Vernon estate in Virginia, which is now open to the public mostly due to the hard work and fundraising efforts by the nonprofit Mount Vernon Ladies’ Association. To his credit, President Washington, who was born Feb. 22, 1732, wrote in his will that all of his 123 slaves who labored at Mt. Vernon were to be freed upon his death, which occurred in 1799. At the time, his nationwide real estate portfolio topped a staggering 52,000 acres. Over the centuries, Feb. 22 has been an important date in U.S. real estate history. That’s the date that, in 1819, Spain renounced its claim to what was then called “Oregon Country,” a disputed region in present-day Florida, Alabama and Mississippi, and closed the deal exactly two years later for a payment by Uncle Sam of $5 million. On Feb. 22, 1825, Russia and Britain established what is now the border between Alaska and Canada.

Storm sparks interest in a new generator By Ed Del Grande Tribune News Service
Stillwater NewsPress • Friday, February 27, 2015
Q: Dear Ed, With the latest winter storm, I found myself in line again at the gas station waiting to fill my portable generator gas cans. Earlier this year you wrote an article about standby home generators that operate with natural gas or propane. Can you please go over some of that information again? I think I’m now ready to install this type of system. – Pat, Rhode Island A: Investing in a permanently installed standby home generator can really pay off. Not only for the backup power protection, but a professionally installed standby generator system can also be a valuable home asset.
Because standby generators run on natural gas or propane and are hardwired into a home’s electrical system, they’re always ready to go at a moment’s notice. A special transfer switch controls most standby generator systems and automatically turns the generator on when electrical power is lost. This all sounds good, but keep a few things in mind if you’re thinking about installing one. First, this is not a do-it-yourself project. You need to work with a licensed standby generator dealer/installer with needed permits taken out. Local dealers may be found on standby generator manufacturer websites. Second, plan to install in spring or summer, because the installation process may take extra time to complete.

Home buying steps Purchasing a new home is an important decision, one which should be carefully considered. If you’re a first-time homebuyer, it’s important to find a qualified mortgage specialist to help you determine if home ownership is right for you. It’s also beneficial to familiarize yourself with the home buying process, which involves six steps. 1. Decide to Buy 2. Organize Paperwork 3. Shop for a Home 4. Prepare an Offer 5. Secure a Mortgage 6. Close the Deal! If you are unprepared and unaware of the mortgage process, buying a home may be frustrating and confusing. With a bit of knowledge, organization and a qualified, trustworthy mortgage specialist, your first-time home buying experience can be smooth sailing. Over the next several weeks, I’m going to walk you through each of the six home buying steps in-depth. Let’s begin. Step 1: Decide to Buy You’ve made the decision that you want to own a home. Before you do anything else, ask yourself some questions:
Mortgage Matters MICHAEL DECKER Why? What are your personal reasons for wanting to own a home? Make a wish list of wants versus needs and rank them as very important, would like to have, not important to do not want. In your list, include details like home type (single family, townhome, split level, lot size, etc.), construction (brick, rock, number of bedrooms, fireplace, etc.) and amenities (pool, wireless, neighborhood, schools, etc.). Don’t skimp on the
details. How long do you plan to own a home? If you’re planning to move in a couple years, renting may be more cost-effective. Talk with a mortgage specialist to figure out how long it would take for you to break even on your expected home purchase. Ask them to help you with a rent versus buy analysis, which helps determine the better option for you.

Tips for planting bare root trees
8
Stillwater NewsPress • Friday, February 27, 2015
In general terms, the odds of a successful tree planting can be significantly increased if the planting is done in the fall. Fall planting allows the tree time to begin to develop its root system without the stress of supplying water to rapidly growing leaves. However, as in most things plant related, there are exceptions. Bare root trees are one of those exceptions. Planting bare root trees in the spring is not as much an optimal planting time issue as it is a plant availability issue. Bare root trees must be dug and prepared for delivery when they are dormant and kept in cold storage until delivery. This means a spring planting for us.
planting hole by digging much wider than the root mass but no deeper. This is an important step as it gives plenty of loose soil for roots to begin their lateral growth. Digging the hole deeper than needed is likely to cause settling, leaving you with a tree that is buried too deeply. This is a common cause for tree failure, especially in tight soils. The uppermost roots should be just below the soil surface when the tree is planted. Any graft unions should remain above the ground. Staking should be on an as-needed basis. If the tree is very small, it may do fine without
Home Grown KEITH REED Consider the following suggestions when planting your bare root trees and shrubs. As soon as the trees arrive, unpack and check their condition. Cover the roots with damp cloth or paper (shredded paper works very well) and store them in a dark, cool area. Immediately prior to planting, soak the tree roots in a bucket of clean water for several hours. This will
help the plant begin to wake from dormancy. Now is a good time to remove any labels or other tape/marking method that might cause girdling as the plant grows. This is one of those seemingly simple little tasks that often get overlooked-causing problems later on. It is also the perfect time to record the exact name of the plant in your garden journal. staking. This can be beneficial as long as the tree does not move around in the wind too much. If it is larger or has a well-developed branching structure, staking at planting is advised. Some upper trunk movement is fine as long as the base of the tree does not move around. Finish the installation with a good watering and then apply several inches of mulch around the planting area. The larger the mulched area, the lesser the competition for valuable moisture and nutrients. As an exam-
ple, a four foot circle around a new tree would not be excessive. Concerning the addition of fertilizer or soil additives, if a soil test indicates a need for a particular nutrient, it can be incorporated into the back fill soil or applied as a top dress. Avoid piles of fertilizer as direct contact with the roots can cause problems. Additives such as peat moss or potting soil should be avoided as they can create a “flowerpot effect. This is a situation where the plant has no need to develop roots
into the surrounding soil because everything is readily available close by. This is another common cause of failure as the plant matures.
