Spring weed control update Unless we get another freeze, the window for applying pre-emergence crabgrass control has effectively closed as crabgrass is germinating all over Payne County this week. If being crabgrass free is really important to you, you still have one option and that is to look for a product that contains dithiopyr. The most common trade name for this preemergent product is Dimension herbicide. When used correctly, this preemergent product will also provide good post-emergent control of crabgrass for the next three weeks or so (while it is still young). As with all pesticides, please read

the label and follow the directions for a proper and safe application. One of my roles as an Extension Educator is to help citizens of Payne County with their garden and landscape problems. Unfortunately, a significant number of the problems I see are a result of a careless disregard for using these products properly. I’ll freely admit that the labels can sometimes be a bit overwhelming, but I’m happy to help you decipher them if you will give me a call or send me an email. As mentioned in this article a few weeks ago, preemergent products form a vapor barrier near the soil sur-

Early potting is done with tomatoes, peppers and eggplant, which share very long growing seasons. Plants that are very fast growers such as squash, for example, sprouts and mature so quickly you’d be repotting every week or so. Squash, corn, melons and

This means adding on to the home or moving walls inside the existing structure, especially if the walls bear a load. Michael, our check of regulations in Fairfax County, Va., where you live, found that a permit is, indeed, required for bathroom remodeling, including interior alterations and new plumbing or electrical fixtures. In most locations, the price of a permit is based on the estimated value of the project, says Christopher Jones, an attorney at Hellmuth & Johnson, a member of the National Association of the Remodeling Industry, and a contributor to NARI’s legal blog. A permit may cost from $100 to several thousand dollars. “When one weighs the cost of a permit against the potential repercussions of doing work without one, it doesn’t make sense to operate outside the law,” says Jones.

Dear Michael: Regulations governing building permits vary, depending on where you live. But if you or your contractor does work without required permits, you can face fines, the need to redo work and problems when selling. This isn’t an area where you want to beg forgiveness rather than ask permission. Permits can also be a form of consumer protection. A contractor who won’t pull required permits might lack appropriate licensing. That’s something you should know before a project starts. Second, permits require a code-enforcement inspector to sign off on work at various stages, depending on the type of project. That provides assurance that the framing, plumbing, electrical or other work meets code. Also, a

lack of required permits may affect your home’s insurance coverage. If local authorities discover work done without proper authorization, you may be fined and the contractor could face penalties. Also, you may end up paying twice for work because the codeenforcement department may require you to remove drywall to inspect work. Other work you already paid for may also have to be redone. Unauthorized work may also be discovered when future buyers hire an inspector, who may seek records related to improvements. The seller may end up paying fines and having problems selling the home. “If people do things in the dark of night, then they do that at their own peril,” says Don Surrena, a member of the National Association of Home Builders who spent 20 years as a code enforcement official. But what if we kept paying the old amount each month by adding $125 directly to the loan’s outstanding balance? How much money would we save, and how much sooner would we own our home mortgage-free? ANSWER: Many homeowners across the U.S. are adopting the strategy that you are contemplating. It’s a wise move: refinancing at today’s ultra-low rates and then using the savings to begin making a hefty principal-only payment each month, assuming that you don’t need the money for other reasons. If you simply stick to the $692-amonth figure the bank gave you, you would pay $104,211 in finance charges over the life of the 30-year mortgage. If you instead take your $125-per-month windfall and apply it directly to your new loan, you’d pay $74,809 in interest and pay the loan off in August 2037.
