people to the talent pool who are excited to be here and contribute to the community. They’re bringing their families,
they’re restoring the property, they’re 100% incremental.” Of course, not everyone is a right fit for every community. Most communities want to make sure these new residents look beyond just the incentives and want to become part of the community. That’s one of the goals of MakeMyMove as well, to match them with the right program. Expansion As the success of the current programs grows, there are likely to be more programs and places offering similar incentives to move. “We’re talking with new cities and towns every day about creating new remote worker relocation programs in their communities,” says Hurst.
“It’s a new concept, but the Mayors and economic development organizations get what an opportunity they have right now. There’s a lot of interest in the US, so I think we’ll keep our focus here for a while, but I look forward to the day that our platform expands internationally.” Those remote and self-employed workers looking to make a lifestyle change-whether it be a desire to cut costs, live in a smaller town, or discover a new piece of the country-should consider the wealth of options currently available across the United States. A fresh start may be what many need to enhance their work and life balance.

Habits of highly effective remote workers like running a marathon for someone who sits on the couch all day. However, remote work makes good communication a must and requires more than just a one or two-word reply. In their book, REMOTE: Office Not Required, Basecamp founders Jason Fried and David Heinemeier explain why communication is essential and challenging for remote teams. With the loss of nonverbal communication comes a greater need for verbal connection. “When the bulk of your communication happens via email and the like, it doesn’t take much for bad blood to develop unless everyone is making their best effort to the contrary. Small misunderstandings that could have been nipped in the bud with the wink of an eye or a certain tone of voice can quickly snowball into drama.” Learning to communicate well is one of the most challenging and most rewarding endeavors you can undertake as a remote worker, especially in a management or supervisor position. 6) Stability Challenges We all rely on stable internet connections to keep us connected and everything running smoothly as remote workers. However, spotty internet or
an internet outage can be detrimental to workflow and can even cost you a job in some cases. Dealing with technology glitches and broken or inadequate equipment is one of the most nerve-wracking and frustrating parts of a remote worker’s life. Having a plan of action can save the day, quite literally. Mobile Hotspots/ Tethering - A MiFi device or cellphone that allows tethering can save your workday if your internet suddenly drops.Equipment Options - a backup computer or tablet can also come in handy should you have an issue with your primary computer.Having a way to communicate an outage or poor reception to your team is crucial in keeping
everything flowing smoothly during your workday, so plan for the inevitable, so everyone’s on the same page. 7) Work-Life Balance While it’s certainly not easy to navigate work and life when they’re happening at the same time, there are some things you can do to ease the growing pains. Tune Out - learning to ignore the unimportant noise in your home is one of the best tactics for getting work done well and on time.Sequester - Much like a jury gets sequestered during trials’ deliberations, feel free to close yourself off to everyone who isn’t vital to getting your work done. Find a quiet place, shut a door, and lock it; whatever you do, it lets everyone know
that you’re working and trying to focus. Self-Sufficiency - explain why you need to focus and teach your children and partner to do what they can for themselves. This cuts down considerably on requests for drinks, food, clothes, shoes, and everything else your children can’t find without your help. Arrange Childcare - If you have young children, having childcare set up in advance can save you from the headache of trying to work when your toddlers want to play. Being open to change, communicating effectively, and preparing for breaks-both physical and mental, can significantly New improvePrice! your work and productivity.

readily available, it can be hard not to munch all day long while you’re working. Incorporating a workout regimen into your daily or weekly routine can help keep weight gain at bay and will also help to relieve stress. 4) Schedule Social Time Much like keeping track of your work schedule helps you meet deadlines, learning to schedule social events helps keep loneliness and isolation at bay. One of the biggest complaints about remote work, according to Zippia, is the loneliness that can set in when working from home. “To a certain extent, your co-workers are your social circle. Sometimes it is hard to explain to others that all your friends are online.” -Cody Jones, Director of Partnerships at Zapier. Learning to prioritize socializing isn’t something a large portion of the workforce had to do three years ago. Then, with the pandemic came new ways of working, and isolation brought on a slew of learning curves everyone had to learn to navigate, being ever conscious of personal mental health. 5) Communication Takes Top Priority Talking is easy, communicating isn’t. software update called the “App Privacy Report “ can show how you’re being profiled and tracked, suggests Emory Roane, policy counsel at Privacy Rights Clearinghouse. “Turn that on, leave it running for a week or two, and then it’ll tell you a very detailed list of which apps are doing what,” Roane says. “It’s a great, great resource for iOS users.” MORE STEPS TO TAKE An easy way to cut down on data mining is to switch to browsers built with privacy in mind, such as Firefox or Brave , Germain suggests. Also, try to slow
down. Many sites and apps ask you to make privacy decisions on the fly, making it easy to click on the wrong spot in your rush to get rid of the pop-up screen. “All it takes is that one incorrect answer, and suddenly, you’ve given all these permissions,” Sullivan says. Finally, if you care about privacy, let your lawmakers know. Consumers are “woefully ill equipped” to fight all the ways our data is being mined and used, Roane says. “The real ‘quick tip’ is that you need to call your representative and tell them to support stronger priva-
