September to early October is the best time of the year to do this so now is the time to begin preparations. Note: Armyworms are hitting many tall fescue lawns very hard right now. Even though these lawns will look terrible for a couple of weeks, that does not mean they are dead. Watch closely for signs of regrowth as the nights begin to cool. Begin by having your soil tested if this has not been done in the last few years as major nutrient or pH adjustments are best done prior to reseeding. As far as soil preparation, deep tillage is not suggested, especially if important trees are close by as critical tree roots will be damaged. Oftentimes, a vigorous raking will be adequate to loosen the soil enough to provide a good seedbed. If raking is not effective, an aerator or dethatcher can be rented to accomplish the same task. Be advised that a lawn prepped with an aerator will gen-

Oklahoma researchers have determined that substituting about 10-15 % of the tall fescue seed with Kentucky bluegrass can help improve the long term quality of the lawn. about seven to ten days. Once the seed has germinated, watering frequency can be decreased to allow the soil surface to dry out slightly between waterings. Watering should continue as needed to keep the new grass actively growing. Remember to keep an eye on moisture as the need for a late fall or early winter irrigation is not out of the question. One of the most common reasons for failure of turfgrass in shady areas is the build-up of leaves over the winter. It is not critical to keep every leaf picked up, but it is important to at least mulch or move them around so that the turf can get some light and

Back to pre-pandemic spending? Don’t overdo it Sara Rather NerdWallet

With COVID-19 restrictions mostly lifted in the U.S., you may be enjoying a more social summer than last year. But dinners out and movie tickets can seem pricey compared with a year and a half of homecooked meals and whatever’s on TV. It could be time to recalibrate your money habits for the way life is now. Doing so just takes some planning and honest communication.

OPEN UP ABOUT MONEY WITH FRIENDS AND FAMILY The outside pressure to spend is nothing new, though

now you may be feeling an urge to make up for lost time with people. But all those weddings and visits may be beyond what you can afford. This

is where honest communication comes in, even though discussing money can be difficult. In these situations, it can help to let the other

person know what’s going on in your life. Joshua Escalante Troesh, a financial planner, recommends telling your loved one about the

thing you’re saving up for that makes it difficult to afford the activity. “Most people who care about you will say, ‘Yeah, I understand that.’”

RECONSIDER YOUR VALUES Your values may have changed over the past year. Ask yourself a few questions: What did I start or stop spending money on? What do or don’t I miss doing? What specific money goals do I have now? Your answers can help you create a list of your current values, which can lead to an updated spending plan. “Many people think this process is for those who can’t save,” Julie Quick , a financial planner, said. “I would argue it’s for people who want to live intentionally.”

MATCH SPENDING AND SAVING WITH UPDATED NEEDS After reconsidering your financial priorities, you can begin to give your money specific jobs. You’ll likely have a combination of short- and long-term goals. It’s in the name: A spending plan requires planning. Though it’s tempting to meet up with friends and see where the night takes you, picking where you’ll go in advance allows you to design social outings around your budget. Be thoughtful about diving back into travel, too. According to U.S. Bureau of Labor Statistics data, airfares have been increasing in the U.S. since March 2021, though they haven’t yet returned to levels seen in February 2020. “Spontaneous travel is exciting, but it can also run away with your wallet,” Vadim Verdyan, head of advice at the financial wellness mobile app Albert. “Keep in mind that people usually get the best deals when they plan far in advance and the worst deals when they plan last minute.”

Five tools to help your remote-work business click FERENCING While messaging tools are perfect for quick updates, video conferencing software allows you to host team discussions and deliver companywide announcements face to face. Virtual meetings eliminate the need for a volley of emails back and forth, and also allow you to see everyone else’s facial expressions. Zoom became a household name at the outset of the COVID-19 pandemic, when everyone from businesses to schools to families scrambled to find ways to stay connected during lockdown. Other well-known brands include GoToMeeting, Google Meet and Join.me. Zoom, GoToMeeting and Google Meet all offer free basic versions with up-

grade options available, while Join.me users have to pay to host virtual meetings. 3. SCHEDULING Flexibility across schedules and time zones can be one of the biggest assets for a remote business. However, quickly tracking everyone’s availability can present a challenge, especially when factoring in time zones and holidays. You may already be familiar with Google Calendar and Microsoft Outlook, which sync calendars for everyone throughout your organization. When you add guests to a calendar invite, the tool automatically shows you a preview of each teammate’s availability so you can find a block of time that works for everyone. If you primarily

schedule meetings with individuals outside of your work organization, you may find Doodle or Calendly more useful for your needs. With Doodle, you create a poll of available meeting times, then invite your participants to choose the options that work best for their schedule. Calendly works the other way around: You create a calendar with your available times, then share the calendar link with anyone who wants to schedule a meeting. All of these scheduling tools are available for free, with

upgraded functionality available for paid accounts. 4. PROJECT MANAGEMENT Project management systems help leaders and employees collaborate on company objectives by breaking down big goals into smaller tasks. A good project management tool allows you to tag collaborators for each project, then assign subtasks to individuals or groups responsible for that action. There are dozens of great project management tools available. Popular names include Trello, Asana, Base-

camp and Monday. com. All offer free versions with paid upgrades. 5. DATA STORAGE Cloud storage saves your digital files online through a provider that takes on the responsibility of hosting and maintaining the servers that house your data. On your end, accessing your cloud storage should feel no different from pulling up a file on your desktop,. Well-known cloud storage providers include Google, Dropbox and Box, all of which offer free basic plans for consumers.

Millennial Money: Three things to do before you buy crypto NerdWallet

10 ACRES - PERKINS

TOCURRENCY You’ve got the money and you’re ready to jump on the crypto bandwagon, only you have no idea how someone even buys crypto. Or how it will fit into your overall financial plan. Or if it’s too risky for you. Don’t do anything with your money that you don’t understand. Dedicate some time to learning crypto. Understanding the mechanics is important, but so is learning what kind of investor you are, because that also affects the kinds of investments that would be a good fit for you.

“There’s a process you have to go through to determine if this new asset class is right for you. What’s your plan? How old are you? What are your goals? How tech-savvy are you? Do you understand what it means to hold these assets and have them not be insured? If something happens to you, who in your family knows about this stuff to retrieve it?” Ross says. “People don’t do the right due diligence before dumping money into something.” IF YOU STILL WANT TO DABBLE IN CRYPTO,

START SMALL Once you have a grasp on how it all works, you can begin to think about allocating some of your excess cash toward crypto. But keep your investment totals small and manageable. Ross recommends investing up to $500. This way, even if you lose it all, it’s an amount you specifically budgeted. “If you invest in crypto, think of it as dead money. Money you’ll never get back,” says Danny Lee, a financial planner. “At the end of the day, it’s going to be a speculative investment.”

How to check an area’s natural disaster risk A new company helps buyers and current owners determine a property’s vulnerability to five different perils. DEAR DAVE: Considering all the wildfires and other natural disasters that we’ve had across the country over the past year, is there some way for a home buyer to determine which area may be more “at-risk” than another? ANSWER: Sure. Probably your best source is a relatively new company named ClimateCheck (www.climatecheck. com), which rates nearly each of the nation’s neighborhoods’ exposure to various risks based on the area’s historical data as well as climate-related projections through 2050. The online service is free, fast and easy to use. All you need to do is type in the name of a city or neighborhood, a ZIP code or even a specific street address and you’ll instantly get a customized risk assessment for the

About Real Estate

DAVID MYERS

••• DEAR DAVE: I live in a house that I have owned by myself for several years. Now I am getting married to a man who earns more than I do but has never owned a home before. Will it be necessary to put my fiance’s name on the title to my home after we get married? Should I ask him to sign a prenuptial agreement? ANSWER: The decision to put your groom’s name on the title to your longtime home is a highly personal one. Doing so will automatically give him a half-interest in the property but no legal responsibility to help make the monthly mortgage payments

unless his name is also added to the bank’s original mortgage contract. I don’t want to seem unromantic, but it’s a statistical fact that about half of all marriages end in divorce. Simply talking about your concerns with your fiance now, before you both walk down the aisle, could prevent several problems from arising later. Conversely, creating a full-blown pre-nup would formally spell out how the assets of you and your betrothed would be divided in case of a divorce. It’s not a sure-fire way to avoid possible legal disputes, but it’s a good head start. It’s worth noting that many lawyers

generally recommend prenups only for those who are marrying someone with much less money or with much more debt or for people who are financially responsible for children from a previous relationship. People who are involved in a family-owned business also often sign a prenup to reduce the chance that an eventual divorce would jeopardize an enterprise that may have been in the bride or groom’s family for decades. Discuss your real estate and other financial concerns about your upcoming wedding with an attorney, as well as with your sweetheart. – Cowles Syndicate
